Known Issues for Encompass Consumer Connect April 2017
Administration Portal Issues

User accounts that are disabled in Encompass are still showing up on the Loan App Recipient list in the administration portal. Do not choose a loan officer with a disabled Encompass account as a Loan App Recipient. Any loans submitted to a disabled Encompass account, will be sent to the Default Loan App Recipient.

LPA underwriting services does not trigger automatically for refinance home loans submitted from the Encompass Consumer Connect website. This issue occurs because the refinance loan application does not include all the fields required by the LPA underwriting service. The loan fields that are not included are Acquired year, Original cost amount, and County.
To work around this issue, the loan officer can run the AUS from Encompass after the loan is submitted.

When a loan application contains multiple liabilities with multiple real estate owned (REO) properties, Encompass Consumer Connect does not link them together during loan submission. As a result, the loan application cannot be submitted to the automatic underwriting service.
To work around this issue, the loan officer can run the AUS from Encompass after the loan is submitted and the liabilities are linked.

Some of the qualifying information provided in the loan application, such as mapping assets, liabilities, and other fields are not being sent to Encompass Product & Pricing Service (EPPS) by Encompass Consumer Connect. If you enable EPPS, please be aware that it’s possible borrowers may see loan products they might not ultimately be eligible for. We encourage you to make sure borrowers are given the appropriate disclaimers about loan product eligibility. Encompass Consumer Connect provides you with the ability to configure disclaimer language to display to your potential borrowers. Please review any disclaimer language you use with your compliance or legal resources in order to determine the specific information you want to display in order to meet your business and compliance needs. We’ve included sample disclaimer language below:
“Your actual rate, payment, and costs could be higher. Get an official Loan Estimate before choosing a loan. The product and rate quotes provided on this page are for information and comparative purposes only. Rates may change at any time and without prior notice unless the rate is locked. Your loan product, rate, fees, and payment may differ from quoted rates based on but not limited to, final approval, rate lock, actual occupancy status, loan purpose, loan amount, credit score, debt to income ratio, and loan to value ratio. Certain restrictions may apply.”
To work around this issue, we encourage you to use EPPS in Encompass, rather than Encompass Consumer Connect.
