Encompass 19.1 Major Release

These are the release notes for the Encompass 19.1 Major Release. They include a high-level overview of new features, feature and form enhancements, and fixed issues, followed by more detailed information and instructions where appropriate.

In addition to the information about this Major Release, these release notes also provide information about an update (19.1.0.1 Server Patch 1) released on January 19, 2019 and an additional update (19.1.0.2 Server Patch 2) released on February 2, 2019 to address issues discovered during the testing phase of Encompass 19.1.

What's in This Release

  • Enhanced Encompass System Performance - Several enhancements are being delivered in Encompass 19.1 to help improve Encompass system performance around Pipeline load and refresh times, loan opening times, and time to log in.

  • Additional Support for HELOC Loans - A new pop-up window has been added to enable loan officers to calculate the maximum draw and loan amounts for a HELOC loan by entering target CLTV and HCLTV ratios. The HCLTV (field ID 1540) ratio has also been added to the 1st and 2nd loan position columns in the Piggyback Loan Tool to enable loan officers to view the HELOC combined loan-to-value ratio when originating a HELOC as a piggyback with another transaction.

  • Enhanced Encompass Pipeline Performance - Authorized users now have the ability to manually select the loan folders they want to view and search in their Pipeline view.

Attention Encompass Administrators!

The following Encompass 19.1 features may require additional action by the Encompass administrator. For example, by configuring or adjusting options in the Encompass settings, or reviewing and revising existing business rules affected by the new features. Please review these features to determine whether updates are required for your Encompass settings or business rules.

  • ExpertPDF version 12 Now Included in Encompass Installation Package

  • Calculation Locks for Fields in Existing Loans - To preserve the integrity of existing loans, Lock icons have been added to the following fields. These fields are locked in existing loans and the previous values for the fields are retained. Click the Lock icon for a field to trigger the calculation used in the Encompass 19.1 release.

  • The Total of Payments field (field ID CD5.X1) is locked for loans with mortgage insurance to preserve the disclosed value. Loans still being process may require this field to be unlocked in order to retrigger the calculations for the fields.

  • The Down Payment/Funds from Borrower (field IDs LE2.X2 and CD3.X105) and Funds for Borrower (field IDs LE2.X3 and CD3.X107) are locked for previously disclosed purchase transactions with one or more payoffs.

  • The Estimated Construction Interest field (field ID 4088) is locked for previously disclosed construction or construction-to-permanent loans when the A (Half Loan) or B (Full Loan) option is selected for the Est. Interest On (field ID SYS.X6).

Encompass Release Naming and Timing Reminder

As a reminder, Ellie Mae has aligned our software updates with the appropriate tech nomenclature so we can be clear and consistent in our communication. The process in which you receive updates remains the same. To help you understand and prepare for releases and updates, please review the Encompass Product Release Naming Conventions page.

Certain Service Pack and Critical Patch releases are always applied to your users' computers automatically and cannot be controlled manually via the Encompass Version Manager tool. Typically these are releases that include critical compliance or feature updates, or changes to the Encompass Server that result in a new Encompass version number.

This Encompass 19.1 Major Release will be applied to your users' computers automatically and cannot be controlled manually via the Encompass Version Manager tool. Users will receive the update upon their initial log in of Encompass following the release.

During the testing phase of Encompass 19.1, two additional updates (19.1.0.1 Server Patch 1 and 19.1.0.2 Server Patch 2) were integrated into the final major release package. Users will automatically receive these additional updates with the 19.1 major release upon their initial log in of Encompass following the release. Due to an internal deployment issue, the 19.1.0.2 Server Patch 2 update will continue to be listed in your Version Manager after you have upgraded to Encompass 19.1. This item can be ignored, as 19.1.0.2 Server Patch 2 will have already been applied to your users' computers. There is no further action required for this 19.1.0.2 Server Patch 2 update.

System Requirements & SDK Upgrade Requirement for Encompass

Have you reviewed the latest System Requirements and upgraded the SDK?

Before downloading or applying this new Encompass release, it is important to verify the latest system requirements for Encompass client machines. Please review the System Requirements for Encompass to ensure your environment meets the requirements needed to operate Encompass successfully.

For a major Encompass release like this one, the Encompass SDK (Encompass Software Development Kit) run time environment must be upgraded to match the newly updated Encompass Server. If you fail to upgrade the SDK your application will not be permitted to connect to the updated Encompass Server. If your SDK application utilizes the Encompass SmartClient, you can automate this process so the SDK is upgraded automatically every time you apply a major Encompass release. If your SDK application is installed on a computer at your location, you must manually upgrade the SDK for every major release. For instructions for automating the upgrade process or manually upgrading the SDK, refer to the Upgrading the Encompass SDK page or view the SDK Programmer’s Guide.
