Fixed Issues for Version 22.2 (Banker Edition)
This section describes the issues that have been fixed in this release.
Why we fixed these issues: These issues were fixed to improve usability and to help ensure Encompass is operating as expected. The issues that are chosen to be fixed are based on the severity of their impact to clients and client feedback.
Encompass Forms and Tools
When a loan is linked to another loan and the other loan is then deleted, the Linked Loan icon no longer displays in the header above the loan.
Additionally, the pop-up message that displays when deleting a linked loan now informs the user that the loan is linked to another loan and asks for confirmation before deleting the loan.
CBIZ-30666
When using the AWS AppStream application streaming service to access Encompass, users experienced an issue where the Loan Folder dropdown list at the top of their Encompass Pipeline would flicker multiple times before they could select one or more folders from the list. This issue has been resolved and the Pipeline's Loan Folder dropdown list now displays as expected and it's easy for the user to select one or more folders.
NICE-38748
The Link Liabilities button that displays on Section 3 of the 1003 URLA Part 3 can now be added to custom forms. This button opens the Import Mortgage From Liabilities window, which enables users to link the property to a Verification of Mortgage record. Previously, when the button was added to a custom form, the Import Mortgage from Liabilities window was not opening when a user clicked the button. This issue has been resolved and the button now functions correctly when added to a custom form.
CBIZ-36932
In section 1a. Personal Information - Co-Borrower on the 1003 URLA Part 1 input form, when you click the Email icon next to the co-borrower’s email address (field ID 1268), the email address is now populated in the To field when the email window opens, and in the Email field when the Conversation Log window opens. Previously the email addresses were not being copied to the email or the Conversation Log window.
Workaround Information
The following workaround was provided for this production issue and is no longer required for the Encompass 22.2 release and later.

Copy the co-borrower’s email address from the 1003 URLA Part 1 before clicking the Email icon. Then paste the email address into the email and the Conversation Log when they open.
CBIZ-38252
A Verification of Additional Loans (VOAL) record is now automatically added to a new loan created by right-clicking an existing loan on the Encompass Pipeline, clicking Duplicate Loan, and then selecting the Create a second lien linked as a piggyback using the data from the selected loans option on the Duplicate Loan window. This behavior mirrors the behavior that occurs when loans are linked via the Piggyback Loans tool.
Prior to the Encompass 22.2 release, Encompass did not create a VOAL record when a user creating a duplicate piggyback loan from the Pipeline, but the Piggyback Tool was being updated to show the two linked loans.
This issue has been resolved and a VOAL record is now generated in the second lien piggyback loan when it is created from the Encompass Pipeline.
Workaround Information
The following workaround was provided for this production issue and is no longer required for the Encompass 22.2 release and later.

Create a VOAL record by unlinking the loans and then linking them again using the Piggyback Loans tool.
CBIZ-38680
An issue was resolved that caused the Interest Only (field ID 2982) on the Qualification tab on the ATR/QM Management input form to be blank when importing an interest-only loan from a MISMO 3.4 loan file. This issue has been resolved and the Interest Only field is populated correctly when importing an interest-only loan from a MISMO 3.4 file.
Workaround Information
The following workaround was provided for this production issue and is no longer required for the Encompass 22.2 release and later.

Enter the number 0 in the Interest Only field (field ID 1177) and press the Tab key.

