These are the release notes for the Encompass 19.2 Major Release. They include a high-level overview of new features, feature and form enhancements, and fixed issues, followed by more detailed information and instructions where appropriate.

In addition to the information about this Major Release, these release notes also provide information about an update (19.2.0.1 Server Patch 1) released on April 25, 2019, an additional update (19.2.0.2) released on May 9, 2019, and an additional update (19.2.0.3 Server Patch 2) released on May 18, 2019 to address issues discovered in Encompass 19.2.

What's in This Release

  • Encompass Investor Connect - Encompass Investor Connect is a service that enables lenders to establish a secure system-to-system workflow with correspondent investors, ensuring the delivery of accurate, compliant, and tamper-proof loan data and documents. Encompass Investor Connect is bundled with Encompass Banker Edition and is accessible by any Encompass user from the Encompass Pipeline menu at no additional charge. The service enables authorized Encompass users to select a batch of loans on the Encompass Pipeline and deliver data and documents directly to an integrated investor.

  • Non-Borrower Temporary Buydown Support Enhancements - Starting in Encompass 19.2, support for non-borrower temporary buydowns is now enabled by default and is supported. Temporary buydowns are not supported when the borrower is indicated as the buydown mortgage contributor. New Rate and Term fields have been added to the Buydown Mortgage section of the RegZ - LE and RegZ - CD input forms to provide users with fields to document and calculate a borrower’s subsidized P&I payment and total buydown for loans in which the borrower is not indicated as the contributor on the RegZ – LE or RegZ – CD.

  • For Fee Level Disclosing, the Changed Circumstance Reasons List is Now Filtered Based on if You are Updating the Loan Estimate and Closing Disclosure Input Forms - When redisclosing documents at the fee level (i.e., field ID 4461 is selected), the Changed Circumstances list that displays when the user clicks the Find icon is filtered based on if the user is updating the LE Page 1 or CD Page 1 or the Good Faith Fee Variance Violated alert.

  • Update to the HELOC Initial and Qualifying Payment Options to Include the Finance Charge - Lenders can now configure initial and qualifying HELOC payments to disclose payments that include simple interest plus finance charges.

  • Seller Commitment Terms - Added support for separate Seller Commitment Terms on Correspondent loans while preserving the Origination (Borrower) loan lock information on Correspondent loans for subsequent compliance checking.

Attention Encompass Administrators!

The following Encompass 19.2 features may require additional action by the Encompass administrator. For example, by configuring or adjusting options in the Encompass settings, or reviewing and revising existing business rules affected by the new features. Please review these features to determine whether updates are required for your Encompass settings or business rules.

  • (Updated on 4/16/2019) Updates to System Requirements - It is important to note the following two updates for Microsoft .NET 4.7.2 and Microsoft Office 2019: 
    • Microsoft .NET 4.7.2 - With the release of Encompass 19.2, the Encompass SmartClient install kit will automatically install Microsoft .NET Framework 4.7.2 on users’ machines when performing an Encompass upgrade or installation. Due to its size, we encourage our customers to proactively install the .NET Framework 4.7.2 on users’ machines in advance of the Encompass 19.2 release. Note that Encompass will remain compatible with .NET Framework 4.5 and 4.5.2 until the Encompass 19.4 release. The release of Encompass 19.4 will require that users’ machines have .NET Framework 4.7.2 installed.

      • The Encompass 19.2 SDK install kit will install the .NET Framework 4.7.2 as well. However, the .NET Framework 4.7.2 will not be automatically installed on machines running existing SmartClient-enabled SDK applications. To avoid issues with these SDK applications, we encourage our customers to proactively install the .NET Framework 4.7.2 on these machines in advance of the Encompass 19.2 release. Alternatively, launching the Encompass SmartClient version 19.2 on a machine accessing the SDK application will update to .NET 4.7.2 as well.

      In terms of backwards compatibility, Encompass versions 18.3 (and later) will continue to operate as expected with the .NET Framework 4.7.2 installed. In addition, Encompass 19.2 (and later) will operate successfully with .NET Framework 4.5 and 4.5.2.

      Please note that this installation of Microsoft .NET 4.7.2 has been postponed until further notice. The update described above will not be available when you upgrade to Encompass 19.2 at this time. More information will be provided about this update soon.

    • Microsoft Windows 10, version 1809 - Encompass 19.2 now supports client workstations running Microsoft Windows 10, version 1809.

