These release notes also provide information about updates (22.3.0.1 and 22.3.0.2) to the 22.3 release that were made available to address an issue discovered during testing.

This Encompass 22.3 Major Release will be applied to your users' computers automatically and cannot be controlled manually via the Encompass Version Manager tool. Users will receive the update upon their initial log in of Encompass following the release.

What's in This Release

Highlights of this release include the following:

  • AIQ Income Analyzer Alerts - If your company has purchased the ICE Mortgage Technology AIQ service, two new categories of alerts are now available that notify users of credit analyzer alerts and enable users to access income analyzer alert data from the AIQ service, compare it with Encompass loan data, and select the data that will be used for the loan.

  • Audit Trail for eClose and eDisclosure Packages - The Disclosure Tracking Tool in Encompass now provides access to separate audit trails for each eClose or eDisclosure package in a loan.

  • Ability to Itemize Credits in Section M on the URLA 2020 Forms - For loans using the URLA 2020 input forms, a new Itemize Credits check box has been added to the Total Credits section of the 1003 URLA - Lender input form to enable Encompass users to choose whether to itemize credits in Section M.

  • Updates to the Request for Transcript of Tax Input Forms for IRS 4506-C Versions - To enable the collection of additional data required by the IRS, updates have been made to the Request for Transcript of Tax and Request for Transcript of Tax (Classic) input forms when the Use IRS 4506-C check box (field ID IRS4506.X67) is selected.

  • Ability to Add, Edit, or Delete eNote Sub-Servicers - If your company uses the eClose feature, Encompass users can now add, edit, or delete the Sub-Servicer for an eNote.

  • Updates to the Average Representative Credit Score - Updates have been made to the Average Representative Credit Score to resolve an issue that caused an AUS Data Discrepancy Alert to trigger after receiving a Fannie Mae DU (Desktop Underwriter) report for a loan with only one borrower.

  • Enhancements to Workflow Tasks Tool - When using the desktop version of Encompass, authorized loan team members can now use the Workflow Tasks tool to start a new workflow task, switch tasks, update task details such as priority and due date, view and complete sub-tasks, disposition sub-tasks, and open the sub-task count.

Attention Encompass Administrators!

The following Encompass 22.3 features and settings may require additional action by the Encompass administrator. For example, by configuring or adjusting options in the Encompass settings, or reviewing and revising existing business rules affected by the new features. Please review these features to determine whether updates are required for your Encompass settings or business rules. In addition, refer to the Encompass Settings sections of the Feature Enhancements and Fixed Issues pages for specific information about new and updated Encompass settings.

Refer to the Encompass Administrator Checklist for the 22.3 Major Release  for a list of Encompass settings to review and adjust to support the policies and procedures you use when working with your installation of Encompass.

  • Update on Additional Chromium-based Engine Support in Encompass - With the Encompass 22.3 Major Release, Encompass login screens will begin using the Chromium-based engine. The affected login screens are: Encompass, Admin Tools, Settings Sync Tool, and Input Form Builder. If you are upgrading from Encompass 22.2 to 22.3, then you have already downloaded the Chromium engine DLL file. It does not need to be downloaded again during this upgrade. Once the 22.3 upgrade is complete, the Encompass Log In screen displays and you can proceed. However, any time the RemoveUAC executable is run to remove configuration files from the SmartClientCache file directory after upgrading to 22.3, the DLL file will be removed and then re-downloaded when you start logging back into 22.3 with the Encompass Launcher. The subsequent Encompass Log In screen will not display until the entire DLL file has been re- downloaded. This DLL takes some time to download, so you should expect a delay in the loading of the Encompass Log In screen. After upgrading to 22.3, there is also a one time download of the DotNetBrowser.Chromium.Win-x64.dll, (100MB) when the Encompass Admin Tools (or EncAdminTools.exe) application is run for the first time.

  • Access to the ICE Mortgage Technology AIQ Analyzer from Within Encompass - If your company has purchased the ICE Mortgage Technology AIQ service, users can now access the AIQ Income Analyzer from within Encompass to analyze and calculate the borrower’s income. A new Access to AIQ Analyzers check box has been added to the ICE Mortgage Technology AIQ tab in the Personas setting (Encompass > Settings > Company/User Setup > Personas) so an administrator can give a persona access to AIQ Analyzers. A new Import Analyzer Income Data check box has been added to the ICE Mortgage Technology AIQ tab in the Personas setting (Encompass > Settings > Company/User Setup > Personas) to configure whether a persona can import income data from the ICE Mortgage Technology AIQ Analyzer. Encompass administrators can also add a button to a custom input form to open the AIQ Income Analyzer web page.
  • AIQ Income Analyzer Alerts - If your company has purchased the ICE Mortgage Technology AIQ service, a new category of alerts is now available that enables users to access income data from the AIQ service, compare it with Encompass loan data, and select the data that will be used for the loan.

