Encompass Updates and Enhancements to Features - 23.2 Major Release
This section discusses the updates and enhancements to existing forms, features, services, or settings that are provided in this release.
Forms & Tools Enhancements
A new ARM Precision policy was added to the Admin Settings for the desktop version of Encompass which enables the Index % field (field ID 688) to display five decimals versus three decimals. If this setting is enabled, the following fields will also use five decimals when this policy is set to Five Decimals.

All Encompass field calculations that use Index % (field ID 688) will be logically adjusted based on the current ARM Precision setting (three or five decimals) in Admin Tools.

In addition to the change above, the following fields have been added to or adjusted on the Application View/Loan Information form to support displaying the adjusted fully indexed rate for ARM loans. These fields are visible when selecting the Edit icon next to the If Adjustable Rate label.

Index Date (field ID 4898) - Editable date field that indicates when the index rate was retrieved or edited. This field is populated by Encompass (when a user clicks the Get Index button or an external source sends this information to Encompass), but it can be edited and updated manually as well.

Adjusted Fully Indexed Rate (field ID 3296) - This field displays the result of applying the existing decimal rounding logic (three or five decimals) to the Margin + Index value (field ID 1827) and then rounding the value to three decimals (regardless of the ARM Index Precision setting). Note that this field will be calculated when all of the following fields are populated:

ARM Index Precision (field ID 4912) - This loan-level field is populated by default with the ARM Index Precision option selected in Admin Tools, but users can use this field to manually override the Admin Tools setting and apply three decimals or five decimals rounding logic to the Index % (field ID 688) for the current loan only.

ENCW-81193, ENCW-82649
New Authorized VOE (Verification of employment), Authorized VOI (Verification of Income), and Authorized VOA (Verification of Assets) fields are now provided in the Verification Information section of the Borrower Summary - Origination input form. These 12 fields for Authorized VOE, Authorize VOI, and Authorized VOA information were added to capture the indicator and date that the borrower authorizes the VOE, VOI, and VOA. This information is provided from the Verification of Employment / Verification of Income / Verification of Assets data entered in the loan file in Encompass Consumer Connect.
Although these fields are now available in Encompass, the mechanism to automatically populate these fields with the applicable VOI and VOA information from Encompass Consumer Connect loan files is not currently available. This functionality will be provided in a future Encompass release. In the interim, users may manually enter information in these fields.

A new Payoffs and Payments page is now available on the Funding Worksheet tool when the Use Alternate (field ID LE2.X28) option is set to Yes on the Loan Estimate Page 2 form. This alternate section displays up to 15 liabilities that have been paid off by the borrower, and is available when the user selects Transaction Summary on the Funding Worksheet. Each entry includes an entry in to To column that lists the payee and a description of the purpose, and an entry in the Amount column that lists the amount of the paid-off liability. At the bottom of this section, the total of all entries displays in line K. Total Payoffs and Payments.
To Edit Liabilities:

Click the Show All (VOL) button to navigate to the Verifications - Liabilities form.
To View and Edit Payoff Entries:

Select the Payoffs & Payments button to open the Payoffs and Payments window. The window has two sections:

Disbursement to Others - This section lists the liabilities with balances, including a check box to indicate whether the liability is Paid Off, and columns for the Creditor Name, Description of Purpose, Balance, and Payoff Amount.

Calculating Cash to Close - This section displays the information from the Calculating Cash to Close section on the Closing Disclosure - Page 3.

In the Disbursement to Others section, Select a Paid Off option to mark the disbursement as paid.
To Add Non-VOL Adjustment Data:

Select the Payoffs and Payments button.
-
Select Add.
-
On Add Other Adjustment window, complete the following information:
-
Adjustment Type - Select Gift, Grant, Rebate Credit, or Other from the list

Adjustment Description - Enter a description of the adjustment (up to 100 characters)

Adjustment Other Description - If Other is selected for Adjustment Type, enter a description for the adjustment

Adjustment Amount - Enter the amount of the adjustment

When finished, select Ok.

The Paid Off option is disabled for non-VOL entries.
-
The Include check box is selected by default and indicates that the paid off amount for that borrower pair will be included in the Total Payoffs and Payments (K) field. To exclude the paid off amount for the borrower pair, clear this option.