    • Microsoft Office 2019 – Encompass 19.2 now supports the Microsoft Office 2019 application. Note that Office 2019 is compatible only with Encompass client workstations with the Windows 10 operating system installed (specifically Windows 10, and Windows 10 versions 1703, 1709, 1803, and 1809).
  • Non-Borrower Temporary Buydown Support Enhancements - Starting in Encompass 19.2, support for non-borrower temporary buydowns is now enabled by default and is supported. On the RegZ-LE and RegZ-CD input form, when the user selects Borrower from the Contributor dropdown list (field ID CASASRN.X141) in the Buydown Mortgage section, the Rate and Term fields cannot be manually updated without first clicking the blue Lock icon for the field. Once clicked, the field is enabled for data entry. User access to these Lock icons can be controlled using a Persona Access to Fields business rule. In addition, a new Buydown Disbursement Summary button has been added to the Buydown Mortgage section to enable access to the Buydown Disbursement Summary quick entry window. Please note that users must be authorized to access the Buydown Disbursement Summary input form (via their persona) in order to view the Buydown Disbursement Summary quick entry window. Unauthorized users will receive a message stating that they cannot view the quick entry window when they click the Buydown Disbursement button.)
  • New Collateral Tracking # and Alternate Loan # Fields Added to Correspondent Loan Status Tool - Two new fields, Collateral Tracking # (field ID 4547) and Alternate Loan # (field ID 4548), are now provided in the Loan Details section of the Correspondent Loan Status tool. The Encompass TPO Connect administrator can control if these fields are displayed or hidden from this tool by using the Encompass TPO Connect administration site’s Configurable Fields setting.

  • Added New Correspondent Commitment Term Settings to the Lock Desk Setup Setting - To enable the new Seller commitment terms and behavior, a new Correspondent Commitment Term Settings section has been added to the Lock Desk Setup.

  • New Admin Tools Setting for HELOC Important Terms Historical Table Loan Amount - A new HELOC Important Terms Historical Table Loan Amount setting has been added to the Policy category in the Encompass Admin Tools' Settings Manager to enable lenders to comply with §1026.40 requirements for home equity plan.

  • Calculation Locks for Fields in Existing Loans - To preserve the integrity of existing loans, Lock icons have been added to the following fields. These fields are locked in existing loans and the previous values for the fields are retained. Click the Lock icon for a field to trigger the calculation used in the Encompass 19.2 release.

    • The Maturity Date (field ID 78) is locked for existing HELOC loans that have the Document Date (field ID L770) populated.

    • The Total Debt Ratio (field ID QM.X376) is locked for existing loans that have all three of these conditions:

      • The Primary checkbox selected for Property Will Be (field ID 1811)

      • The Fixed Rate checkbox selected for Amortization Type (field ID 608)

      • Interest Only months (field ID 1177) that are greater than 0 (zero)

  • Be sure to review the Fixed Issues section for various features and settings that have been updated to resolve past issues.

  • Refer to the Encompass Field List for a complete list of input form fields in Encompass. New fields added in Encompass 19.2 are indicated in the New Fields in 19.2.x.x column. (This indicator will be provided in this list closer to the time of the Encompass 19.2 release currently scheduled to start in May 2019.)

Encompass Release Naming and Timing Reminder

As a reminder, Ellie Mae has aligned our software updates with the appropriate tech nomenclature so we can be clear and consistent in our communication. The process in which you receive updates remains the same. To help you understand and prepare for releases and updates, please review the Encompass Product Release Naming Conventions page.

Certain Service Pack and Critical Patch releases are always applied to your users' computers automatically and cannot be controlled manually via the Encompass Version Manager tool. Typically these are releases that include critical compliance or feature updates, or changes to the Encompass Server that result in a new Encompass version number.

This Encompass 19.2 Major Release will be applied to your users' computers automatically and cannot be controlled manually via the Encompass Version Manager tool. Users will receive the update upon their initial log in of Encompass following the release.

System Requirements & SDK Upgrade Requirement for Encompass

Have you reviewed the latest System Requirements and upgraded the SDK?

Before downloading or applying this new Encompass release, it is important to verify the latest system requirements for Encompass client machines. Please review the System Requirements for Encompass to ensure your environment meets the requirements needed to operate Encompass successfully.

For a major Encompass release like this one, the Encompass SDK (Encompass Software Development Kit) run time environment must be upgraded to match the newly updated Encompass Server. If you fail to upgrade the SDK your application will not be permitted to connect to the updated Encompass Server. If your SDK application utilizes the Encompass SmartClient, you can automate this process so the SDK is upgraded automatically every time you apply a major Encompass release. If your SDK application is installed on a computer at your location, you must manually upgrade the SDK for every major release. For instructions for automating the upgrade process or manually upgrading the SDK, refer to the Upgrading the Encompass SDK page or view the SDK Programmer’s Guide.
