Feature Enhancements in Version 22.3 (Banker Edition)
This section discusses the updates and enhancements to existing forms, features, services, or settings that are provided in this release.
Update to System Requirements
As you may recall,
When upgrading to 22.2, a one-time download of one large Chromium engine DLL file, DotNetBrowser.Chromium.Win-x86.dll, (100MB) was required. This took some time to download.
With the Encompass 22.3 Major Release, Encompass login screens will begin using the Chromium-based engine. The affected login screens are: Encompass, Admin Tools, Settings Sync Tool, and Input Form Builder.
What should I know about these login screen updates for 22.3?
If you are upgrading from Encompass 22.2 to 22.3, then you have already downloaded the Chromium engine DLL file. It does not need to be downloaded again during this upgrade. Once the 22.3 upgrade is complete, the Encompass Log In screen displays and you can proceed.
However, any time the RemoveUAC executable is run to remove configuration files from the SmartClientCache file directory after upgrading to 22.3, the DLL file will be removed and then re-downloaded when you start logging back into 22.3 with the Encompass Launcher. The subsequent Encompass Log In screen will not display until the entire DLL file has been re- downloaded. Again, this DLL takes some time to download, so you should expect a delay in the loading of the Encompass Log In screen.
Encompass Admins: After upgrading to 22.3, there is also a one time download of the DotNetBrowser.Chromium.Win-x64.dll, (100MB) when the Encompass Admin Tools (or EncAdminTools.exe) application is run for the first time. The Encompass Admin Tools menu will not display until this DLL has been fully downloaded. As with the 32 bit DLL, this DLL will remain in the SmartClient cache until RemoveUAC is run.
Also:

Cookies that were previously stored when using the MSHTML engine will not be migrated to Chromium in 22.3. Therefore, after a user upgrades, their saved User ID will not persist on the initial login screen. After the user successfully logs into 22.3, and if they selected the Remember Me option on the login screen, the User ID will persist again.

Cookies are also removed each time RemoveUAC is run. Therefore, their saved User ID will not persist on the initial login screen. After the user successfully logs in after running RemovingUAC, and if they selected the Remember Me option on the login screen, the User ID will persist again.

Encompass Forms & Tools
For loans using the URLA 2020 input forms, a new Itemize Credits check box (field ID 4796) has been added to the Total Credits section of the 1003 URLA - Lender input form to enable Encompass users to choose whether to itemize credits in Section M on forms such as the 1003 URLA - Lender and the 2015 Itemization.
When the check box is selected, new rows for itemized entries are added to Section M and new calculations are implemented based on the itemized credits.
Updated sets of options also display in the drop-down lists in the new Section M.
After updating to Encompass 22.3, the Itemize Credits check box is cleared by default to enable each customer to determine when to implement the Section M changes. Loan Templates can be used to select or clear the Itemize Credits check box. The recommended best practice is to determine when your company wants to implement the Section M changes and then update your loan templates on that date.
If you select the check box and then clear it later:

The original URLA 2020 Section M displays.
-
The data entered in the new fields is ignored.
-
The old Section M options display in the drop-down lists.
-
The old calculations run.
When the check box is selected, the new Section M section displays even when the 2010 Itemization form is being used.
When a user switches from the URLA 2020 forms to the URLA 2009 forms, and then switches back to the URLA 2020 forms, the Itemize Credits check box is cleared.
If a user toggles back to the RESPA-TILA 2015 LE and CD or RESPA 2010 GFE and HUD-1, no changes will be made to the Section M items, which continues to work as they did prior to the Encompass 22.3 release.
For piggyback loans, the drop-down fields in the Details of Transaction section in the right column of the Piggyback Loan tool are now read-only. To change the selections, an Encompass user needs to navigate to the linked loan and update the fields from that loan.
When the Itemize Credits check box is selected, the Qualifying the Borrower section from the URLA 2020 forms replaces the Details of Transaction section on the 2015 Itemization input form.
For existing loans, if a value was previously entered for MI Premium Refund (field ID 1134), the value was also copied to the Section M line fields. If a user then selects the Itemize Credits check box, the value in Other Credits (field ID URLA.X149) will include the value for the MI Premium Refund twice because the new Section M calculations add the MI Premium Refund amount directly to the Other Credits. The recommended best practice is to not select the Itemize Credits check box for existing loans unless you also adjust the Other Credits amount to remove the additional MI Premium Refund amount.

