Fixed Issues for Version 19.3.0.4 Server Patch 4
This Encompass 19.3 September Service Pack includes updates to users' Encompass client machines (19.3.0.4) and a Server Patch (server patch 4) that is applied to the Encompass Server.
Why we fixed these issues: These issues were fixed to improve usability and to help ensure Encompass is operating as expected. These issues were chosen to be fixed based on the severity of its impact to clients and client feedback.
Updates to the Encompass Server (i.e., Server Patch 4)
Below are the updates in the Server Patch that is applied to the Encompass Server. The Server Patch contains the relevant Encompass code that applies to the following fixed issues. The Server Patch included with this release will be applied to the Encompass Server automatically and cannot be controlled manually via the Encompass Version Manager tool.
Encompass Forms and Tools
An issue was resolved that could cause one of the following three disclosure tracking dates to temporarily switch to the next business day in the System Audit Trail tool in Encompass Settings when an Initial Disclosure was sent or redisclosed or a Closing Disclosure was sent during evening hours:

This occurred because the time and date relayed to the Encompass backend database would be converted temporarily into UTC time (Coordinated Universal Time zone), which is five or more hours later than the time zones used in the United States. This time discrepancy would be corrected the next time the loan file was opened. However, until the loan file was reopened, the date would display incorrectly in tracking tools such as reports and Pipeline views. In some instances, emails and business rules were incorrectly triggered based on the temporary date change. This issue has been resolved and the disclosure fields in the loan file are no longer being temporarily updated to UTC time. No disclosure tracking date or time data was lost due to this issue.

Encompass Reporting Database
When adding the Borrower Language Preference (field ID URLA.X21) and Co-Borrower Language Preference (field ID URLA.X22) to the Encompass Reporting Database, the field size is now set to 24 characters, which determines the number of characters allowed in the field when running reports. Previously the maximum character length was set at 2, which resulted in truncated values when data was saved to the Encompass Reporting database.
This issue did not affect the maximum character length for these fields in loan files within Encompass, which has always been correctly set to 24 characters.
A portion of the relevant code to fix this issue is provided in the Server Patch, which will be applied to the Encompass Server automatically and cannot be controlled manually via the Encompass Version Manager tool. However another portion of the code to fix this issue is provided in the client-side updates that are applied to users' Encompass client machines. These client updates can be controlled manually via the Encompass Version Manager tool. This issue will not be resolved until both the Server Patch and the client-side updates are applied to your Encompass system.

Updates to the Encompass Client Machines
The Encompass 19.3 September Service Pack includes the following items, which are client-side updates that are applied to users' Encompass client machines. This client update can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply new releases to users’ computers automatically, users will receive this update upon their initial log in of Encompass following the release.
Encompass Forms and Tools
When a customer is originating a combined first and second mortgage using linked loan files, the data in the following fields on the Subordinate Mortgage Loans Amounts pop-up window is now being recognized by the Encompass Docs Solution (EDS), which generates output forms for the loan.

The Subordinate Mortgage Loans Amounts pop-up window is accessed by clicking the Sub. Financing button on forms such as the Borrower Summary – Origination, Borrower Summary Processing, RegZ-LE and RegZ-CD.
Previously the values from these fields were not populated to output forms unless an Encompass user clicked the Lock icons for the fields, or unless amounts were copied to the fields by entering them in the following fields:

For a primary mortgage – Open the linked second loan, click the blue Lock icon next to the Closed End Subordinate Mortgage Total (field ID 428)

For a second mortgage - Open the linked first loan, click the blue Lock icon next to the Closed End Primary Mortgage Total (field ID 427)

By default, the Encompass Autosave feature is turned on (this is controlled in the Admin Tools’ Settings Manager) and it will automatically save changes to the loan you are currently working on to your local client machine. (Using the Autosave Configuration setting, administrators can adjust the time the system will wait between autosaves. By default, the autosave duration is two minutes.) The following issues with autosave are addressed in this 19.3 September Service Pack release:
- Users No Longer Receive a ‘Wrong Version’ Error When Trying to Save Changes to Loans with Autosaved Data - Some users experienced an issue with saving loan files that contained autosaved data. They could open a loan file that included autosaved data that was entered by a different user, close and re-open Encompass, open the same loan file, click Yes to acknowledge that there were autosaved changes in the loan that they wanted to retain, and then proceed to make their own changes to the loan file. When they tried to save these changes, they received a `Exception error and could not save the changes. This issue has been resolved so that users can save the changes they make to a loan in this scenario without receiving an Exception error.

