Fixed Issues for Version 19.1.0.5 Server Patch 4
This Encompass 19.1 March Service Pack includes updates to users' Encompass client machines (19.1.0.5) and a Server Patch (server patch 4) that is applied to the Encompass Server.
Why we fixed these issues: These issues were fixed to improve usability and to help ensure Encompass is operating as expected. These issues were chosen to be fixed based on the severity of its impact to clients and client feedback.
Updates to the Encompass Server (i.e., Server Patch 4)
Below are the updates in the Server Patch that is applied to the Encompass Server. The Server Patch contains the relevant Encompass code that applies to the following fixed issues. The Server Patch included with this release will be applied to the Encompass Server automatically and cannot be controlled manually via the Encompass Version Manager tool.
Disclosure Tracking
An issue was resolved that caused existing Disclosure Tracking records to not display in the Disclosure Tracking tool after users contacted Ellie Mae Technical Support and requested that an eFolder package be cancelled. The Disclosure Tracking data was retained but was not showing in the Disclosure Tracking tool. This issue has been resolved and the records for all existing eFolder packages are now showing in the Disclosure Tracking tool.

Encompass Settings
An issue occurred where the Price Group (Broker) selection was not saved when a new Third Party Originator (TPO) or TPO child company was created. This issue has been resolved and the Price Group Broker selection now remains populated when a new TPO or TPO child company is created and saved.
Updates to the Encompass Client Machines
The Encompass 19.1 March Service Pack includes the following items, which are client-side updates that are applied to users' Encompass client machines. This client update can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply new releases to users’ computers automatically, users will receive this update upon their initial log in of Encompass following the release.
Construction Loans
Updates have been made to the way amounts are populated to the minimum and maximum monthly principal and interest payments in the Projected Payments Table on the Loan Estimate Page 1 and Closing Disclosure Page 1. These updates address an issue that occurred with construction-only ARM loans that had the 365/365 or 365/360 option selected for the Number of Days (field ID 1962). For these types of loans, Encompass would periodically consider only the first and last entries in the Best Case Amortization or Worst Case Amortization schedule when populating the amounts. This issue has been resolved and the following amounts are now being used:
- The minimum Principal and Interest payment (field IDs LE1.X42 and CD1.X8) is now populated with the rounded value of the payment in the Best Case Amortization schedule that contains the lowest interest payment.
- The maximum Principal and Interest payment (field IDs LE1.X43 and CD1.X9) is now populated with the rounded value of the payment in the Worst Case Amortization schedule that contains the highest interest payment.

An update was made to the maximum monthly payment in the Loan Term Table (on the Loan Estimate Page 1 and the Closing Disclosure Page 1) and in the Adjustable Payment (AP) Table (on the Loan Estimate Page 2 and the Closing Disclosure Page 4). This update affects construction-only fixed rate and ARM loans that have the A (Half Loan) option selected in the Estimated Interest On dropdown list (field ID SYS.X6).
The maximum monthly payment (field ID LE1.X24) is now populated with the Principal & Interest payment (field ID LE1.X43) from the first column in the Projected Payments Table. This is the maximum interest-only payment during the construction phase and does not include escrows. Previously, the amount was populated with the Total Estimated Payment (field ID LE1.X48), which included escrows.

Encompass Forms and Tools
An issue was introduced in Encompass 19.1 that impacted some users where the Documents Sent section that is normally provided at the bottom of the Disclosure Tracking Details window (accessed by opening a Disclosure History entry in the Disclosure Tracking tool and then viewing the Details tab) was missing. Specifically, when the user’s computer that they access Encompass from was configured to display text, apps, and other items at any size larger than 100% (as configured in their Microsoft Windows > Settings > Display settings), then the Documents Sent section that lists the disclosure documents that were sent to the borrow (or other recipient) was missing. Without this section, users could not view the details of the documents that were sent. This issue has been resolved and the Documents Sent section is now viewable again on the Details tab.

Using the eFolder Setup > Documents tool in Encompass Settings, administrators can indicate that a document is “Informational”, meaning that the document is being sent to the borrower for their information only and does not require a borrower signature or that it be returned to the lender. An issue occurred with these types of documents where the Disclosure Tracking Tool was not capturing their disclosure details. Specifically, when an “Informational” document was sent electronically from the eFolder, a Disclosure History record for the disclosure was generated as expected. But upon opening the disclosure record, the eDisclosure Tracking tab in the Disclosure Details window did not display any tracking details, even after the borrower had consented to receive electronic disclosures and viewed the document (or declined to accept the electronic document). This issue has been resolved and the eDisclosure Tracking tab now provides the expected tracking details for “Informational” documents.
An additional issue with missing disclosure tracking data was also addressed with this fix. In earlier versions of Encompass, if a Disclosure History record failed to be created and added to a loan in the Disclosure Tracking tool due to a network connectivity issue or some other issue that prevented the system from creating the record as expected, then the eDisclosure Tracking tab in the Disclosure Details window in the records of all subsequent disclosures that were sent would not display any tracking details. Although Disclosure History records were being created for these subsequent disclosures as expected, the eDisclosure Tracking tab was not providing any tracking details. This issue has been resolved and the failure of a Disclosure History record from being created no longer impacts subsequent disclosure records in this manner.
This update also addresses an issue in Encompass WebCenter where the Disclosure Tracking record would be blank if the borrower did not correctly enter the Authorization Code before exceeding the five allowable attempts.
NICE-22374, SUP-29600, TWC-2642
An issue was resolved that caused the borrower Other Net Income amount (field ID 1317) on the VA 26-6393 Loan Analysis input form to clear when the Current Status (field ID 1393) was changed to 1. Loan Originated. This issue has been resolved and the borrower Other Net Income amount is no longer cleared when the Current Status is changed to 1. Loan Originated.
Workaround Information:
The following workarounds were provided for this production issue and are no longer required for Encompass 19.1.0.5 Server Patch 4 and later:

Click the Lock icon for the Other Net Income (field ID 1317) and manually enter the value.

Create a Field Trigger business rule to populate Other Net Income (field ID 1317) with the borrower Other amount (field ID 108) from the 1003 Page 2 when the Current Status is changed to 1. Loan Originated.
CBIZ-20780
An ID field (field ID HMDA.X100) has been added next to the HMDA Profile Name field on the 2018 HMDA Originated/Adverse Loans and 2018 HMDA Purchased Loans tabs on the 2018 version of the HMDA Information input form to make it easier to identify the HMDA Profile assigned to loans.
This field is reportable in the Encompass Reporting Database and can be used in reports to identify loans that have been assigned specific HMDA Profiles. The HMDA Profile Name dropdown list, which is populated from the HMDA Profiles setting, is not a reportable field in the Encompass Reporting Database.

For cash-out refinance loans with multiple borrower pairs, the Existing Lien amount (field ID 26) is now populated across all borrower pairs. Previously the Existing Lien amount was populated only for the principal borrower pair.

In Encompass 19.1, functionality was introduced to enable loan team members to print their job title to the Title box on the various Verification printed output forms provided in Encompass (VOD/VOE/VOL/VOM/VOR). By default, the job title to be printed to a form is determined by the title that the Encompass administrator enters into the Job Title field in the user’s profile in Encompass Settings (i.e., the User Details screen). Users can also manually update the Title field on a Verification input form if they want to use a different title on the form than the one provided in the user’s profile.

User’s Job Title is Not Printing Correctly to Verification Output Forms - An issue occurred where the user’s job title was not printing to the Verification forms even though the user had indicated that it should (by selecting the required Print user’s job title checkbox on the Verification input form). Instead, the user’s name or the user’s assigned persona (for example, Super Administrator or Loan Officer) was printed to the Title box on the Verification printed output form. This issue has been resolved and the user’s job title is now printed to the form’s Title box as expected when the Print user’s job title checkbox is selected on the Verification input form.