When the RESPA-TILA 2015 LE and CD option is selected as the RESPA-TILA Form Version on the Forms menu in Encompass, the Details of Transaction section at the bottom of the 2015 Itemization input form now displays the content from section L4. Qualifying the Borrower on the 1003 URLA - Lender input form.
The L4. Qualifying the Borrower section on the 2015 Itemization matches the content that displays in section M on the 1003 URLA Lender input form, including the changes that were introduced to support Itemized Credits in the Total Credits section on the 1003 URLA - Lender input form (as described in the Ability to Itemize Credits in Section M on the URLA 2020 Forms entry directly above). Selecting or clearing the Itemize Credits check box on either of these forms will update the content that displays in section M on both forms.

To enable the collection of additional data required by the IRS, updates have been made to the Request for Transcript of Tax and Request for Transcript of Tax (Classic) input forms when the Use IRS 4506-C check box (field ID IRS4506.X67) is selected. This update includes text changes on the forms and the addition of 48 new fields for collecting data. The mandatory use date for the new forms is December 1, 2022.
The following list describes detailed changes to the Request for Transcript of Tax (Classic) and Request for Transcript of Tax when the Use IRS 4506-C check box (field ID IRS4506.X67) is selected. Screen shots of the new versions of the Request for Transcript of Tax and the Request for Transcript of Tax (Classic) input forms are shown after the list and include onscreen text indicating the field IDs for new fields that have been the newly added fields on the form. Note that these updates are cosmetic user interface updates only. The functionality and data mapping logic for these fields (for example, the middle name field) will be provided in a future Encompass release.

The following screen shots show the new version of the Request for Transcript of Tax and the Request for Transcript of Tax (Classic) input forms when the Use IRS 4506-C check box is selected. Field IDs are provided for new fields that were added in the Encompass 22.3 Major Release.
Request for Transcript of Tax Input Form
Request for Transcript of Tax (Classic) Input Form
Some of the new fields have restrictions on the field length because this form will be electronically read by the IRS. The IRS states that if all characters do not fit, users should enter up to the maximum length. Encompass does not truncate these fields on the input form. Truncation occurs on output forms or GSE export files when they are generated.

Updates have been made to the Mortgage Calculation section on the Prequalification tab on the FHA Management input form to comply with guidelines provided in the FHA Handbook 4000.1 for the calculation of the maximum loan amount calculation for a HUD REO property that is used for an investment property or a primary residence with repairs. A HUD Real Estate Owned (REO) Property, also known as a HUD Home or a HUD-owned home, refers to a one-to-four-unit residential Property acquired by HUD as a result of a foreclosure or other means of acquisition on an FHA-insured mortgage, whereby the Secretary of HUD becomes the property owner and offers it for sale to recover the mortgage insurance claim that HUD paid to the Mortgagee.
To support the calculation update for these two types of HUD REO loans, the Encompass 22.3 Major Release includes the updates described below in the Mortgage Calculation section on the Prequalification tab of the FHA Management input form.
User Interface
The user interface in the Mortgage Calculation section is adjusted when the following field entries are selected for a loan:

The FHA check box is selected for the Loan Type (field ID 1172).
-
The Purchase check box is selected for the Purpose of Loan (field ID 19).
-
The HUD REO check box is selected for the Purpose of Loan (field ID 2999) on FHA forms.
When the options listed above are selected, lines 4-7 in the Mortgage Calculation section are replaced with lines 4-8, which reflect the calculation now being used for HUD REO loans, as shown in the image below.
The fields used in this section for HUD REO loans include a new field for the Total Amount (4 x 5) (field ID 4801), which is used to calculate the total prior to adding repairs or improvements.
Calculation Updates
The following calculation updates have been made for HUD REO primary residences with repairs and HUD REO investment properties.
No changes have been made to the user interface or the order of operation in the Section 2 on the FHA Maximum Mortgage and Cash Needed Worksheet, but the calculation updates for HUD REO loans have been incorporated into the calculations used on the FHA Maximum Mortgage and Cash Needed Worksheet.
Primary Residence with Repairs
For a HUD REO loan, when the Primary check box is selected for Property Will Be (field ID 1811) and an amount is entered for Repairs or Improvements (field ID MCAWPUR.X29), the amount is now added after the Base Loan Amount has been calculated, as shown below.
Investment Property
For a HUD REO loan, when the Investment check box is selected for Property Will Be (field ID 1811), the maximum loan amount calculation for a HUD REO Investment now uses an LTV Factor of 75% by default, as shown in the image below.
Migration
For loan files created prior to updating to the Encompass 22.3 Major Release, the LTV Factor (field ID MCAWPUR.X5) in existing loan files will not be automatically updated. Encompass users can click the Lock icon on the LTV Factor field to update the calculation manually.

