Fixed Issues for Version 22.3 (Banker Edition)
This section describes the issues that have been fixed in this release.
Why we fixed these issues: These issues were fixed to improve usability and to help ensure Encompass is operating as expected. The issues that are chosen to be fixed are based on the severity of their impact to clients and client feedback.
Encompass Forms and Tools
An issue was introduced in Encompass 22.2 that resulted in an Object reference error being generated when clients attempted to open or log into the Enhanced Conditions Tool. This issue has been resolved and clients can now access the tool again as expected.
NICE-41206
Some Encompass users received form load Exception errors when attempting to open a custom input form. The error occurred when enhanced Disclosure Tracking tool records were included in the loan file, typically as part of an Encompass eClose workflow. This issue has been resolved. Enhanced Disclosure Tracking records no longer trigger the Exception error when opening a custom input form.
NICE-40696
Some Encompass users experienced an issue where the View Documents button was not available on the Details tab in the Disclosure Details window that is accessible when viewing disclosure records in the Disclosure Tracking tool. This issue occurred in loan files that were originated in the web version of Encompass or from an Encompass Consumer Connect or Encompass TPO Connect web application. Updates have been made to ensure the View Documents button is displayed here for these types of loans. (Note that the View Documents button will not be displayed for disclosure tracking records that are created manually and not system generated.)
When the Documents Sent section of the Disclosure Details window is empty, and a loan team member clicks the View Documents button, the list of sent loan documents will be regenerated (if loan documents have been sent). A progress bar providing the status of this regeneration process will display, and once complete, the Documents Sent section will be populated with the documents. The documents can then be viewed.
Persona settings applied for this button will still be enforced. Loan team members who do not have access to this button due to their persona settings will not be able to access this button.
NICE-38151, NICE-38153, DOCP-31292
(Updated on 9/29/2022)
On the version of the Verification of Mortgage (VOM) input form that is used with URLA 2020 loan forms, the label for the Property Status (S, PS, R) drop-down list (field ID FM0124) has been changed to Property Status.
CBIZ-36590
An issue was resolved with the Lock icon for the Total Lender Paid CC (field ID LENPCC) on the 2015 Itemization input form. Previously a double icon displayed next to the field. The Lock icon for the Total Lender Paid CC was displaying on top of and almost completely covering a second Lock icon that controlled the Total Other Paid CC (field ID OTHPCC) field. Only a small portion of the second icon was visible at the very bottom of the first icon. However, clicking the exposed portion of the second icon would lock or unlock the Total Other Paid CC field. This issue has been resolved and the second Lock icon has been removed from the Total Lender Paid CC field.
CBIZ-39667
An issue was resolved that caused the information in the Mailing Address section of the 1003 URLA -Part 1 to be cleared when the Same as Current check box (field ID 1819 or 1820) was selected in the Mailing Address section for the borrower or co-borrower and the X icon on the upper-right of the Former Address section was then clicked to delete the information in the Former Address. This issue has been resolved and the Mailing Address information no longer clears in the scenario described above.
Workaround Information
The following workaround was provided for this production issue and is no longer required for the Encompass 22.3 release and later:
-
Clear and then reselect the Same as Current check box.
CBIZ-42470
An issue was resolved with the option that displays in the next to last position on the Title drop-down list (field ID IR0128) on the Request for Transcript of Tax input form. Prior to the Encompass 22.3 release, the last two entries on the list displayed as blank values. However, only the final option at the bottom of the list was a blank value. The entry just above the final entry displayed as a blank value but was actually the option for Vice President. When this entry was selected, it appeared as a blank value on the input form but displayed as Vice President on the output form. This issue has been resolved and the next-to-last entry on the drop-down list now displays as Vice President on the input form.
CBIZ-44977
Users can now click the Cash From/To the Borrow field (field ID 142) on the 1003 URLA - Lender input form to manually copy the amount from the field. Previously when a user clicked the field, the 1003 URLA - Lender form would jump to the Total Credits section. Users were only able to copy the amount by first clicking the Lock icon next to the Cash From/To the Borrow field to open it for editing. This issue has been resolved and users can now highlight and copy the amount from the Cash From/To the Borrow field without first clicking the Lock icon.
Additional, when a user clicks the field, the correct field ID now displays in the status bar at the bottom of the form. Previously, the bar displayed field ID URLA.X119, which is the next field that Encompass advances to when a user tabs out of field 142.
Workaround Information
The following workaround was provided for this production issue and is no longer required for Encompass 22.3 and later.
