Encompass 23.1 Major Release
(Version 23.1.0.0/23.1.0.1/23.1.0.2 Server Patch 1)

These are the release notes for the Encompass 23.1 Major Release. They include a high-level overview of new features, feature and form enhancements, and fixed issue, followed by more detailed information and instructions where appropriate.

These release notes also provide information about updates to the 23.1 release (23.1.0.1 and 23.1.0.2 Server Patch 1) that were made available on February 23, 2023 and March 18, 2023 to address issues discovered during testing.

This Encompass 23.1 Major Release will be applied to your users' computers automatically and cannot be controlled manually via the Encompass Version Manager tool. Users will receive the update upon their initial log in of Encompass following the release.

What's in This Release

Highlights of this release include the following:

  • New Input Form to Designate Lender eSigner Representatives for eClose - A new eSigner Representatives input form has been added to Encompass to enable lenders to assign Encompass users as representatives for different third-party eSignatures used in the eClose process. This form enables user to quickly select Encompass users to serve as eSigner representative for eClosing and to automatically populate their contact information from within Encompass.

  • New Section F Added to the VA Loan Analysis Input Form - A new Section F – Disposition of Application and Underwriter Certification has been added to the 26-6393 VA Loan Analysis input form.

  • Updates to the VA 26-1805 Reasonable Value Input Form - To make the VA 26-1805 Reasonable Value input form consistent with the output form, the layout of the input form has been revised and organized into six sections. Two existing fields have been updated, and 21 new fields have been added.

  • Updates to Input Forms to Clearly Identify Transfer Tax Line Items - On the 2015 Itemization input form, the labels for line items 1204 and 1205 have both been changed to Transfer Tax and new City/County/Stamps and State Tax/Stamps drop-down lists are provided for line 1204 and 1205, respectively.

  • Ability to Waive Escrow for Mortgage Insurance - Lenders now can waive escrow for mortgage insurance payments for a loan. Previously mortgage insurance payments were always escrowed by default and could not be waived. To support this update, changes have been made to the escrow workflow and a new Escrowed check box has been added to the following input forms: 2015 Itemization, Aggregate Escrow Setup, and Closing Disclosure Page 4.

  • Updates to the HELOC Minimum Payment and Worst-Case Payment Schedules - Updates have been made to the Minimum Payment Schedule and Worst-Case Payment Schedule calculations for adjustable rate HELOCs to ensure that the rate does not drop lower than the ARM Floor (field ID 1699) or go higher than the Max Allowable APR (field ID 1893).

  • Permanent Financing Loan Created from a Construction-Only Loan No Longer Treated as Subordinate - When creating a construction-only loan and then creating a linked construction-permanent loan, the permanent financing loan is no longer treated as a subordinate loan for the construction-only loan. This scenario occurs when the Construction check box (field ID 19) and Construction Perm Disclosed Separately (field ID 4084) check boxes are selected on the Loan Info tab on the Construction Management input form, and the clicking the New Perm button on the Linked Loans tab.

  • Updated Logic for the HMDA Loan Term Field for Biweekly Loans - Updates have been made to the logic for the HMDA Loan Term (field ID HMDA.X83) to include biweekly loans and to ensure that the HMDA Loan Term field is never populated with a blank value. These updates apply to loans with a Reverse Mortgage field (field ID HMDA.X56) that is either blank or populated with a value other than Reverse Mortgage.

  • Access Encompass Consumer Connect Admin Portal from Encompass Home Page - From the Encompass Home page, Encompass WebCenter and Loan Center users with persona access can now click the Manage your Consumer Connect Portal link to access their Encompass Consumer Connect Admin portal (i.e., the Consumer Connect Admin page). There WebCenter and Loan Center administrators can set up and manage a Consumer Connect Basic website, and users can look up borrowers and review website statistics.

  • Ability to Update TPO List Added to TPO Docs Setting - The ability to modify the list of TPO companies in the Choose TPO Companies panel on the TPO Docs setting has been added.

  • Updates to Configurable Workflow Template Setting for Chromium - The Configurable Workflow Template setting has been updated to use the Chromium-based engine.

  • Two New Price Concession Fields Added to Current Lock Tab on Secondary Registration Tool - To enable users to easily determine the total corporate price concession and the total branch price concession amounts, a new Total Corporate Price Concession (field ID 4858) field and a new Total Branch Price Concession (field ID 4857) field have been added to the Current Lock tab on the Secondary Registration tool.

