In May 2021 Microsoft announced the June 15, 2022 end of life date for Internet Explorer (IE). On that date, the Internet Explorer 11 desktop application will go out of support and be retired for certain versions of Windows 10. (View the announcement.)
How does this affect Encompass?
Encompass uses the MSHTML (Trident) engine, which is the underlying platform for IE11. The MSHTML engine is not being retired by Microsoft. (Please refer to the FAQ link below.) The MSHTML engine will continue to be supported and security updates will continue to be received by Microsoft and applied in Encompass.
Starting with the Encompass 22.2 release on June 11, 2022, Encompass will begin using the Chromium-based engine, replacing current areas where the MSHTML engine is being used. These areas include (but are not limited to) settings for eDisclosure Fulfillment, appraisal ordering, EPPS, and more. Areas in Encompass that are already using the Chromium-based engine today (such as Loan Delivery Services settings and the Workflow Tasks tool) will not be impacted.
Certain areas, such as the Encompass Login screen and input forms, will continue to use the MSHTML engine. These areas will start using the Chromium-based engine in a future release.

What should I do to prepare?
Due to the transition to Chromium, please keep this information in mind when upgrading to Encompass 22.2:

There will be a one-time download of a large Chromium engine DLL file (along with other files) during the upgrade. The file is 100MB in size and may take some time to download. (Download time is also dependent on the internet connection speed of the user.)

Opening a modal window (i.e., for Loan Delivery Services setup, when viewing or editing Workflow Tasks, etc.) may take some time if you are opening the window immediately after logging into Encompass 22.2 for the first time and the required DLL file is still being downloaded.

For loans submitted to FNMA Desktop Underwriter (DU), the Average Median Credit Score value is now being calculated by DU and returned in the response. The following Encompass updates have been implemented to accommodate this change:

A new read-only Avg. Median Credit Score loan-level field (field ID AUS.X199) has been added to the to the Quick Entry - AUS Details pop-up window, which is accessible by clicking the Add icon or double-clicking an existing entry in the AUS History section of the AUS Tracking tool.

The Avg. Median Credit Score field is populated with the FNMA value when a response is received from DU.

When the AUS Tracking log is created manually, the Avg. Median Credit Score field is populated with the value from the Average Representative Credit Score (field ID 4752) in Encompass.

The Avg. Median Credit Score field is available in the Encompass Reporting Database as AUSTRACKING.AUS.X199 and can be added to reports and custom forms.

A new Hybrid option has been added to the dropdown lists (field IDs URLA.X154 and URLA.X160) used to indicate the format of the homeownership education completed by the borrower and co-borrower. This Hybrid option is selected by default when a loan imported from an iLAD/ULAD file has Other listed as the CounselingFormatType.

Updates have been made to the Flood Zone dropdown list (field ID 541) that displays on the Property Information input form and the Underwriting Summary Page 2 tool. New options (A1 through A30 and V1 through V30) have been added to the dropdown list, and the list is now editable to enable user to manually enter additional options that may be added by the Federal Emergency Management Agency (FEMA) in the future. Additionally, the entries on the list have been arranged in a new order.
There has been no change to the behavior of the Flood Zone checkbox (field ID 2236) on the Underwriting Summary tool that enables the dropdown list.

The following updates have been made to enable users to import a borrower from a MISMO 3.4 file:

A new ULAD / iLAD (MISMO 3.4) file option has been added to the Source dropdown field on the Import Borrower pop-up window. This window is accessed by clicking the Manage Borrowers icon next to the Borrowers dropdown list at the top of a loan file and then clicking the Import button in the Manage Borrowers window.

A new ULAD / iLAD (MISMO 3.4) file option has been added to the Personas setting (Encompass > Personas > Company/User Setup > Personas) to control who can import borrowers from a MISMO 3.4 file. This option is accessed by clicking the Import Loan option in the Pipeline Tasks section of the Pipeline tab in the Personas setting.
The new permission is disabled by default. Encompass administrators must review this new Personas option for all personas and set permission for each persona as needed.