When any of the field with Lock icons are open for manual editing (rather than being populated by the Encompass calculations), other Encompass fields that are populated from these fields are also open for manual editing.
Migration
With the Encompass 22.3 Major Release, Encompass will perform a one-time migration using the Current Status (field ID 1393) to determine when to lock the fields and persist existing values. When the loan status is blank or Active Loan, the fields will be unlocked and be reformatted to the new value with decimals.
When Loan Status is anything but Active or blank, the field will be presented as locked so HMDA fields will not be impacted unless the user decides to unlock the field and accept the updated value.
Rules to restrict access to these locks and fields will be supported as well as access to both via API.
When a guideline for a specific program requires that a number be rounded for any of these fields, the Encompass user will have to manually enter the rounded amount.

Under the guidance of the Federal Housing Finance Agency (FHFA), Freddie Mac collaborated with mortgage industry stakeholders to develop the Duty to Serve plan to make financing of manufactured housing and rural housing easier for families with very low-, low- and moderate-income, and preserve the affordability of these homes over time. To ensure that exported data reflects the latest Duty to Serve specification for exporting to Freddie Mac’s LPA (Loan Product Advisor), a new Duty to Serve & Existing Energy Improvements section has been added below the Freddie Mac Defined Data section on the Freddie Mac Additional Data input form. This section displays for loans using either the URLA 2020 or URLA 2009 input forms.
The new section includes the existing Encompass field for the Energy Improvement Amount (field ID 4785) and the following three new fields:

A Renewable Energy Component Type drop-down list (field ID CASASRN.X207) with options for Geothermal, Solar, Wind Turbine, and Other Energy Component. The default value is blank.

A free entry field for Deeds Restriction Term Months Count (field ID CASASRN.X207).
-
An Energy Improvement check box (field ID CASASRN.X208) to indicate that the Energy Improvement Amount is a Freddie Mac energy improvement.
The Energy Improvement Amount (field ID 4785) is the sum of all liabilities that have all three of the following check boxes selected on a VOL entry: Will be paid off, Subject Property, and Energy Improvement. A Show All VOL button is available on the Duty to Serve & Existing Energy Improvements section header to enable users to open the Quick Entry - VOL pop-up window to access the entries on the VOL input form.

Updates have been made to the Average Representative Credit Score (field ID 4752) in the Credit Information section on the Borrower Summary - Origination and Borrower Summary - Processing input forms to resolve an issue that caused an AUS Data Discrepancy Alert to trigger after receiving a Fannie Mae DU (Desktop Underwriter) report for a loan with only one borrower (or for a loan with two borrowers but only one credit score).
Previously, the Encompass calculation for the Average Representative Credit Score (field ID 4752), which is always a numeric value, was copied to the Average Median Score (Fannie) (field ID AUS.X199) in the AUS Tracking tool record for the DU results. When Fannie Mae DU returned a different value for the Average Median Score (Fannie) field, an alert was triggered. However, for a loan with only one credit score, DU returns a text value instead of a numeric value of Not Applicable for the Average Median Score (Fannie). This discrepancy would trigger an alert.
To resolve this issue, the following updates have been made to the Credit Information sections on the Borrower Summary - Origination and Borrower Summary - Processing input forms:

The Encompass calculation used to populate the Average Representative Credit Score (field ID 4752) has been removed. The field is now a manual entry field.
-
The value in the Average Representative Credit Score is no longer copied to the Average Median Credit Score (field ID AUS.X199).
-
By default, both the Average Representative Credit Score and the Average Median Credit Score are blank before a user runs DU.
-
A new Not Applicable check box (field ID 4830) has been added next to the Average Representative Credit Score.
-
The Lock icon for the Average Representative Credit Score also controls the Not Applicable check box. Both fields are locked or unlocked in unison.
-
A user can click the Lock icon to enter an Average Representative Credit score manually or to select the Not Applicable check box.
-
When the Not Applicable check box is selected, a blank value is populated to the Average Representative Credit Score field.
-
When an API is used to both select the Not Applicable check box and populate a value for the Average Representative Credit Score, the check box takes precedent. The Average Representative Credit Score field will remain blank and will not be populated with a value.

