Encompass 21.1 Release Notes - Banker Edition

These are the release notes for the Encompass 21.1 Major Release. They include a high-level overview of new features, feature and form enhancements, and fixed issues, followed by more detailed information and instructions where appropriate.

In addition to the information about this Major Release, these release notes also provide information about an update (21.1.0.1) released on February 13, 2021 to provide feature enhancements and address issues discovered during testing.

This Encompass 21.1 Major Release will be applied to your users' computers automatically and cannot be controlled manually via the Encompass Version Manager tool. Users will receive the update upon their initial log in of Encompass following the release.

What's in This Release

• URLA Updates - For loans using the new URLA forms, various updates are provided in this release including a new ‘Buydown Type’ on the URLA – Lender form, updates to the Net Rental Income calculation for VOMs, and updates to address fields on the ATR/QM form. Several issues related to URLA forms have also been addressed.

• New Correspondent Lending Fields - New fields to collect insurance information for correspondent properties are now provided for use on custom forms and in the Encompass Reporting Database.

• Updates to the New Document Viewer

• New Allow ONRP for Cancelled/Expired Locks Setting

• FHA County Limits Table Updated for 2021

Attention Encompass Administrators!

The following Encompass 21.1 features and settings may require additional action by the Encompass administrator. For example, by configuring or adjusting options in the Encompass settings, or reviewing and revising existing business rules affected by the new features. Please review these features to determine whether updates are required for your Encompass settings or business rules. In addition, refer to the Encompass Settings sections of the Feature Enhancements and Fixed Issues pages for specific information about new and updated Encompass settings.

Refer to the Encompass Administrator Checklist for the 21.1 Major Release  for a list of Encompass settings to review and adjust to support the policies and procedures you use when working with your installation of Encompass.

• URLA Updates - For loans using the new URLA forms, various updates are provided in this release including a new ‘Buydown Type’ on the URLA – Lender form, updates to the Net Rental Income calculation for VOMs, and updates to address fields on the ATR/QM form. • New Correspondent Lending Fields - New fields to collect insurance information for correspondent properties are now provided for use on custom forms and in the Encompass Reporting Database.

• Web-Based Encompass Login Screen Now Used When Publishing from Input Form Builder - When publishing a new form or form package from the Encompass Input Form Builder, the new Web-based Encompass Log In screen (introduced in Encompass 20.2) is now provided for the user to log into the source Encompass instance (where the custom forms are located) and then log into the instance where you want to import the forms.

• New Generate LE & Disclosures Option Added to External Company Settings - On the External Company Setup > Company Details settings screens that administrators use to configure the settings for third party originators (TPOs), a new Generate LE & Disclosures option is now provided in the Organization section of the Basic Info tab.

• New TPO Loan Action Options now Available for Business Rules - The following new TPO Actions are now available for administrators to select for the Loan Action Completion, Field Data Entry, Field Triggers, Persona Access to Fields, Persona Access to Loans, and Persona Access to Loan Actions:

  • Request Title Fees
  • Generate Loan Estimate/Disclosures
  • Order Appraisal Request

• New Persona Access Options for TPO Account Management Added to TPO Connect Site Settings -New options have been added to the TPO Connect > Access to Manage Account Page section of the Personas setting to provide greater granularity for administrators around controlling user access to options on the My Account page in TPO Connect websites.

• New Allow ONRP for Cancelled/Expired Locks Setting - A new Allow ONRP for Cancelled/Expired Locks setting has been added to the Lock Desk Setup Lock Desk Schedule/ONRP Tab and the Company Details ONRP Tab that enables cancelled or expired locks to be relocked during the Overnight Rate Protection (ONRP) window when no date has been entered in field ID 3917 or field ID 4119.

• FHA County Limits Table Updated for 2021 - The FHA County Limits for 2021, announced by HUD, have been incorporated into the Encompass FHA County Limits table in Encompass Settings.