Mortgage Insurance (MI) Service provider Genworth is now Enact. To support this update, Genworth has been replaced by Enact and Genworth - Retired in the MI Company Name Type dropdown list (field ID ULDD.X134) in the Mortgage Insurance section on the Fannie Mae and Freddie Mac tabs on the ULDD/PDD input form.

Additional fields and values are now included in the Request (GetLateFees).xml file that is generated when an Encompass user clicks the Get Late Fee button (field ID getlatefee) on the Loan Estimate Page 3, RegZ-CD, and Closing Disclosure Page 4 input forms. These values are used to determine the values to import back into the Encompass late fee fields. The inclusion of the additional fields brings the Encompass Late Fee values into alignment with the values used by the Encompass Compliance Service.

For a refinance of an existing construction loan, the checkboxes for Construction-Conversion/Construction-to-Permanent field ID URLA.X133), Single Closing (field ID URLA.X134) and Two-Closing (field ID URLA.X134) in the Transaction Details section on the 1003 URLA – Lender input form are no longer cleared when a Closing Plan Code is applied to the loan.This resulted in the Fannie Mae findings no longer showing the Construction tie-in even though the 1003 URLA Lender form correctly indicated the Construction-Conversion/Construction-to-Permanent nature of the loan. For refinance loans, Encompass no longer applies the logic that disables the construction checkboxes, and the fields are no longer cleared.

When a MISMO 3.4 loan file is imported from the Encompass TPO Portal, the selection made for the TPO Portal Loan Import option in the Import category in the Settings Manager in the Encompass Admin Tools now determines whether the values populated in the following fields on the URLA 1003 input forms retain the values imported from the TPO Portal or use the Encompass calculations:

New fields have been created, and existing fields have been added, to additional input forms to enable Encompass users to enter values needed for updated Fannie Mae and Freddie Mac Uniform Legal Instruments (Notes, Security Instruments, etc.) which were published by the GSEs in July 2021. The updated printed output forms will be available from Encompass 22.2 on June 11, 2022. These new Uniform Legal Instruments will generate for loans with a Note Date (field ID L770) on or after 1/1/2023.

A new Print 01/2001 Version of Uniform Instruments checkbox (field ID 4793) has been added to the RegZ-CD (for RESPA-TILA 2015) and Closing RegZ (for RESPA 2010) input forms. When this checkbox is selected, Encompass generates the old 01/2001 versions of the Uniform Legal Instruments. When the checkbox is cleared, Encompass generates the new versions of the Uniform Legal Instruments.
The new checkbox is also available in the Plan Codes section of the Encompass Loan Programs templates (Encompass > Settings > Loan Templates > Loan Programs) to enable lenders to populate this selection from their templates. Lenders can also use this field when creating a Field Trigger Business Rule.
When a lender or investor is using custom forms, the custom documents will continue to generate (instead of the old 01/2001 forms) even if the user selects the checkbox for the 01/2001 forms.

Two fields have been added to the Title Information section of the Property Information input form. These fields are required for the printed Deed of Trust for Washington, D.C.

The existing field for Subdivision (field ID 1079) has been added to the input form.

A new Square field (field ID 4792) has been created and added to the form.

On the State-Specific Disclosure Information input form, when the subject property state is Wisconsin, a new Title Information section display with the existing Property is borrower’s homestead checkbox field ID 3198). This field is required for use with the printed WI Mortgage.

With the Encompass 21.4 release, an update was made to the HELOC Historical Table to print fewer than 15 years when the Loan Term is less than 15 years. All 15 years were now generated in the Historical Table and were printed on the Important Terms Disclosure document. In Encompass 22.2, if the starting date is less than 15 years ago, the entries for the years prior to the starting year now include the Year, Index, Margin, and APR values, but the Minimum Monthly Payment is left blank.