When the Include check box is selected for an entry on the Payoffs and Payments table, the adjustment is included in the calculation for the Estimate Total Payoffs and Payments (field ID LE2.X31) on the Loan Estimate Page 2, the K. Total Payoffs and Payments (field ID CD3.X80) on the Closing Disclosure Page 3, and the Final Payoffs and Payments (K) (field ID CD3.X84) on the Closing Disclosure Page 3. For purposes of calculation, all adjustments added via non-VOL process are treated as credits (reducing borrower cash to close). When the Include check box is cleared or when a record is deleted, Encompass updates the calculations to remove the adjustment from the three fields mentioned in the preceding bullet point.

ENCW-81179
A new Mortgage Broker Disclosure section has been added to the State-Specific Disclosure Information form for loans where the subject property is in Washington D.C. This new section enables lenders to input the data points needed to generate the new Mortgage Broker Disclosure form.
The following existing fields have been added to the form:

Five lines for entering Application Fee Refund Conditions (field IDs DISCLOSURE.X125, DISCLOSURE.X126, DISCLOSURE.X164, DISCLOSURE.X165, and DISCLOSURE.X166).

A field for the amount of the application fee that is refundable (field ID DISCLOSURE.X297).

Two fields for listing the services provided or performed by the Broker (field IDs DISCLOSURE.X103 and DISCLOSURE.X104).
ENCW-81807
A field lock icon has been added to the Refinance Cash Out Amount field (field ID ULDD.RefinanceCashOutAmount) on the ULDD/PDD Fannie Mae input form. When a user imports values from the iLAD XML file, the refinance cash out amount imported to this field will retain the imported value. Users can then elect to select the field Lock icon to return the field to the system calculated value.

A new Section F – Disposition of Application and Underwriter Certification has been added to the 26-6393 Loan Analysis input form.
Section F includes the following new fields:

Examiner/Underwriter Recommendation check boxes (field ID VALA.X31) - Select the Approved or Disapproved check box to indicate the underwriter recommendation for the application. Only one check box can be selected at a time. By default, both check boxes are blank.

Examiner / underwriter recommendation Date (field ID VALA.X32) - To enter a date, click the Calendar icon or type a date in the field.

Final Action check boxes (field ID VALA.X33) - Select the Approved or Disapproved check box to indicate the final action on the application. Only one check box can be selected at a time. By default, both check boxes are blank.

A new checkbox has been added to the HELOC Management > HELOC Program form to provide users with an option use a leap year calculation (366 days) or to not use a leap year calculation (365 days) when Encompass calculates the Daily Periodic Rate for HELOC loans.
On the HELOC Management > HELOC Program form, users can select the new Omit 366 Day Leap Year Calc checkbox (field ID 4913) to indicate that Encompass will calculate the Daily Periodic Rate (field ID 4549) based on a 365-day year. When this checkbox is not selected, Encompass will use a 366-day year to calculate the daily periodic rate.

Three new fields to calculate LTV, CLTV, and HCLTV/HTLTV have been added to the Freddie Mac Additional Data form to support LPA submissions and calculations.

By default, these fields cannot be edited and are calculated by Encompass. Authorized users may click the field lock for a field to manually type a value that overrides the calculated value.

LTV: The LTV is determined slightly differently depending on the loan purpose and loan type.

When determining the property value and loan amount for non-FHA or non-VA loans, Encompass uses the LTV logic in the calculation. The LTV ratio is calculated by dividing the total loan amount (field 2) by the purchase price (field 136) or the appraised value (field 356), whichever is lower. For FHA and VA purchase loans, the LTV logic is also used in the calculation, but the LTV is calculated by dividing the loan amount (field 1109) by the purchase price (field 136) or the appraised value (field 356).

When determining the property value for conventional (field ID 1172) loans (that are not Construction or Construction Perm (field ID 19) loans) where the loan feature is indicated as Other (field ID URLA.X242), the title will be held in a land trust (field ID URLA.X140), the estate will be held in a leasehold (field ID 1066), and the Community Land Trust Indicator is set to True (field ID CASASRN.X211), the property value is determined by using the Appraised Value (field ID 356). If the appraised value is blank, then the Estimated Value (field ID 1821) is used.