Delete the number 0 from the field and press the Tab key to retrigger the value.
CBIZ-38951
The logic for populating the HMDA Loan Amount (field ID HMDA.X31) has been updated for scenarios where the loan amount has changed after the application was started, but the loan was later denied, closed for incompleteness, or withdrawn. Based on guidance provide for rule 1003.4(a)(7)-3 by the CFPB, the HMDA Loan Amount now uses value entered in the Loan Amount (field ID 2) at the time the loan application was denied, closed for incompleteness, or withdrawn. Previously Encompass populated the HMDA Loan Amount with the value entered in the Loan Amount field at the time when the application was originally submitted.
CBIZ-41157
An issue was resolved that caused the HELOC Draw Total (field IDs CASASRN.X167) and HELOC Credit Limit (field ID CASRN.X168) to clear and the CLTV/HCLTV value to change for some HELOC Loans. This would occur when an Encompass user switched to the second borrower pair for the loan and then performed an action that retriggered the loan calculations, for example, saving the loan or opening the RegZ-LE, RegZ-CD, Loan Estimate, or Closing Disclosure input forms. This issue has been resolved and Encompass now reads the values from the first borrower pair regardless of the borrower pair selected.
CLTV/HCLTV is now calculated using only first borrower pair additional liabilities. The second borrower pair additional liabilities are not included.
CBIZ-43382
An error message no longer displays when a user clicks the Add icon multiple times when using the Alternate Names – Borrower or Alternate Names – Coborrower pop-up windows to add Alternate Names to the 1003 URLA Part 1 input form. The pop-up windows are accessed by clicking the Edit icons next to the Alternate names field for the borrower and co-borrower (field IDs URLA.X195 and URLA.X196) on the 1003 URLA Part 1 input form. Prior to this fix, an “Application Error” message would display when a user clicked the Add icon more than once before clicking the OK button.
This issue has been resolved and the error message no longer displays. Instead, another Alternate name entry is created each time a user clicks the Add icon.
CBIZ-43478
A change has been made to the code that triggers the recalculation of VOM payments when a user opens the RegZ-CD or RegZ-LE input form. Previously opening one these forms would cause a recalculation of the APR, which in turn would trigger a recalculation of the VOM payments for all the VOM records. These calculations had the potential to add considerable load time for loans with a high number of VOM records. This issue has been addressed and the RegZ-CD or RegZ-LE input form should now load in about 5 seconds.

The following workaround was provided for this production issue and is no longer required for the Encompass 22.2 release and later:

Create a custom RegZ-LE or RegZ-CD input form that does not trigger the VOM calculations.
CBIZ-43793
An issue was resolved that cause the Energy Improvement Amount (field ID 4785) and the PACE Loan Payoff Amount (field ID 4786) on the Fannie Mae Additional Information input form to not populate correctly for an Energy Improvement or PACE loan when you selected the Energy Improvement or PACE Loan checkbox (field ID FL0169) on the Verification of Liability input form prior to selecting the Will be Paid off checkbox (field ID FL0118). Previously, when the Will be Paid off checkbox was selected, Encompass was copying the Balance (field ID FL0013) to the Payoff Amount (field ID FL0016) after running the calculation of the Energy Improvement Amount (field ID 4785) or the PACE Loan Payoff Amount (field ID 4786). This issue has been resolved. Encompass now calculates the Payoff Amount before calculating the Energy Improvement Amount or the PACE Loan Payoff Amount.

In the VOL record, clear the Energy Improvement or PACE Loan checkbox and then select it again.

When Cash-Out Refi is selected for the Purpose of Loan (field ID 19) and a selection is made from the 0% Payment Option dropdown list (field ID 4746), Encompass now retains the values in the following fields:

CBIZ-44018
When creating a loan by importing a MISMO 3.4 file, the Expected Net Monthly Rental Income (field ID URLA.X81) now updates when a change is made to the Proposed Monthly Payment for Property Total (field ID 912).
This issue occurred only when a user clicked the Lock icons to enable editing for both the Principal and Interest Monthly Payment (field ID 5) and the Proposed Monthly Payment for Property Total (field ID 912).
This issue has been resolved and Encompass now triggers an update to the Expected Net Monthly Rental Income when a change occurs in the Proposed Monthly Payment for Property Total.
CBIZ-44100
An issue has been resolved that caused an incorrect entry on the Tax Record Information Sheet (GTXI) output form when setting up the Initial Escrow Account using the prepaid function to reflect an installment paid through the loan or prior to close. The prepaid function is accessed by clicking the Setup button on the Aggregate Escrow Account input form, right-clicking an escrow amount in a cell on the Initial Escrow Account Setup window, and then selecting the Prepaid option.
In this scenario, Encompass was not recognizing the payment frequency of the prepaid installment and the escrow payment schedule reflected an annual payment. This issue has been resolved. The payment schedule now captures the disbursement dates and includes prepaid entries based on the payment frequency.
CBIZ-3217
An issue occurred where the data on a loan’s Shipping Detail screen was copied over when that loan was duplicated. This issue has been resolved and when a loan is duplicated, its Shipping Detail screen is not copied over to the new loan.
An issue occurred where data was not synced between a loan with custom fields and the lock snapshot when the Copy Loan Data to Lock Request button was selected in the Compare with Current Loan Data pop up window after a lock was revised. In the pop up window, the CX field in the loan was only compared to the LR.CX field in the snapshot (it did not compare the CX field in the snapshot), which resulted in the loan and snapshot being out of sync. This issue has been resolved. In the pop up window, the CX field in the loan is now compared to the CX field in the snapshot and the LR.CX field in the loan is now compared to the LR.CX field in the snapshot.
An issue occurred where the Tolerance field on the Correspondent Trade Details tab allowed 12 decimal places to be entered, but once the Tolerance field was no longer highlighted, the value was truncated and rounded to 9 decimal places. This issue has been resolved and the Tolerance field now only allows 9 decimal places to be entered.
Loan Templates
The issues described below have been resolved for VOM entries that were populated using a Loan Duplication Template.