The behavior of the Copy from Buy Side button on the Secondary Lock Tool has been updated. When the Investor (field ID 4751) field in the Buy Side Lock and Pricing column is blank, and the Copy from Buy Side button is selected, the Investor (field ID 2278) field in the Sell Side Lock and Pricing column will no longer be cleared.

If your company has enabled the eClose functionality in Encompass, two new rights holders roles are now available in the Rights Holders section on the eNote tab in the Encompass eFolder and in the Encompass eVault portal.

Secured Party: The Participant named on the MERS® eRegistry that has been sold, pledged, assigned, or granted a security interest in the eNote by the Controller. (Examples include GNMA, an FHLB entity, or a warehouse lender)

Delegatee for Transfer: The Participant named on the MERS® eRegistry that is authorized by the Controller to perform certain MERS® eRegistry transactions on the Controller’s behalf. For example, if a warehouse lender does not have an Encompass eVault, they can use a Delegatee for Transfer to perform transactions on their behalf.
A Secured Party and Delegatee for Transfer can be authorized to perform actions on eNotes independent of the Encompass eVault. They do not require Personas Setting access to the Encompass eVault. The default list of participants available for these roles is created by ICE Mortgage Technology when your company configures the eClose process.
To Add a Secured Party:
The steps described below are available on the eNote tab in the Encompass eFolder and in the Encompass eVault portal.

In the Rights Holders section, click the Action icon for the Secured Party.

Click the Edit icon to add a new Secured Party.

You can also add a Secured Party by clicking the Action Icon on the upper right, clicking Manage Rights Holders, and then clicking Add Secured Party.

A slide-out panel opens where you can select the Secured Party. The list of available Secured Party options is pre-configured by ICE Mortgage Technology during the eClose onboarding process. This list cannot be edited by a user.

Click the Find icon at the top of a column to apply search filters.

Select a Secured Party from the list.
The Secured Party’s Org ID, Encompass eVault name, and MERS Registry name are populated to the Rights Holders section.
After a Secured Party is added, you can no longer edit or delete this participant. The Action icon used to manage the Secured Party no longer displays. Only the Secured Party can remove themselves from the Secured Party field.
When an eNote has been deactivated, or when an eNote registration has been reversed, the Action icons in the Rights Holders section for Secured Party is hidden, and the Manage Rights Holders option is hidden in the Action icon dropdown on the upper-right.
To Add a Delegatee for Transfer:

In the Rights Holders section, click the Action icon for the Delegatee for Transfer.

Click the Edit icon to add a new Delegate for Transfer.

You can also add a delegate by clicking the Action Icon on the upper-right, clicking Manage Rights Holders, and then clicking Manage Delegatee for Transfer.

To remove the Delegatee for Transfer, click the Action icon and then click the Delete icon.

When the confirmation window opens, click Clear.
When an eNote has been deactivated, or when an eNote registration has been reversed, the Action icons in the Rights Holders section for Delegatee for Transfer is hidden, and the Manage Rights Holders option is hidden in the Action icon dropdown on the upper-right.

A persona’s ability to edit the new Secured Party or Delegatee of Transfer options in the Manage Rights Holders section of the eFolder eNote tab and the Encompass eVault portal are controlled in the Personas setting (Encompass > Settings > Company/User Setup > Personas). When the Personas setting options are enabled:

The Action icon for the Secured Party and Delegatee for Transfer displays in the Rights Holders section.

The Manage Rights Holder option displays in the dropdown list for the Action icon on the upper-right.
Access to the new options on the eNote tab is controlled by the Transfer checkbox in the Closing docs section on the Loan tab.
Access to the new options in the Encompass eVault portal is controlled by the Transfer Servicing checkbox on the eVault tab.

Enhanced Conditions

When creating a custom print form (Encompass > Settings > Loan Setup > Custom Print Forms) and adding a data field in the Enhanced Conditions (multiple conditions) category, only one entry displays for each condition type when the Select Enhanced Condition window opens. Previously, multiple entries displayed for the same condition type when there was more than one condition for that condition type.