For experienced developers responsible for the customization of extensions in the web version of Encompass’s Custom Forms, Custom Tools, and Plugins, a new print method (using the Application scripting object) is now available to enable printing PDF files and JPG image files that are accessed from a microapp (i.e., a source outside of Encompass). Developers can integrate this new print method with the ICE Secure Scripting Framework to open a browser's print window in Encompass where users can then print the file from the microapp. Refer to the Encompass Web Customization Developer's Guide located in the Encompass Developer Connect documentation portal for more information and a sample ApplicationObject/Print script.

Workflow Automation Enhancements
A new Update Enhanced Conditions Tracking Status resulting action has been added for Workflow Rules in Encompass. This new resulting action enables administrators to automatically update the tracking status for a specified enhanced conditions when the rule is triggered and all conditions have been met.
To Select Update Enhanced Condition Tracking Status as the Result:
- From the Encompass Admin Portal, select Process Automation.
- Select Workflow Rules, and then select New Rule to create a new rule.
- Navigate to the Result tab and select Update Enhanced Conditions Tracking Status.
- Select the Add icon to add condition that will be updated when the rule is triggered.
- On the Select Conditions screen, select the conditions that should be updated and then select Apply.
- In the status column, select the status that the enhanced condition should be updated too when the rule is triggered.
- Select Remove to remove any unwanted conditions from the Selected Conditions list.

The Select Conditions window, which is used for the Apply Enhanced Conditions and Update Enhanced Conditions Tracking Status resulting action, has been updated to provide more sorting options. Users can now filter by searching one of the following columns:

When the condition is filtered, the applicable filter displays at the top of the Select Conditions window. For example, if the Condition Name column was filtered for Paystubs Needed and Appraisal, the following would be displayed at the top of the Select Conditions window.

Administrators are now able to export and import multiple task groups and standalone tasks from one environment to another. Administrators can export up to five task groups or 10 standalone tasks at one time.
Note: Administrators can only export and import either task groups or standalone tasks at one time, not a mixture of the two.
To Export Workflow Tasks:
- From the Encompass Admin Portal, select Workflow Tasks.
- Select Tasks, and then select the Check Box in front of any task groups or standalone tasks that you want to export.
- Select Export .
If exporting one task group or standalone task, the file is saved to your browser's default download location with the name of the workspace as the file name
If exporting more than one task group or standalone task, continue to step 4.

Enter a name for the export file in the File Name field.

Select Export. The file is saved to your browser's default download location.
To Import Workflow Tasks:
- From the Encompass Admin Portal, select Workflow Tasks.
- Select Tasks, and then select Import .
- Navigate to the location where the exported file is downloaded, and then select the file and select Open.

On the Import window, review the list of Task groups with subtasks or standalone tasks, and select Next.

On the Validate Dependencies screen, select Import once you are sure that you have resolved any potential dependencies for your task groups or standalone tasks.

Select Import.

Scenario Comparison Tools
The 23.2 release for the web version of Encompass introduces a new look for the Scenario Comparison Tools. This update brings the design of the Scenario Comparison Tools in line with the other features of the web version of Encompass.
As you can see from the example below, the changes are subtle, with changes being applied to render a clearer, smoother display.

With this update, the following additional functionality and changes have been added:

The Opportunities Pipeline now has pagination and the ability to sort and filter by more columns. This functionality is similar to how users sort and filter the Pipeline.

Required fields for new opportunities are marked clearly to enable users to quickly identify what information is needed to provide results

Rate is now the default selection on the Loan Info page for an opportunity. Previously, the default was set to Price.

Scenarios are now grouped by loan terms and then further sorted by target rate by default. Users can also sort by more columns.

Updated Scenario Comparison page to improve user experience. Also added a View Scenario Details button for quick access.
To Search Opportunities Pipeline by Column:
- Select the Search icon on the column header.
Note: On a tablet, the Search icon is not visible. Users can select the right side of the column to search.
- Enter the search criteria in the column header and press Enter,
To Sort Opportunities Pipeline by Column:
- Select the column header to sort loans by that column in ascending order.
- Select the column header again to sort in descending order.
Users can change the position of a column in the Opportunities pipeline by selecting the Handle in front of the column name and dragging the column to a new position.

Conditions Update
Authorized users working or adding conditions on a loan file can now customize or automatically import stips returned by the GSEs, and add them to the loan file for review. To support this enhancement, Add drop-down in the Conditions: Standard View window has been updated to import conditions from Fannie Mae (DU and EarlyCheck Findings) and Freddie Mac (LPA Certificate).