New Job Title is Not Retained on the Verification Input Form When the Title is Manually Updated – A separate issue occurred when users manually updated the title in the Title field on the Verification forms. When a job title had been entered in the user’s profile, it was automatically populated to the Title field on the Verification input form as expected. However, if a user then manually updated or replaced this job title in the Title field and then navigated to a different field on the form, the original job title from the user profile was automatically repopulated to the Title field. If a user then manually updated or replaced this job title in the Title field again, then the new job title was retained in this field as expected when the user navigated out of it. This issue has been resolved so that the new job title is retained in this Title field any time a user manually updates or replaces it and then navigates to a different field.
NICE-21643, NDEF-57350, NICE-22021
An issue occurred where the CLTV and HCLTV were incorrectly calculated on the Lock Request Form for conventional loans with mortgage insurance premiums (MIP). This issue has been resolved and the correct calculations for the CLTV and HCLTV are now used for conventional loans with MIP.
An issue occurred where the fifth margin adjustment value field in the Buy Side Lock and Pricing column of the Secondary Lock Tool was incorrectly mapped to field ID 1740, which caused the value field to be blank. This issue has been resolved and the margin adjustment value field is now mapped to field ID 2743 and the value is correctly displayed.
An issue occurred with the HELOC Credit Limit (field ID 4519) and HCLTV (field ID 4514) on the Lock Request Form. If the Loan Amount (field ID 3043) was manually entered via the blue lock icon on the Lock Request Form, neither the HELOC Credit Limit nor the HCLTV was recalculated. This issue has been resolved and when the Loan Amount is manually entered, the HELOC Credit Limit and the HCLTV are now recalculated.
An issue occurred with the HELOC Drawn Total (field ID 3846) on the Lock Request Form. If the HELOC Initial Draw (field ID 4510) on the Lock Request Form was changed, and then Get Pricing was clicked, the HELOC Drawn Total was updated from the Initial Advance (field ID 1888). This issue has been resolved and the HELOC Drawn Total is no longer updated after the loan is priced.
An issue occurred where the Re-Lock Enablement settings were not honored and a loan could not be priced using product and pricing providers other than the Encompass Product and Pricing Service (EPPS).
If the settings were configured to enable a relock and a relock (historical pricing) only when a current lock existed, users could not price loans via product and pricing providers other than EPPS using the following links:
- Search Product and Pricing link on the Services tab
- Search for Product and Pricing link accessed from the Lock icon in the Encompass header
- Product and Pricing button in the Borrower Summary
In addition, an error message, “The pricing request violates your administrative settings and cannot be processed.” is displayed.
This issue has been resolved and users can now price loans via product and pricing providers other than EPPS if the Re-Lock Enablement settings are in effect and either link listed above is used.
An issue occurred where the fields on the Lock Request Snapshot tab of the Secondary Lock Tool shifted up and overlapped after the Compare with Current Loan Data button was clicked on the tab, and then the Copy Loan Data to Lock Request button was clicked in the Compare with Current Loan Data pop-up window. This issue has been resolved and the fields are now rendered correctly.
An issue occurred where the CLTV field was incorrectly displaying the field ID LOCKRATE.472 (DTI back end ratio) on the Loan Snapshot tab of the Secondary Lock Tool. This issue has been resolved and the CLTV field now displays the correct field ID of LOCKRATE.976.
Encompass Pipeline
Certain users experienced issues with the Loan Folder dropdown field provided near the top of the Encompass Pipeline. When exactly 15 loan folders were listed in the Loan Folder dropdown list, the vertical scroll bar that should display on the right side of the Loan Folder dropdown list was missing, which prevented users from being able to select the checkbox for loan folders near and at the bottom of the list (since they could not scroll down the full folder list). This issue has been resolved and the scroll bar is now provided as intended in the Loan Folder dropdown list when 15 loan folders are listed.
In addition, longer folder names in the Loan Folder dropdown list were being cut off on the right side of this dropdown window. Starting in Encompass 19.1.0.5 Server Patch 4, this dropdown window has been widened to help ensure longer loan folder names are displayed in their entirety.
NICE-18189, NICE-21763
As introduced in Encompass 19.1, authorized loan officers and other users can manually select the specific loan folders that they want to access on their Pipeline. checkboxes are provided next to every loan folder listed in the Pipeline’s Loan Folder dropdown list, and they can be used to determine which loans are displayed in the Pipeline. In order for a user to create a new loan, only one loan folder can be selected. When more than one loan folder is selected, the New Loan icon on the Pipeline is disabled (and the New Loan option is disabled if the user right-clicks inside the Pipeline) to prevent the user from creating a new loan. However, an issue was discovered that enabled users to create a new loan even when more than one loan folder was selected. Once they created and saved the new loan, a new loan folder was automatically generated in error and the loan was stored in it. (This auto-generated loan folder was named [x] folders selected.)
It was determined that if a user opened the Loan Folder dropdown list, selected the <All Folders> checkbox, then cleared the <Select All Active Folders> checkbox, and then clicked OK with more than one loan folder still selected, the New Loan icon on the Pipeline was not disabled (and the New Loan option was not disabled if the user right-clicked inside the Pipeline). Then the user could create a new loan with multiple loan folders selected, and then they would encounter the issue.
The issue has been resolved so that the New Loan icon (and New Loan option in the right-click menu) is now disabled any time more than one loan folder is selected so that the user cannot create and save a new loan.

Encompass Dashboard And Reports Tools
An issue occurred where Encompass was not including applicable loans and applicable loan data in loan Dashboard Views and reports when filtering based on a loan team member or members.
For example, when viewing a Dashboard View, if the user selected All from the Show Data For dropdown list, the Dashboard would display all applicable loan data as expected. But if the user then selected a specific loan team member from the Show Data For dropdown list, then the Dashboard View would not display any data even though the specified loan team member was assigned as a loan team member within the loan’s File Contacts.
When generating a report on the Reports tab, when no filtering by loan team member was applied, a loan with a loan officer assigned to it would display in the report. But when filtering to specifically show loans in a report with that loan officer assigned, a message is displayed saying 'There are no loan files that match the selected criteria for this report’.
This issue has been resolved in both the Dashboard and the Reports tabs. Applicable loans and loan data are now displayed in the Dashboard Views and reports when filtering based on loan team members.

Electronic Document Management
An issue was resolved that resulted in a Non-Borrowing Owner file contact being unable to eSign documents for loan files submitted from Encompass WebCenter websites if the contact had been deleted from and then added back to the File Contacts tool using the same name and email address. This issue has been resolved and Non-Borrowing Owner file contacts can now eSign documents under the conditions described above.
Workaround Information
The following workaround was provided for this production issue and is no longer required for Encompass 19.1.0.5 Server Patch 4 and later.
- In the File Contacts tool, enter a different name or email address for the contact and then resend the document request.