-
Click the Lock icon next to the Cash From/To the Borrow field to open the field for editing. Then copy the value and click the Lock icon again.
CBIZ-36582
When you use the Encompass Form Builder to create a custom input form that includes a button that uses a macro to open a VOE pop-up window, the window now opens correctly from the custom form when a user clicks the button. Previously, clicking the button would cause an Object reference not set to an instance of an object error message to display.
CBIZ-41324
When using the Custom Input form setting (Encompass > Settings > Loan Setup > Custom Print Forms) to add Enhanced Conditions (multiple conditions) to a custom input form, the full names of the enhanced conditions are now visible in the Field Name drop-down list on the Insert Data Fields pop-up window. The width of the pop-up window has been increased to display the full name for all the conditions in the drop-down list. Previously the end of the condition name was truncated when a name exceeded the width of the drop-down list field, as shown in the image below.
CBIZ-41381
The Titles to the Property Will be Held in What Name(s) (field ID URLA.X136) is now updated after deleting a non-borrowing owner who was previously added to the File Contacts tool with a Vesting Type of Title Only, Title Only Trustee, or Title Only Settler Trustee. The vesting information in the Titles to the Property Will be Held in What Name(s) field is now updated to remove the individual.
CBIZ-44625
The All Other Payments (field ID 1733) on the Transmittal Summary input form, Prequalification tool, and Loan Comparison tool is now updating when the Pending Sales Date (field ID FM0159) on a Verification of Mortgage input form is moved from after the Closing Date (field ID 748) to prior to the Closing Date. Previously the All Other Payments amount was not updating even after a loan was saved. An Encompass user would have to open the RegZ-LE or RegZ-CD to trigger the field update. Note that the Debt-to-Income (DTI) ratio for the loan was also not updating until the All Other Payments field updated. This issue has been resolved and the All Other payments field and DTI are both recalculated when the Pending Sales Date is updated to be earlier than the Closing Date.
Workaround Information
The following workaround was provided for this production issue and is no longer required for Encompass 22.3 and later.
-
Open the RegZ-LE or RegZ-CD to trigger the calculation.
CBIZ-45776
The Zip code (field ID 15) for the Subject Property is now clearing or returning to a previously entered code when an Encompass user tries to enter a Zip code for a state where the Loan Officer assigned to the loan is not licensed. Previously a pop-up message would indicate that the Loan Officer was not licensed in the state, but when the pop-up message was closed, the Zip code field would not clear the field or revert to a valid Zip code if one had previously been entered. This issue has been resolved and an invalid Zip code is no longer retained in the field after closing the pop-up message.
Workaround Information
The following workaround was provided for this production issue and is no longer required for Encompass 22.3 and later.
-
Manually enter a valid licensed Zip in field 15
CBIZ-40324
When the Secondary or Investment check box is selected for Property Will Be (field ID 1811) on input forms such as the Borrower Summary - Origination or 1003 URLA - Lender and the Subject Property check box (field ID FM0128) is selected on the Verification of Mortgage (VOM) input form, the Net Income/Loss (field ID FM0132) on the VOM now automatically updates when the following proposed monthly fields are changed on forms such as the 1003 URLA - Lender or the 2015 Itemization:
-
Homeowner’s Insurance (field ID 230)
-
Association/Project Dues (Condo, Co-Op, PUD) (field ID 233)
-
Other (field ID 234)
-
Property Taxes (field ID 1405)
Previously, the amount for the Taxes, Ins, Expenses (field ID FM0121) on the VOM was updating under the scenario described above, but a recalculation was not being triggered for the Net Income/Loss (field ID FM0132).
Workaround Information
The following workarounds were provided for this production issue and are no longer required for Encompass 22.3 and later.
-
Click the Lock icon for the Net Income/Loss and then click the Lock icon again to trigger the recalculation.
-
Or open the Closing Disclosure Page 1 or the RegZ-CD input form to trigger the recalculation.
CBIZ-44406
An issue occurred where if a lock request was submitted by User A, and then User B made a change on the Secondary Lock Tool and selected Save Progress, the Secondary Registration/Snapshot List Requested On column was updated with User B’s name and the Requested By column was updated to the date when User B made the change. This issue has been resolved and once the lock request is submitted, the Requested On and Requested By columns are no longer updated.
This change is also reflected on the Secondary Lock Tool where the initial Requested By and Lock Date fields are not updated once the lock request is submitted.