When a user runs DU, the value is populated to both the Average Representative Credit Score and the Average Median Credit Score.
-
When DU returns an Average Median Credit Score, the value will not overwrite the Average Representative Credit Score if the Lock icon has been clicked to enable manual entry.

A new section has been added to the Homeownership Education and Housing Counseling section of the 1003 URLA - Lender input form. This new section enables users to enter a separate set of information for homeownership education that is populated on the FNMA SCIF (Supplemental Customer Information Form) output form. Previously, the input form contained only one section that was used to document the housing counseling information for the loan. The following image shows the new section for homeownership education at the top of section L5, and the updated section for housing counseling at the bottom.
The new education section contains the same set of information as the home counseling section, with the following exceptions:

Clients who previously entered home counseling and education fields in the Encompass Reporting Database will need to have their administrators modify the field descriptions in the Encompass Reporting Database to distinguished between the homeownership education and housing counselling fields.

After updating to Encompass 22.3, the new education section will display for both new and existing loans. For existing loans, the data previously entered in the Homeownership Education and Housing Counseling section will be retained in the new home counseling section of Section L5.

These changes apply only to loans created after updating to Encompass 22.3. The updates to the drop-down list are not visible in loans existing prior to the update to Encompass 22.3.

An issue was resolved that resulted in two separate field calculations (one for mortgage insurance and one for housing expenses) being used to populate the value for the proposed monthly expenses for Mortgage Insurance (field ID 232) on input forms such as the 2015 Itemization and the 1003 URLA - Lender. The same value was derived from both calculations, but one of the calculations was formatted with decimals and the other was formatted without. When these differently formatted values were populated to the Mortgage Insurance field, Encompass interpreted the change in decimal values as a change in the field value, which resulted in the triggering of Field Trigger Business Rules associated with the Mortgage Insurance field.

Custom input forms can now contain up to six buttons for linking to liabilities recorded on the Verification of Liabilities (VOL) input form. These buttons open the Import Mortgage from Liability pop-up window to enable users to link to a liability for an additional mortgage. These buttons are similar to the Link Liabilities buttons that display for additional properties on the 1003 URLA Part 3.

In Encompass 22.1, the new Workflow Tasks tool was introduced in Encompass (desktop version). The tool enabled loan team members to view tasks assigned to them, track the status of the tasks, and their due dates. By utilizing the options for user roles in Encompass, multiple users assigned with different roles can work on tasks in parallel across milestones. In this 22.3 release, the tool has been enhanced to provide additional capabilities that previously were only available in the web version of Encompass. When using the desktop version of Encompass, authorized loan team members can now start a new workflow task, switch tasks, update task details such as priority and due date, view and complete sub-tasks, disposition sub-tasks, and open the sub-task count.

Encompass users can now add, edit, or delete the Sub-Servicer for an eNote. The Sub-Servicer options are available on the eNote tab in the Encompass eFolder or in the Encompass eVault portal.
To Add or Edit a Sub-Servicer from the Rights Holders Table

A new Action menu icon has been added to the Sub-Servicer entry on the Rights Holders table.

If a sub-servicer is already assigned the eNote, a Clear icon displays when you hover your mouse pointer over the Action icon.

Sub-servicers can only be deleted using the sub-servicer Action icon in the Rights Holders table. They cannot be deleted using the Action icons on the upper-right of the eNote tab or the Encompass eVault portal.

There is a parent-child relationship between the master servicer and the sub-servicer. When you change the master servicer, the sub-servicer clears, and a new sub-servicer must be selected. However, after you select a master servicer, you can change the sub-servicer without changing the selection for master servicer.
Sub-servicers cannot be deleted using the Action menu icons on the upper-right of the eNote tab or the Encompass eVault portal. They can only be deleted using the sub-servicer Action icon in the Rights Holders table.