  • Access the AllRegs Search Tool from Encompass - Authorized Encompass users can now use the new Search AllRegs button located in the loan file header area for a direct connection to relevant AllRegs content. With AllRegs, you can find trustworthy information on the ever-changing agency guidelines, underwriting requirements, compliance regulations, and investor information. Encompass administrators can use the new Search AllRegs button option located on the Personas setting’s Loan tab to manage user access to the new Search AllRegs button.

  • Access to the Web Version of Encompass Settings from the Desktop Version of Encompass - Administrators and authorized users working in the Encompass Settings can now click the new Encompass - Web Version Settings link for easy access to their company’s administrative settings in the web version of Encompass. After clicking the link, the web version of Encompass - Web Version Settings screen opens in a separate modal window.

  • New Persona Options for Enhanced Conditions - New options have been added to the Personas setting for Enhanced Conditions to enable administrators to manage access rights for importing Desktop Underwriter (DU), Loan Product Advisor (LPA), Federal Housing Authority (FHA) and EarlyCheck findings to loan files. Personas that are granted access rights will be able to create conditions from underwriting findings as well as findings from delivery quality engines.

  • New Investor Connect Setup Category in Encompass Settings - The Investor Connect Setup category in Encompass Settings has been moved from the External Company Setup category into its own category in Encompass Settings. The Deliver Loans settings for Encompass Investor Connect are accessible in this category (just like it was in previous Encompass releases).

  • New Make Primary Option Added to the Web Version Personas Settings - On the Web Version tab in the Personas settings, a new Make Primary option is now available with the Underwriting Center persona options. Administrators can use this option to control user access to the Make Primary button in the Underwriting Center in the web version of Encompass.

  • New Loan Save TPO Action Added to Business Rules - When configuring business rules, administrators can now select the new Save Loan option when indicating which actions need to be completed in a loan originated from a TPO Connect website application in order to trigger the business rule.

  • Persona Access to Loans Business Rules Can Now Be Applied to Lock Fields on Windows-Based Forms - Persona Access to Loans business rules that provide a persona with Custom access to fields can now be used to control a persona’s access to Lock icons and their associated fields on a Windows-based form or tool.

  • Field Triggers Business Rules Now Work for Custom Fields Based on Change of Circumstance Records - When a Field Triggers Business Rule has been created for custom fields that use calculations based on data from the change of circumstance records for a loan, the business rule is now executed when a change of circumstance record is deleted.

  • New Owner Field Added to Enhanced Conditions Template - When using the Enhanced Conditions setting to create and customize conditions that apply to their company’s loan file workflow, administrators can now use the new Owner field provided on the Enhanced Conditions pop-up screen to indicate the owner of the condition.

  • Encompass ZIP Code Database Update - The Encompass ZIP Code database has been updated with the latest available ZIP Code data.

System Requirements & SDK Upgrade Requirement for Encompass

Have you reviewed the latest System Requirements and upgraded the SDK?

Before downloading or applying this new Encompass release, it is important to verify the latest system requirements for Encompass client machines. Please review the System Requirements for Encompass to ensure your environment meets the requirements needed to operate Encompass successfully.

The Encompass section of the System Requirements & Compatibility Matrix has recently been updated. Earlier versions of Microsoft .NET Framework and Windows operating systems previously listed in this Matrix have been removed since they have reached their end of lifecycle according to Microsoft policies. As additional versions reach their end of lifecycle, they will be removed from this Matrix accordingly. Please visit the System Requirements for Encompass to review the current versions of Microsoft .NET Framework and Windows operating systems that are supported with Encompass. The Encompass Software Development Kit (SDK) enables developers to build custom applications that can be added on, or connected to, Encompass and the ICE Mortgage Technology Platform. If you are utilizing the Encompass SDK, a major Encompass release like this one requires you to upgrade the Encompass SDK run time environment to match the newly updated Encompass Server. If you fail to upgrade the SDK, your application will not be permitted to connect to the updated Encompass Server.

If your SDK application utilizes the Encompass SmartClient, you can automate this process so the SDK is upgraded automatically every time you apply an Encompass release. If your SDK application is installed on a computer at your location, you must manually upgrade the SDK for every release. For instructions for automating the upgrade process or manually upgrading the SDK, refer to the Upgrading the Encompass SDK page or view the SDK Programmer’s Guide.
