Feature Enhancements in Version 19.3.0.4 Server Patch 4
Updates to the Encompass Server (i.e., Server Patch 4)
Below are the updates in the Server Patch that is applied to the Encompass Server. The Server Patch contains the relevant Encompass code that applies to the following feature enhancement. The Server Patch included with this release will be applied to the Encompass Server automatically and cannot be controlled manually via the Encompass Version Manager tool.
System Performance Enhancement: Improved Internal Process When Creating New Organizations in Encompass Settings
The internal process that Encompass performs when a new Organization is added to the Company/User Setup > Organization/Users setting has been updated to run more efficiently and help prevent SQL Server timeout errors that impacted some Encompass users.

Updates to the Encompass Client Machines
The Encompass 19.3 September Service Pack includes the following enhancements, which are client-side updates that are applied to users' Encompass client machines. This client update can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply new releases to users’ computers automatically, users will receive this update upon their initial log in of Encompass following the release.

New checkbox Added to ATR/QM Management Form to Indicate When Seller-Paid Buydown Fees are Included in Section 32 Points and Fees
A new Seller Paid Buydown already included in 2015 Itemization Section 32 Points & Fees checkbox field (field ID S32DISC.X181) has been added to the Qualification tab in the ATR/QM Management input form which loan team members can use to indicate when they have included the seller-paid temporary buydown fees on the 2015 Itemization input form that are already included in the Total points and fees applicable under section 32 (field ID S32DISC.X48) calculation.
This new field will not be available in the Encompass Reporting Database in the 19.3 September Service pack release and thus will not be available for inclusion in Encompass reports. It is scheduled to be available in the Reporting Database in the Encompass 19.4 major release.
By default, this checkbox (field ID S32DISC.X181) is not selected. When not selected, the Total points and fees applicable under section 32 (field ID S32DISC.X48) calculation will include the Sec 32 Seller Paid Buydown value (field ID QM.X378). When the new S32DISC.X181 checkbox is selected, then the QM.X378 value will not be included in the calculation, since the seller-paid temporary buydown fees have already been included in the Section 32 Points and Fees on the 2015 Itemization.