The following loan-level fields have been added to enable Encompass eClose users to track information about the currently active eClose package. These fields are available in the Encompass Reporting Database and can be added to an Encompass Pipeline view, reports, and custom input forms.

eClose eSign Complete (field ID 4797) - A Y/N field that indicates whether all parties have finished eSigning the closing documents.
-
eClose Package Delivery Date (field ID 4798) - A date field that indicates when the closing package was created in the eDelivery Platform.

eClose Package Available Date (field ID 4799) - A date field that indicates when the closing package can be accessed by all parties.
-
eClose Package Expiration Date (field ID 4800) - A date field that indicates when the all parties must finish signing the closing package.
When there is no active eClose package, these fields are blank. When there are multiple eClose packages, data displays only for the active package. All times are provided in Pacific Time, regardless of the Encompass user’s local time zone.
These fields will refresh automatically after the Encompass 22.3 Major Release. If you are using these fields in a test environment prior to the Encompass 22.3 Major Release, you need to open a loan file to refresh the data in the fields.
To Add the Fields to a Pipeline View:

AllRegs
This section discusses a new Search AllRegs button now available in Encompass enabling users to easily answer questions about their loan without having to open a separate application. Search results from Encompass are confined to the following AllRegs libraries:
- Freddie Mac Single Family
- Fannie Mae Single Family
- FHA
- VA
- Investor Library (add on product)
- Our Library (add on product)
State and Federal Compliance libraries are not currently available in the new AllRegs Search from Encompass. Users will need to log in to their AllRegs account in a different browser using their login credentials.
Authorized Encompass users can now use the new Search AllRegs button located in the loan file header area for a direct connection to relevant AllRegs content. With AllRegs, you can find trustworthy information on the ever-changing agency guidelines, underwriting requirements, compliance regulations, and investor information. Encompass loan team members can click this button to consult needed regulatory or guidance content to move the loan forward without having to contact a different loan team member within their organization for more information.
A valid AllRegs user account is required to access AllRegs from this button. Please note that this button may not be enabled for Encompass testing environments. For more information on accessing AllRegs, contact your Encompass relationship manager.

Encompass administrators can use the new Search AllRegs button option located on the Personas setting’s Loan tab to manage user access to the new Search AllRegs button. Select this option to enable the persona to access and click this button when working in the loan file.

Encompass Settings
Administrators and authorized users working in the Encompass Settings can now click the new Encompass - Web Version Settings link for easy access to their company’s administrative settings in the web version of Encompass. After clicking the link, the web version of Encompass - Web Version Settings screen opens in a separate modal window. There, administrators can set up and manage their company’s settings for the web version of Encompass.
As part of this update, new labels to differentiate between the web version of Encompass settings and the desktop version of Encompass settings have also been introduced as shown below.

New options have been added to the Personas setting for Enhanced Conditions to enable administrators to manage access rights for importing Desktop Underwriter (DU), Loan Product Advisor (LPA), Federal Housing Authority (FHA) and EarlyCheck findings to loan files. Personas that are granted access rights will be able to create conditions from underwriting findings as well as findings from delivery quality engines.
To manage these access rights, go to Encompass Settings > Company/User Setup > Personas, and then select the Enhanced Conditions tab. Select the condition type in the left panel, and then select the import options that will be accessible to the persona in the Import section of the Add Condition menu within the loan file.
While these new persona options are available to administrators in Encompass 22.3, this option is not currently enforced. Enforcement of these options for personas will be available in a future release.

The Investor Connect Setup category in Encompass Settings has been moved from the External Company Setup category into its own category in Encompass Settings. The Deliver Loans settings for Encompass Investor Connect are accessible in this category (just like it was in previous Encompass releases).

On the Web Version tab in the Personas settings, a new Make Primary option is now available with the Underwriting Center persona options. Administrators can use this option to control user access to the Make Primary button in the Underwriting Center in the web version of Encompass. Encompass users can use this button to identify their primary order so they can continue placing subsequent orders (with the same or different Automated Underwriting Service) without interrupting their workflow. Identifying the primary order can also be leveraged for business rules.