An issue occurred where if a TPO Loan Officer/Processor was created under an External TPO Company - Company Extension, that loan officer/processor was not displayed in the Loan Officer Name (field ID TPO.X61)/Loan Processor Name (field ID TPO.X75) drop down lists on the TPO Information tool. This issue has been resolved and Company Extension loan officers/processors are displayed in the Name drop down lists.
An issue occurred on the Lock Request Form where the Lien Position Type (field ID 2958) was updated with the value from the Lien Position (field ID 420) on the Borrower Summary - Origination when the loan was priced. This issue has been resolved and the Lien Position Type value now remains unchanged when the loan is priced.
An issue occurred with the Sub Financing pop up window on the Lock Request Form. If the Lien Position Type (field ID 2958) was updated from “First” to “Subordinate”, the mortgage amount in the Sub Financing pop up window was displayed in the 2nd mortgage field. However, when the Save button was selected, the mortgage amount in the Sub Financing pop up window was displayed in the 1st mortgage field. This issue has been resolved and the mortgage amount in the Sub Financing pop up window is displayed in the correct field based on the Lien Position Type.
An issue occurred where the Loan Pricing Decimal Places setting for field ID 2276 (Sell Side Lock and Pricing SRP from Investor) was set to “10” but the Field Reader API rounded the value for field ID 2276 to 3 decimal places while the Secondary Lock Tool displayed all 10 decimal places for field ID 2276. This issue has been resolved and both the Field Reader API and the Secondary Lock Tool display the same number of decimal places for field ID 2276.
An issue occurred on the Secondary Lock Tool where if the Buy Side Investor Commitment # (field ID 2215) in the Buy Side Lock and Pricing column was blank and then the Copy from Buy Side button was selected, the Sell Side Investor Commitment # (field ID 2286) in the Sell Side Lock and Pricing column was cleared. This issue has been resolved and the Sell Side Investor Commitment # value is no longer cleared if the Buy Side Investor Commitment # is blank.
HELOC Loans
An issue was resolved that affected HELOC loans with existing values for the Initial Advance (field ID 1888), Cash From/To the Borrower (field ID 142), and the total due from borrower Less Total Mortgage Loans and Total Credits (field ID 1844). For these loans, the amounts in fields 142 and 1844 were not updating correctly when the Initial Advance amount was updated unless an Encompass user saved the loan, clicked the Lock icon for field 142 twice, or opened the Loan Estimate, Closing Disclosure, RegZ-LE or RegZ-CD input form. This issue has been resolved and Encompass now triggers a recalculation of the fields when the Initial Advance amount changes.
Workaround Information
The following workaround options were provided for this production issue and are no longer required for the Encompass 22.3 release and later:
-
Save the loan.
-
Click the Lock icon for field ID 142 twice.
-
Open the Loan Estimate, Closing Disclosure, RegZ-LE, or RegZ-CD input forms.
CBIZ-42476
The Initial Advance (field ID 1888) for a HELOC loan no longer clears when you apply a Loan Program template to a HELOC loan.
Workaround Information
The following workaround was provided for this production issue and is no longer required for Encompass 22.3 and later.
-
After applying the Loan Program template, manually re-enter the Initial Advance amount.
CBIZ-45215
An issue has been resolved that resulted in the following two results being returned after running a subordinate loan with a blank HELOC Drawn Total (field ID CASASRN.X167) through Freddie Mac’s LPA (Loan Product Advisor):
-
LPA validation issued a warning for the HELOC Subordinate Lien Amount.
-
LPA returned an error message: “SubordinateLienHELOCAmount - Required field - must be numeric with two decimals and no special characters”
The following logic has been implemented to resolve this issue:
-
The HELOC Drawn Total is set to 0.00 if any of the following are true:
-
There is a liability record (VOL) in the loan.
-
There is a verification of additional loan record (VOAL) in the loan.
-
The HELOC new financing not linked draw amount (field ID 4489) is not blank.
-
-
If none of above conditions are true, and the calculation for the HELOC Drawn Total is 0.00, the field is left blank.
Workaround Information
The following workaround was provided for this production issue and is no longer required for the Encompass 22.3 release and later:
-
Click the Lock icon next to the HELOC Drawn Total field and manually enter 0 or 0.00.
CBIZ-33173
FHA Loans
An issue was resolved that resulted in a warning message not displaying when the loan amount exceeds the FHA county limit under the scenario described below:
-
FHA was selected for the Loan Type (field ID 1172).
-
The Loan Amount (field ID 1109) was entered.
-
The Loan Type was changed to something other than FHA.