Persona Configuration: Authorized Encompass users such as Encompass administrators need to enable the Add Conditions Persona setting in Encompass (desktop version) for users to import conditions in Web Version of Encompass.
Currently Enhanced Conditions is supported for Fannie Mae DU and EarlyCheck, and Freddie Mac LPA only. FHA will be supported in a future release. For more information on Personas, see the Personas Encompass online help topic.

Add Conditions setting needs to be individually enabled for each Condition Type Setting. For example:

Import Conditions in Web Version of Encompass
For the purpose of this exercise, we will import conditions from DU Findings.

Open a loan file and click Conditions.

In the Conditions: Standard View page, click the Add button and from the drop-down list, click DU Findings.

Wait for the import to complete.

All conditions in the DU response are available for selection.

Use the checkboxes to select all, or a few, conditions.

Use the Condition Type drop-down to apply a condition type to the selected responses.

Click the Import button.

In the Success window:

Click OK to return to the Import Conditions page and import more conditions (Repeat from step 4.)

Services Update
Fixed Issues
Why we made these updates: The following issues were fixed to improve usability and to help ensure the web version of Encompass and the Web Input Form Builder is operating as expected. The issues that are chosen to be fixed are based on the severity of their impact to clients and client feedback.
An issue was discovered where some fees in the Total Monthly Payment were not being reflect in the Total Tax Fee amount on the Calculate Property Taxes window on the Application View > Loan Information form. In order for the fee to be included in the total tax fee amount the description must include the word "tax" in the description. To help clear up confusion, the following note has been added to the Total Monthly Payment section:
The description must have the word "tax" to be included to Total Tax.

An issue was discovered where the option for 30-Day Average SOFR was not available as an option for the ARM Index Type field on the Adjustable Rate Mortgage window in the web version of Encompass. This issue has been fixed, and now users can select 30-Day Average SOFR as the ARM Index Type for adjustable rate mortgage loans.

An issue was discovered where the dollar value in the MIP/Funding/Guarantee on the Calculate MIP/PMI/Guarantee Fee window would sometimes overlap with the dollar sign in front of it. This issue has been fixed and now the dollar amount no longer overlaps with the dollar sign in front of it.

An issue was discovered where users were unable to view documents in their original format if those documents were added to the loan file prior to enabling the New Encompass Document Viewer. When a user selected the View Original button while viewing a document they would receive the following error:
This issue has been fixed, and now users can view documents using the View Original button for documents added to a loan prior to enabling the New Encompass Document Viewer.
ENCW-83255
An issue was discovered where the earnest money amount was being doubled while itemizing credits in the Total Credits section on the Fee Itemization form. This issue occurred when the Itemize Credits check box (field ID 4796) was selected in the Total Credits section on the Fee Itemization form because earnest money was included in the calculation for M6. Cash Deposit On Sales Contract (Earnest Money) (field ID L128) and M4. Total of Other Assets Applied to Loan (field ID URLA.X151), which caused the earnest money amount to be doubled.
The following updates have been made to address this issue:

M6. Cash Deposit On Sales Contract (Earnest Money) now displays the sum of all Verification of Other Assets (VOOA) entries where Earnest Money is selected for the Description (field ID URLAROA0102).

M4. Total of Other Assets Applied to Loan no longer includes amounts from Verification of Other Assets (VOOA) entries where Earnest Money is selected for the Description.

Lock icons have been added to M6. Cash Deposit On Sales Contract (Earnest Money) and M4. Total of Other Assets Applied to Loan to enable user to adjust the amounts or trigger a recalculation if needed.

An issue was discovered where Final Closing Costs Financed field (field ID CD3.X104) and the Final Down Payment/Funds from Borrower field (field ID CD3.X105) were not editable. This has been fixed, and now users are able to edit these fields as they are in the desktop version of Encompass.
ENCW-77214
An issue occurred for some administrators when adding a Label control to the header of the portion of a Group Box control in the form designer, where the height of the Group Box header become greater (i.e., taller) than it longer labels on the individual cards displayed for the Application View in mobile devices were spilling over past the card border. The labels are now truncated when needed and displaying within the card as expected.