When configuring business rules, administrators can now select the new Save Loan option when indicating which actions need to be completed in a loan originated from a TPO Connect website application in order to trigger the business rule. Select the Save Loan option to ensure that saving a TPO loan will trigger the business rule. (Other conditions and criteria may also be required before the rule will be triggered.)

Loan Action Completion: In section 4 of the rule settings screen where you select required documents, tasks, fields, and milestones that need to be completed before the business rule will trigger, the Save Loan option is listed for each of these options when TPO loan actions is selected.

Persona Access to Loan Actions: In section 4 of the rule settings screen, the Save Loan option is included in the list of Loan Actions that can be selected for the rule.
While this Save Loan TPO Action is available to administrators in Encompass 22.3, this option is not currently enforced. Enforcement of this TPO Action for business rules will be available in future release.

Persona Access to Loans business rules that provide a persona with Custom access to fields can now be used to control a persona’s access to Lock icons and their associated fields on a Windows-based form or tool. Windows-based forms or tools can be identified by the lack of a form name at the bottom of the input form or tool, whereas Encompass native forms display a form name at the bottom.
For example, the Closing Disclosure Page 1 has a form name at the bottom and is not a Window-based form.
The Disclosure Tracking Tool does not have a form name at the bottom and is a windows-based input form.

When a Field Triggers Business Rule has been created for custom fields that use calculations based on data from the change of circumstance records for a loan, the business rule is now executed when a change of circumstance record is deleted. A new Access to AIQ Analyzers check box has been added to the ICE Mortgage Technology AIQ tab in the Personas setting (Encompass > Settings > Company/User Setup > Personas) so an administrator can give a persona access to AIQ Analyzers. The check box is cleared by default. The Access to AIQ check box must be selected before the Access to AIQ Analyzers check box can be selected. When the Access to AIQ check box is cleared, the Access to AIQ Analyzers check box is disabled and cannot be selected.
Companies that have enabled the ICE Mortgage Technology AIQ Service can now configure persona access to a button for accessing the ICE Mortgage Technology AIQ Analyzers. The ICE Mortgage Technology AIQ Analyzers are used to analyzer income data from a loan in Encompass, compare income documents for the loan, and identify any discrepencies that need to be addressed. When the check box is selected for a persona, the persona can view and use the AIQ Analyzers button in the header for a loan. When the check box is cleared, the button is not visible.

A new Import Analyzer Income Data check box has been added to the ICE Mortgage Technology AIQ tab in the Personas setting (Encompass > Settings > Company/User Setup > Personas) to configure whether a persona can import income data from the ICE Mortgage Technology AIQ Analyzer.
When the check box is selected, a persona can view and use the Import Data button that displays on the Income Analyzer Message window. The Income Analyzer Message window is accessed by clicking an Income Analyzer alert on the Alerts & Messages panel in a loan file.
When the Access to AIQ Analyzers check box is selected in the Personas setting, the Import Analyzer Income Data check box is enabled for selection but is cleared by default.
When the Access to AIQ Analyzers check box is cleared in the Personas setting, the Import Analyzer Income Data check box is also cleared and is disabled (grayed out) for editing.

A read-only Price Concession Amount field (field ID 4787) has been added to the Secondary Lock Tool window. The field is located on the Buy/Sell tab directly below the Custom Price Adjustments section.
When a price concession is initiated by a user via the Encompass Product and Pricing Service (EPPS), the concession is populated to the field. This information is required before the rate can be locked and confirmed. The Price Concession Amount is included in the calculation for the Total Price Adjustment (field ID 2142).

A new Pending option is available for the Rate Lock Price Concession Request Status field (field ID 4791). This read-only field does not display on any default Encompass input forms, but it is available in the Encompass Reporting Database and can be added to custom forms and reports. The field is populated by the Encompass Product and Pricing Service (EPPS) when pricing data is imported into a loan by EPPS. The options available for this field now include Pending, Approved, Denied, and a blank value.

Two categories, Purchased Loan Amount and Purchased Loan Amount Percentage, have been added to the Update Get Trade Assignment Stats and Update Get Trade Pipeline APIs to enable users to know how much of their allocated loans have been delivered or purchased in a correspondent trade.