-
The Loan Amount was changed to an amount that exceeds the FHA county limit.
-
The Loan Type was changed back to FHA.
Previously the warning message would not display under the scenario described above and the FHA check box would not be selected. This behavior would also occur if the Loan Type had been changed back to FHA by applying a template. This issue has been resolved and the following message now displays in the scenario described above.
Workaround Information
The following workaround was provided for this production issue and is no longer required for Encompass 22.3 and later.
-
Remove the loan amount, select FHA, and then re-enter the loan amount to trigger the pop-up message.
CBIZ-23758
Piggyback Loans
When the Payment Deferred for First Five Years check box (field ID URLA.X209) is selected on the 1003 URLA - Lender input form for a second lien loan, and the Piggyback Loans tool is then used to link the loan to a first lien loan, the Payment Deferred for First Five Years check box (field ID URLARAL0123) is now selected on the Verification of Additional Loans input form in the first lien loan. Previously, the check box was not selected in the first lien loan when the two loans were link via the Piggyback Loans tool.
CBIZ-39393
The field for the Lock Plan Code (field ID 3041) and the drop-down list for the Impounds Type (field ID 2962) on the Lock Request Form tool are no longer clearing after running Fannie Mae Desktop Underwriter (DU) or Freddie Mac Loan Prospector (LP) on piggyback loans. Previously, these fields were cleared on the first piggyback loan after running DU or LP if the rate for the first loan was not locked. This issue has been resolved and the values for the Lock Plan Code and Impound Types are no longer cleared after running DU or LP.
Workaround Information
The following two workarounds were provided for this production issue and are no longer required for Encompass 22.3 and later.
-
After running DU or LP, manually re-enter the information in the Lock Plan Code and Impound Types fields.
-
Make sure any loan fields that are synchronized with the Lock Plan Code and Impound Types fields are not blank.
CBIZ-45477
ATR/QM
The QM Annual Percentage Rate (field ID M.X381) now updates immediately when changes are made to other fields in the loan that are used in the calculation for the QM Annual Percentage Rate. Previously the field would not update until an Encompass user saved the loan file, which caused a temporary discrepancy between the QM Annual Percentage Rate and Annual Percentage Rate (field ID 799) used for ATR/QM purpose.
Workaround Information
The following workaround was provided for this production issue and is no longer required for Encompass 22.3 and later.
-
Save the loan to trigger the calculation
CBIZ-40690
The USDA Annual Fee escrow impound amount from line 1010 on the 2015 Itemization input form has been removed from the calculation that populates the ATR/QM Total points and fees applicable under section 32 (field ID S32DISC.X48) on the Qualification tab on the ATR/QM Management input form. This adjustment has been made to match the calculation used in tests run by the Encompass Compliance Service. Previously the USDA Annual Fee was being included in ATR/QM points and fees.
Workaround Information
The following workaround was provided for this production issue and is no longer required for Encompass 22.3 and later.
-
Click the Lock icon for total points and fees and manually remove the amount within the line Item.
CBIZ-33740
eClose
The eClose Loan Audit window now enforces Persona Access to Fields business rules. Previously users were able to click a field on the eClose Loan Audit window and then edit the field in the eClose Loan Audit Editor window even when the field was restricted by a Persona Access rules. Beginning with the Encompass 22.3 release, these fields are no longer modifiable on the eClose Loan Audit window.
DOCP-41932
Issues have been resolved that previously occurred after sorting documents on the eClose Add Additional Documents window in alphabetic order, selecting a document, and then selecting a recipient:
-
The Save button is now enabled. Previously the button was disable and could not be clicked.
-
The correct recipient is now selected. Previously the recipient was assigned to a different document.
Under the scenario described above, the Save button is now active and the recipient is now assigned to the selected document.
Workaround Information
The following workaround was provided for this production issue and is no longer required for Encompass 22.3 and later:
-
Do not sort the additional documents before adding them to the eClose package.
DOCP-41008
An issue was resolved that caused the Save button on the eClose Loan Audit Editor window to be disabled after an edit was made to the Aggregate Escrow Setup input form. This scenario would occur when a user clicked an Aggregate Escrow Setup field on the eClose Loan Audit window and then used the eClose Loan Audit Editor window to adjust the Aggregate Escrow Setup input form. This issue has been resolved and the Save button is now enabled immediately after an edit is made to an entry in the Aggregate Escrow Setup input form.