Issue Resolved: Duplicate Loans with Identical Loan Numbers Created when New Loan is Autosaved – An issue occurred where the same user could create separate loans with the same loan number, which resulted in confusion for loan team members trying to differentiate between two loans with the same data and loan number. When the user created a new loan and made an update, and then the autosave occurs, the user could then start a different loan in a separate Encompass session and they would be prompted with the There is Autosave data for a newly-created loan… pop-up message. When the user clicked Yes to acknowledge that they wanted to retain the autosaved data, the new loan would be created with the same loan number assigned to the loan that was started in the first Encompass session. This issue has been resolved to prevent this occurrence of duplicate loans with the same data and loan number.

Encompass Pipeline
Some users reported that an issue that was fixed in the Encompass 19.1 March Service Pack- where a new loan folder was created each time a new loan file was started when multiple loan folders were selected- was persisting after the intended fix was released. Specifically, this issue with a new loan folder being created for each new loan file occurred when users navigated to the Pipeline from the Loans in My Pipeline module on the Encompass Home Page. If they then selected the <All Folders> option from the Loan Folder dropdown list and proceeded to create new loan files, a new loan folder was automatically created each time a new loan file was created. (The auto-generated loan folder was named [x] folders selected.) The issue has been resolved for users navigating to the Pipeline from the Loans in My Pipeline module so that the New Loan icon (and New Loan option in the right-click menu) is now disabled any time more than one loan folder in the Loan Folder dropdown list is selected so that the user cannot start and save a new loan. In order for a user to create a new loan, only one loan folder can be selected.

Encompass Settings
After creating one or more custom dropdown fields in the Loan Custom Fields tool and exporting them to a CSV file, the CSV file could be imported successfully to the Dynamic Data Management (DDM) Data Tables setting. However, when setting up the field values for these custom dropdown fields in the Data Table Setup setting, the custom values would be blank instead of displaying the values set up in the Loan Custom Fields tool. This issue has been resolved so that the custom dropdown field values are displayed and available in Data Table Setup, and the administrators no longer have to manually re-enter the list of field values and each field value for each field.
This example below shows that the custom field value, and the list of custom fields, are now displaying as expected.

An issue occurred where the Personas setting indicated that the selected persona was configured with access to the Investor Services menu on the Pipeline even though the persona actually did not include this access right. This resulted in confusion for administrators since they did not have an accurate indication of the access a user assigned with the persona would have when working in the Encompass Pipeline.
As introduced in Encompass 18.3.0.4, the Investor Services option is intended to control user access to the Investor Services menu on the Pipeline and the different investor service options provided in the menu. When introduced in Encompass 18.3.0.4, this option was not intended to be automatically selected for any personas except the Administrator and Super Administrator. In addition, the previous Investor Services persona option that was provided in the Personas settings prior to Encompass 18.3 was renamed GSE Services and is intended to control persona permissions to export ULAD and ULDD files, as well as other GSE-specific features. As a result of these persona updates in Encompass 18.3 and 18.3.0.4, this issue with the new Investor Services option being selected for some personas even though users assigned with this persona did not have access to this option in the Pipeline was introduced.
This issue has been resolved so that the Investor Services option in the Personas setting provides an accurate indication of access. When selected, users assigned with this persona will have access to the Investor Services menu option in the Pipeline. If this option is not selected, then users assigned with this persona will not have access to this menu option in the Pipeline,

Automated conditions that are added to the eFolder are now highlighted to identify them as new. Prior to the Encompass 19.2.0.4 Server Patch 4 release, highlights were applied to all newly added Automated Conditions. This fix restores the highlight functionality that existed prior to the Encompass 19.2.0.4 Server Patch 4 release.