The "Purchased Amount" and "Purchased Percentage" column headers have been renamed to "Purchased UPB Amount" and "Purchased UPB Percentage".

New "Purchased Loan Amount" and "Purchased Loan Amount Percentage" columns have been added.
In addition, the following changes have also been made.

The calculations for the Purchased Loan Amount and Purchased Loan Amount Percentage have been added.

Purchased Loan Amount - Sum of the loan amount of all loans allocated to the trade that are purchased (defined as dates populated in field ID 3567 (Purchased)).
Dates populated in field ID 3940 (Rejected), field ID 4242 (Withdrawal Requested), field ID 4120 (Withdrawn), field ID 4207 (Canceled), and field ID 4208 (Voided) are not included in the Purchased Loan Amount calculation.

A new field, Purchased Loan Amount (field ID CorrespondentTrade.PurchasedLoanAmount), has been added to the correspondent trade reports.
Enhanced Conditions
A virtual field used to record the owner of an enhanced condition now displays on the Condition Details widow for enhanced conditions and can be added to Encompass reports, business rules, custom print forms, and Pipeline views.
The drop-down list includes all available roles in Encompass. The default owner for a condition is configured by your Encompass administrator in the Encompass settings, but a user can assign a different owner on the Condition Details window as needed.
The Owner drop-down list is also available in the Enhanced Condition window in the Enhanced Condition setting (Encompass > Settings > eFolder Setup > Enhanced Conditions). Administrators can use this field to configure the default value that displays on the Conditions Detail window when an Encompass user adds an enhanced condition to the eFolder for a loan.
After creating an enhanced condition with an assigned owner, your Encompass administrator can add the Owner field for the condition to the Encompass Reporting Database and run reports that include the field.
The field ID for these fields uses a naming convention with a standard prefix of Enhanced.OWN. followed by the condition type, a period, and then the condition name:

After adding the field to the reporting database, the field can be added to Encompass reports, business rules, custom forms, and Pipeline views. For example, the Owner field can be added as a required field in a Field Data Entry or Field Triggers business rule by manually entering the field ID.
The Owner field can also be inserted into a custom print form.
To Add the Owner Field to a Custom Print Form:

When creating or editing a custom print form, select the Enhanced Condition (single condition) option in the Category drop-down list.

Select Condition Owner from the Field Name list.

When the Select Enhanced Condition window opens, select the field and then click Insert.
To Add the Owner Field to a Custom View of the Encompass Pipeline:

When using the Enhanced Conditions setting to create and customize conditions that apply to their company’s loan file workflow, administrators can now use the new Owner field provided on the Enhanced Conditions pop-up screen to indicate the owner of the condition.
The Owner field is a drop-down field consisting of the roles defined in the Roles setting. Select a role as the owner of the condition. The selected role will be indicated as the owner of the condition on the Condition Details page in the desktop and web versions of Encompass. Typically, the owner of the condition is responsible for satisfying the condition. However, this Owner field is purely informational, and a different loan team member may be assigned to satisfy the condition.

When a custom print form includes an Enhanced Condition (by Option) field configured to display Both options for the condition description, the internal condition description now displays on the custom print form when an internal condition does not have both an external description and an internal description. The Both option is selected in the Select Options window when configuring the Enhanced condition in the Custom Print Form setting (Encompass > Settings > Loan Setup > Custom Print Forms).
Previously only the external condition description was populated to the form. If the external description was blank, no description would be populated for the condition.

The primary borrower’s Date of Birth (field ID 1402) has been added to the list of fields that must be completed before borrowers submitting a loan from an Encompass Consumer Connect website will be prompted to purchase GEICO homeowner’s insurance.

All values from the amortization schedule in Encompass are now passed directly to the Encompass Docs Solution to ensure that the data used in Encompass and on output forms generated by the Encompass Docs Solution are synchronized. Previously the raw data from the Encompass amortization schedule was passed to the Encompass Docs Solution, which would run separate calculations to determine the LTV values in the schedule. In scenarios involving some construction or FHA loans, the calculations resulted in discrepancies between the LTV values in Encompass and in the Encompass Docs Solution. This issue has been resolved and the data and LTV values are now synchronized between the amortization schedule shown in Encompass and the amortization schedule used in documents generated by the Encompass Doc Solution.