Workaround Information
The following workaround was provided for this production issue and is no longer required for Encompass 22.3 and later:
-
Click a different entry on the Loan Audit window, for example one of the Recommended fields, to make the Save button become active.
DOCP-40668
An issue was identified in several customer environments that caused the eClose Loan Audit Editor window to not open when a field was clicked on the eClose Loan Audit window. Instead of opening the editor, the Loan Audit window would remain open. This issue has been resolved and the editor is now opening correctly in the affected environments.
DOCP-40040
An issue was resolved that cause some Encompass users to be unable to perform a redraw of a previously sent eClose package unless the user’s persona had the eNote check box selected on the Loan tab in the Personas setting (Encompass > Company/User Setup > Personas). This issue has been resolved and a user can now redraw an eClose package that the user previously sent without having the eNote check box selected in the Personas setting.
Workaround Information
The following workaround was provided for this production issue and is no longer required for Encompass 22.3 and later:
-
Select the eNote check box on the Loan tab in the Personas setting.
DOCP-39578
When the full name of stacking template is too long to display in the Select a Template drop-down list on the Manage Closing: Closing Package window, a user can now hover the mouse pointer over the template in the drop-down list to view the full name on the template in a pop-up window.
DOCP-39573
The Select a Template drop-down list on the Manage Closing: Closing Package window now lists the closing stacking templates in alphabetical order.
DOCP-39572, DOCP-44819
Electronic Document Management
An issue was resolved that resulted in no entries displaying when using the Borrower Pair columns to search for documents or conditions assigned to All borrower pairs on the eFolder Documents tab or on the condition tabs. Previously the search would return no results, even when the eFolder included documents or conditions that had All selected in the For Borrower Pairs field on the Document Details window or on the condition details window. This issue has been resolved and the eFolder now correctly displays the appropriate entries when filtering for documents or conditions assigned to All borrower pairs.
Workaround Information
The following workaround was provided for this production issue and is no longer required for Encompass 22.3 and later:
-
Select the blank value from the drop-down list at the top of the For Borrower Pair column, click the column header to arrange the entries alphabetically by borrower pairs, and then scroll through the list to locate the All entries.
DOCP-27839
For companies using the new Encompass document viewer, the Edit window in the new eFolder document viewer no longer closes directly after an Encompass user extracts one or more pages from an eFolder file attachment. This enables an Encompass user to perform page extractions multiple times on the same files attachment without having to reopen the Edit window after each extraction.
Previously, when a user selected pages and then clicked the Apply button on the Extract Pages pop-up window, the pop-up window and the Edit window were closed, and the document viewer displayed the thumbnail view.
To enable users to keep the Edit window open after extracting pages, a new Apply and Exit button has been added to the Extract Pages pop-up window and the following actions are executed when a user clicks the Apply or Apply and Exit buttons:
-
Apply - The Extract Pages pop-up window closes, but the Edit window remains open. Use this option to perform page extractions multiple times on the same file attachment without having to reopen the Edit window after each extraction.
-
Apply and Exit - The pop-up window and Edit window close, and the document viewer displays the thumbnail view. Use this option if you are done extracting pages from the file attachment.
DOCP-36656, DOCP-40031
(Added on 10/28/2022)
When using the new Document Viewer in the Encompass eFolder File Manager window, an update has been made to the way names are assigned to pages that are dragged and dropped from a file in the Unassigned section into an existing document in the Documents section. Beginning with the Encompass 22.3 Major Release, a page that is dragged and dropped onto an existing document is now assigned the same name as the document on which it is being dropped.
Previously the page would be named Untitled.
DOCP-42416
Business Rules
The Corp Name (field ID 1863) on the Borrower Information-Vesting input form can now be populated using a Field Triggers business rule. Previously, Field Triggers business rules were not populating data to the field and a read-only field error message would display even though the field is an editable, non-calculated field.
CBIZ-35110
When a Loan Form Printing business rule prevents a user from printing an Encompass form, the following confirmation message no longer displays:
The forms have been added to the eFolder File Manager. When the Print window is closed, the File Manager window will be opened.
Previously, when an Encompass user received a cancellation message indicating that the form could not be printed due to missing required fields, the confirmation message shown above would display when the user clicked Cancel on the cancellation message pop-up window. This message displayed even though the custom form was not added to the eFolder. This issue has been resolved and the confirmation no longer displays when printing is prohibited by a Loan Form Printing business rule.