  • Logic Added to Version Migration to Validate and Fix TPO Compensation Plan End Dates - The version migration has been updated to include logic to validate that only the latest version of a compensation plan will include “Null” in EndDate.

Attention Encompass Administrators!

The following Encompass 23.1 features and settings may require additional action by the Encompass administrator. For example, by configuring or adjusting options in the Encompass settings, or reviewing and revising existing business rules affected by the new features. Please review these features to determine whether updates are required for your Encompass settings or business rules. In addition, refer to the Encompass Settings sections of the Feature Enhancements and Fixed Issues pages for specific information about new and updated Encompass settings.

Refer to the Encompass Administrator Checklist for the 23.1 Major Release  for a list of Encompass settings to review and adjust to support the policies and procedures you use when working with your installation of Encompass.

  • Update to the Funding Worksheet Persona Settings - In previous versions of Encompass, administrators could manage this persona access with the Funding Worksheet option in the Encompass Settings > Company/User Setup > Personas > Web Version tab > Standard Web Forms panel. This option has been removed. Starting in Encompass 23.1, administrators can use the Funding Worksheet option in the Encompass Settings > Company/User Setup > Personas > Forms/Tools tab.

  • Update to the Closing Docs > eNote Tab Personas Setting Label - On the Encompass Settings > Company/User Setup > Personas > Loan tab, the Encompass eClose > eNote Tab persona category has been renamed to eNote.

  • ICE Mortgage Technology AIQ Option Now Included in Persona Settings Report - When administrators configure Persona Settings Reports, the ICE Mortgage Technology AIQ option is now being selected when the administrator selects the Select All option for the items to include in the report.

  • Two New Price Concession Fields Added to Current Lock Tab on Secondary Registration Tool - To enable users to easily determine the total corporate price concession and the total branch price concession amounts, a new Total Corporate Price Concession (field ID 4858) field and a new Total Branch Price Concession (field ID 4857) field have been added to the Current Lock tab on the Secondary Registration tool.

  • New eClose Closing Docs Persona Option: Package Signing Date - A new Package Signing Date option has been added to the Personas > Loan > Closing Package Management > setting.

  • Update to eClose Package Expiration Setting in Encompass Admin Tools - Using the eClose category in the Encompass Admin Tools, administrators can use the Package expiration default days option to select when the eClose package expires: after one day, two days, or on the day of signing.

  • Update to Prevent Administrators from Deleting Users Who are Currently Logged In - Encompass now performs additional checks when an administrator attempts to delete a user profile from the Company/User Setup > Organization/Users tool in Encompass Settings.

System Requirements & SDK Upgrade Requirement for Encompass

Have you reviewed the latest System Requirements and upgraded the SDK?

Before downloading or applying this new Encompass release, it is important to verify the latest system requirements for Encompass client machines. Please review the System Requirements for Encompass to ensure your environment meets the requirements needed to operate Encompass successfully.

Microsoft .NET Framework 4.8 Required for Encompass 23.1 (Customer Action Required)

The Microsoft .NET Framework 4.8 is required for Encompass 23.1. Prior to upgrading to Encompass 23.1, customers must install .NET Framework 4.8 and validate it is enabled on their Encompass client systems. The .NET Framework 4.8 is not part of the Encompass 23.1 install package.

If .NET Framework 4.8 is not enabled, customers attempting to open Encompass using the AppLauncher.exe file in the SmartClientCache file directory will be prompted to exit or install .NET Framework 4.8 and they will not be able to open Encompass.

It is strongly recommended that you enable .NET Framework 4.8 on your Encompass client systems no later than February 1, 2023 in preparation for the planned Encompass 23.1 release. Please review the Updates for System Requirements in the Feature Enhancements section for more information.

The Encompass Software Development Kit (SDK) enables developers to build custom applications that can be added on, or connected to, Encompass and the ICE Mortgage Technology Platform. If you are utilizing the Encompass SDK, a major Encompass release like this one requires you to upgrade the Encompass SDK run time environment to match the newly updated Encompass Server. If you fail to upgrade the SDK, your application will not be permitted to connect to the updated Encompass Server.

If your SDK application utilizes the Encompass SmartClient, you can automate this process so the SDK is upgraded automatically every time you apply an Encompass release. If your SDK application is installed on a computer at your location, you must manually upgrade the SDK for every release. For instructions for automating the upgrade process or manually upgrading the SDK, refer to the Upgrading the Encompass SDK page or view the SDK Programmer’s Guide.