An update has been made to the behavior of the Print Internally and Print Externally checkboxes on the Enhanced Conditions tab in the Personas setting (Encompass > Settings > Company/User Setup > Personas).
Previously these checkboxes controlled the ability of a persona to print enhanced conditions that were configured as Internal or External in the Enhanced Conditions setting (Encompass > Settings > eFolderSetup > EnhancedConditions). In addition to the existing functionality, the checkboxes now also control a personas ability to select the Print Internally or Print Externally checkbox on the Condition Details window in the eFolder.
When the Print Internally or Print Externally checkbox is selected in the Persona setting, the persona can select or clear the corresponding checkbox in the eFolder. When the Print Internally or Print Externally checkbox is cleared in the Persona setting, the corresponding checkbox is disabled for the persona in the eFolder and cannot be edited.

Two license types, for Utah and Wyoming, have been renamed in the Compliance Review Setup tool and the Company Information settings in Encompass. These new license types are available to select on the License tab in both settings when working with licenses for Utah and Wyoming.

A new option, Create Pipeline Views, has been added to the Personas setting to control users’ ability to create custom Pipeline views. Select this option in Encompass Settings > Company/User Setup > Personas > Pipeline tab to enable users to create and manage custom Pipeline views.
For users granted access with this option, the Save icon for Pipeline views will be enabled after they make a change to the current Pipeline view they are using. They will then have the option to save their changes by clicking this icon and then saving the new custom Pipeline view. In addition, they can click the Manage Pipeline Views icon and then click the Duplicate, Delete and Rename buttons to manage their custom Pipeline views. For users who do not have persona access, the Save icon will be disabled and these buttons in the Manage Views pop-up window will be disabled.
Users who have access to a custom Pipeline view that was created in previous versions of Encompass can continue to access the Pipeline view in version 22.2 (and later) even if their assigned persona has not been enabled with this Create Pipeline Views persona option in version 22.2. These users will not be able to create or access new custom Pipeline views in version 22.2 unless their persona is updated to enable access to create Pipeline views.

Administrators can now enable users to access to the Reg Z input form and the Funding Worksheet input form in the web version of Encompass by selecting the new RegZ option and Funding Worksheet option in Encompass Settings > Company/User Setup > Personas > Web Version tab.

Encompass Developer Connect
This entry discusses updates to APIs in Encompass Developer Connect or updates that have been made to calculations in Encompass that will also be visible to customers if they perform the action using an API.
When the CD Contact Info checkbox (field ID VEND.X993 or VEND.X994) for the Buyer’s Agent or Seller’s Agent has been selected in the File Contacts tool before the agent’s City and State have been entered, the City and State are now copied correctly to the Closing Disclosure Page 5. Previously the City and State were not copied to the Closing Disclosure Page 5. This issue has been resolved and triggers have been set to copy File Contact fields to the Closing Disclosure Page 5 when any of the following fields are updated:

Encompass administrators can now use the new Allow Impersonation option when configuring the User Details (i.e., user profile) for Supported Encompass Partners who access their company’s Encompass APIs.
When working with User Details, administrators can select the API User checkbox. The purpose of the API User checkbox is to provide Encompass administrators the ability to grant a Supported Encompass Partner access to their company's APIs so they can use them for the integration they are building. This checkbox is intended for use with Supported Encompass Partners only and should not be used for users within your organization. Once the Partner and the Encompass administrator complete the required process (click here), the Partner will be recognized as a Supported Encompass Partner and they will be able to access your company's APIs. The administrator will be able to assign the required privileges to this API user just as they would for any other Encompass user. However, this API user will not be able to log into any Encompass instances via Encompass and can only use the APIs.
After selecting the API User checkbox, the Allow Impersonation checkbox is displayed. Select this checkbox to enable other Encompass Partners or other individuals to access your company's APIs by using this Supported Encompass Partner's API user account to call the APIs.