CBIZ-44427
Persona Access to Loans business rules that provide Custom access to edit the following fields and their Lock icons are now working correctly:
-
HOEPA Status (field IDs HMDA.X13 and LOCKBUTTON_HMDA.X13)
-
Debt to Income Ratio (field IDs HMDA.X36 and LOCKBUTTON_HMDA.X36)
-
Loan Term (field IDs HMDA.X83 and LOCKBUTTON_HMDA.X83)
-
Intro Rate Period (field IDs HMDA.X84 and LOCKBUTTON_HMDA.X84)
Previously, personas were able to click the Lock icons and edit the fields, but the fields would revert to their previous value after the persona saved the loan file. This issue has been resolved and changes are now being retained for these fields under the scenario described above.
CBIZ-28119
When the SSA-89 Social Security Number Verification (Borrower) print form has been added to an Auto Print Selection business rule, the form now displays correctly on the Print window when the business rule is triggered. Previously the form was not displaying as expected in the Selected Forms panel on the print window when the business rule was triggered.
Workaround Information
The following workarounds were provided for this production issue and are no longer required for Encompass 22.3 and later.
-
Manually add the SSA-89 Social Security Number Verification (Borrower) output form to the print window.
CBIZ-46092
Loan Templates
When the Interest Only / Interest Only Term check box (field ID 2982) in the Loan Features section in the 1003 URLA - Lender input form has been selected in an existing loan, the check box now clears when applying a template under the following conditions:
-
The Interest Only / Interest Only Term check box is not selected in the template.
-
The Append Template Data check box is not selected in the Apply Loan Template window when the Encompass user applies the template.
Previously, after applying a template to a loan as described above, the Interest only months would be cleared, but the Interest Only / Interest Only Term check box would be selected and would be disabled from editing.
Workaround Information
The following workaround was provided for this production issue and is no longer required for Encompass 22.3 and later:
-
Enter a value for the Interest Only Months (field ID 1177) to select the Interest Only / Interest Only Term check box, tab out of the field, and clear the value for the Interest Only Months.
CBIZ-40035
Blank Verification of Employment (VOE) entries are no longer created when using a Loan Duplication template (Encompass > Settings > Loan Templates > Loan Duplication) with the following configuration to duplicate a loan:
-
The check boxes for the Loan Duplication template are selected for Borrower Information, Co-Borrower Information, Borrower Employer Information, Co-Borrower Employer Information, Borrower Present Address to Borrower's Present Address, and Co-Borrower Present Address to Co-Borrower's Present Address.
-
The following fields were added to the Additional Fields section for current, additional, and previous employment records: the borrower and co-borrower years and months on the job, the date hired, and the end date (field IDs FE0113, FE0116, FE0133, FE0151, FE0213, FE0216, FE0233, FE0251, FE0351, FE0451, FE0514, FE0551, FE0614, FE0651).
When creating a loan using the Loan Duplication template described above, blank VOE entries were being created if the loan being duplicated had blank values entered in the Additional Fields listed above. This issue has been resolved and blank VOE entries are no longer created when using a Loan Duplication template that is configured as described above.
CBIZ-41063
An issue was resolved that affected Field Triggers Business Rules configured to apply a Loan Program Set template. The business rule was not applying the Loan Program Set template under the following scenario:
-
The Field Triggers Business Rule applied a Loan Template Set that included only a Data Template.
-
The Loan Program field (field ID 1401) was selected as the trigger field.
-
The Loan Program field was updated by clicking the Find icon and selecting a loan program.
The business rule was applied when manually entering or copying a template name into the Loan Template field.
This issue has been resolved and a Loan Template Set is now applied correctly under the scenario described above.
CBIZ-40644
The appropriate fields on the UCD tab on the Adjustments and Other Credits pop-up window are now being populated correctly when applying Data Templates created prior to 2019 with data in sections K and L. This window is accessed in the Data Template by clicking the Edit icon on the Calculating Cash to Close section on the Loan Estimate Page 2 or Closing Disclosure Page 3 form.
Data templates created prior to the Uniform Closing Dataset (UCD) updates implemented in 2019 use different field IDs in sections K and L. Loans using the old data templates would display blank values for these fields because of the field ID updates. This issue has been resolved and the data in the older templates is now mapped to the appropriate fields on the Adjustments and Other Credits pop-up window. For example, the data in the outdated field IDs CD3.X13, CD3.X15, and CD3.X17 are now copied to field IDs CD3.X310, CD3.X314, CD3.X318.
Workaround Information
The following workaround was provided for this production issue and is no longer required for Encompass 22.3 and later.
-
Open the data template, remove the values, tab out of the fields, and then retype the values.
CBIZ-44657
Encompass administrators can now create a Loan Programs template (Encompass > Settings > Loan Templates > Loan Programs) with the of any installment option selected for late charges. Previously the Late Charge section of the template did not include an option for of any installment in the drop-down list. This issue has been resolved and the of any installment option now displays in the drop-down list
Workaround Information
The following workaround was provided for this production issue and is no longer required for Encompass 22.3 and later:
-
After applying a Loan program template, open the loan file and manually adjust the field ID 1719 on the Closing Disclosure Page 4 input form.
CBIZ-45455
Loan File Import and Exports
An issue was resolved that caused a dictionary key error message to display when attempting to import some FNMA 3.4 loan files into Encompass. The same issue would cause an unable to parse the file content error message to display when attempting to import the loan file into Encompass TPO Connect. These errors displayed when there was an incorrect association between the borrower role and the additional loan information within the FNMA loan file. When this scenario occurs, Encompass now searches other roles in the loan file to establish the correct association for additional loan information and import the loan file without displaying an error message.

The base pay amounts are now importing correctly into the Verification of Employment (VOE) records created in Encompass when importing a MISMO 3.4 loan file with multiple current employment records. Previously the first VOE would record the base pay correctly, but any additional VOE records would display the total of the base pay for each additional record plus the base pay for the previously added employment record. For example:
-
The second current employment record would display the combined base pay for the first and second employment record.
-
The third current employment record would display the combined base pay for the first, second, and third employment record.
This issue has been resolved and each current VOE entry now displays the correct base pay for the associated employment record.
Workaround Information
The following workaround was provided for this production issue and is no longer required for Encompass 22.3 and later.
-
Manually update the base pay value to match the appropriate amount in the MISMO 3.4 file.

An issue was resolved that caused the What Type of property did you own drop-down list for the borrower and co-borrower (field IDs 981 and 1015) in Section 5a on the 1003 URLA Part 4 input form to not populate correctly after importing a MISMO 3.4 loan file into Encompass. For MISMO 3.4 loan files that included an entry for FHASecondaryResidenceIndicator, no selection would be populated in the What Type of property did you own drop-down list. This issue has been resolved and the What Type of property did you own values are now being imported correctly.
Workaround Information
The following workaround was provided for this production issue and is no longer required for Encompass 22.3 and later.
-
After importing a MISMO 3.4 loan file, manually select the options for the drop-down lists.

Encompass Settings
Encompass administrators can use the System Administration > Unlock Loan File setting to unlock read--only loan files that are currently open and/or locked due to an unplanned closure or disconnect from Encompass when the loan file was open. Once unlocked by the administrator, authorized loan team members can then access and update the loan file. Updates have been made in Encompass 22.3 to ensure that once an administrator selects a loan file in the setting’s Locked Loan Files list, and then clicks the Unlock button to unlock the loan, the loan file is then automatically removed from the Locked Loan Files list. This update helps to make it clear which loans in the Encompass instance are currently locked.
NICE-35569
An issue occurred where an error message “Error [object Object]” was displayed when a custom date field was added to a Configurable Workflow Template in Encompass. This issue has been resolved and custom date fields can be added to Configurable Workflow Templates.
An issue occurred where a user with read-only persona access to an Encompass TPO Connect custom field formatted as an editable drop down could not see that field’s value on the Company Details Custom Fields tab because the value was highlighted in blue. This issue has been resolved and the field value is visible for a user with read-only persona access to that field.
Encompass Software Development Kit (SDK)
An issue occurred in the Encompass SDK with plugins that include a Loan.Refresh() call. When the plugin code triggered, it would execute the Loan.Refresh() (i.e., the loan would be updated with values made by other API calls within the plugin) as expected. However, the trigger events stopped working after the initial Loan.Refresh() call. This issue has been resolved and the plugin triggers now continue to work after the first time the Loan.Refresh() call is executed.

An issue was resolved that caused Line 1202 fields on the 2015 Itemization input to not populate correctly when fields on the Line 1202 Recording Fee pop-up window were populated via the Encompass SDK, as shown in the table below.
Pop-Up Window Fees Populated via SDK | Line 1202 Fees Not Updating Correctly |
---|---|
Deed (field ID 2402) Mortgage (field ID 2403) Releases (field ID 2404) |
Line 1202 itemized fees (field ID 1636) Line 1202 borrower-paid fees (field ID 390) |
This issue has been resolved and the correct amounts are now populating to the Line 1202 fields when the SDK populates related fields on the Recording Fee pop-up window.
Workaround Information
The following workaround was provided for this production issue and is no longer required for the Encompass 22.3 release and later:
-
Open the Recording Fee pop-up window and click OK.

Additional Fixed Issues
An issue occurred where Encompass users without permission to access loan folders in the Encompass Pipeline (based on their assigned persona or user group) were able to create new loan files. When this type of user attempted to view the Encompass Pipeline, they received an Application error message advising them to contact their system administrator. But if they clicked Ignore on this message, they were able to return to the Pipeline, where a new loan folder called 0 Folders are selected was automatically created and displayed. These users could then create and save loan files to this folder. While these users could not access a loan file in this folder once it was saved, administrators could.
This issue has been resolved and users without access to loan folders cannot create a new loan file. These users can access the Pipeline and view the 0 Loans are selected folder, but the New loan icon is disabled (grayed-out).

Some Encompass users reported an issue where persistent error messages related to DateTime Conversion were being logged in Event Viewer after logging into Encompass and after log in. This resulted in the Windows logs being cluttered and difficult for users to review and manage. The cause of these error messages was identified and addressed. These persistent messages in Event Viewer are no longer occurring.

Missing countries have been added and spelling corrections have been made to existing entries in the Select Country pop-up window that displays when a user selects the Foreign Address check box for a Mailing Address and then clicks the Find icon next to the Country field (field IDs URLA.X269 and URLA.X270) to search for and select a country.
Workaround Information
The following workaround was provided for this production issue and is no longer required for the Encompass 22.3 release and later:
-
Manually enter the name or the country.

For loans originated on a subject property in North Carolina, the SellerPaidLumpSum (line 91) on the North Carolina Compliance Report is now populated with the Seller Credit (field ID CD3.X108) from the Closing Disclosure Page 3. Previously the SellerPaidLumpSum was populated with the seller’s Total Estimated Settlement Charges (field ID NEWHUD.X278) from the 2015 Itemization input form. However, the seller’s Total Estimated Settlement Charges included both seller-paid and seller-obligated fees. This issue has been resolved and the North Carolina Compliance Report uses only seller-paid fees for the SellerPaidLumpSum.
Workaround Information
The following workaround was provided for this production issue and is no longer required for Encompass 22.3 and later.
-
Manually adjust the values in the SellerPaidLumpSum column on the NC Compliance Report.
CBIZ-33759
An issue occurred where if the Flat Tolerance or Conditional Tolerance setting on the Company Details Commitments tab was configured, and then a Best Efforts correspondent trade was created, the values set for the Flat/Conditional Tolerance settings were not applied. This issue has been resolved as follows:
-
If Flat Tolerance is set, the Tolerance field should be populated with the Flat Tolerance percentage and the field cannot be edited.
-
If Conditional Tolerance is set, once the Trade Amount is entered, the Tolerance field should be populated with the conditional tolerance percentage and the Tolerance field cannot be edited.
An issue occurred where a generic error message “Unknown Exception: The operation was canceled.” was displayed when the getTradePipeline API time limit was set to 6300 or above. This issue has been resolved and a more descriptive error message “Request time limit has been exceeded.” is displayed when the getTradePipeline API fails because of the time limit.

The Earliest Closing Date portion of the 'Compliance Timeline Calculation for RESPA-TILA' section in the Disclosure Tracking Settings in Encompass (Encompass > Settings > Loan Setup > Disclosure Tracking Settings) has been removed. Initially introduced in Encompass 22.3, this new section, which included three checkboxes that enable Encompass administrators to customize the calculation for the earliest closing date for loans using the RESPA/TILA 2015 forms, is no longer included on the Disclosure Tracking Settings screen. The new Earliest Closing Date section will be reintroduced in a future Encompass release.

An issue occurred where business rules set up to execute based on loan updates or conditions (such as changes to the rate lock) were not executing when the events or conditions occurred. This issue has been resolved and the business rules are now operating as expected. Please note that this issue with business rules occurred only when the loan updates were made by Encompass Partners via the Encompass SDK.
To fix this issue, an enhancement to how field triggers and other triggers are compiled and cached that was introduced in Encompass 22.3 has been rolled back and removed from the new Encompass 22.3.0.2 release.
Again, the Encompass SDK has been repackaged with this 22.3.0.2 update. If you are utilizing the Encompass SDK, upgrading to this new package is required to ensure that your SDK has the same functionality as this latest version of Encompass.