The street address fields for VOM entries (field IDs FMxx50) are now populated correctly when street address fields have been added to the Additional Fields section of the Loan Duplication Template window in the Loan Duplication setting (Encompass > Settings > Loan Setup > Loan Duplication). Previously the Street Address was not copying to the VOM, even though the City, State, and Zip code fields were working as expected when added to the Additional Fields section of the Template.

The Total Income fields on the 1003 URLA Part 2 (field IDs FExx12) and the Total Income fields on the Transmittal Summary (field IDs 1758, 1759, and 1389) are calculated in the duplicate loan. Previously, these fields were blank in the duplicate loan.
Workaround Information
The following workarounds were provided for this production issue and are no longer required for the Encompass 22.2 release and later.

Open the VOM and type the address into the field.

Or add the Mortgage Property Address fields (field IDs FMxx04) to the loan duplication template.
CBIZ-42072
The URLA Loan Identifier (field ID URLA.X120) on the 1003 URLA Part 1 and 1003 URLA - Lender input forms now updates automatically when you apply a loan template set or append a data template that has both the Print Both ULI / NULI and Loan # checkbox (field ID URLA.X238) and the Include Lender Information Pages in Borrower Package checkbox (field ID URLS.X231) selected. Previously, Encompass was not triggering an update to the URLA Loan Identifier when applying or appending templates with the checkboxes selected.
Workaround Information
The following workaround was provided for this production issue and is no longer required for the Encompass 22.2 release and later:

Open the HMDA Information input form and return to the 1003 URLA Part 1 or 1003 URLA – Lender form to trigger an update to the URLA Loan Identifier.
CBIZ-42313
When applying a Data Template that has one or more of the I do not own any real estate checkboxes (field ID URLA.X69 and URLA.X110) selected, the checkboxes are no longer selected and disabled in a loan when a Verification of Mortgage (VOM) entry exists for the loan. Previously, the checkboxes would be selected even when a VOM existed and the checkboxes could not be disabled or cleared.
Workaround Information
The following workaround was provided for this production issue and is no longer required for the Encompass 22.2 release and later:

Clear the appropriate checkboxes in the Data Template and then to applying it to the loan again.
CBIZ-43744
Business Rules
An issue has been resolved that caused multiple dropdown lists to display when a Field Data Business Rule was used to control lines 1007, 1008, and 1009 (field IDs 1428, 660, and 661) on the Taxes pop-up window that is accessed from the 1003 URLA - Lender input form. Prior to the Encompass 22.2 release, applying the business rule would result in four additional dropdown lists displaying in these fields.
This issue has been resolved, and only one dropdown list now displays when applying a Field Date Entry Business Rule to these fields.

CBIZ-43281
An issue was resolved that affected Persona Access to Fields business rules created to give a persona View Only/Disable permission for Lock icons (field ID LOCKBUTTON_232). Previously the rules were being applied to all Lock icons in a loan file except for the Lock icons on the 2015 Itemization input form. This issue has been resolved and Persona Access to Field business rules for Lock icons are now functioning correctly for Lock icons on the 2015 Itemization input form.
CBIZ-43307
User Groups
An issue was introduced in Encompass 21.4 February Service Pack when the “Account” and “Login” columns were added to the Encompass Settings > Company/User Setup > User Groups > Members tab to indicate if members of multiple user groups are still enabled or disabled users. The issue was that the user’s Account and Login statuses were incorrect (i.e., swapped) according to the Login and Account settings in the user’s user profile. If the user’s login ability was enabled and their account was disabled, the “Login” column on User Groups > Members tab indicated Disabled and the Account column indicated Enabled.
This issue has been resolved so that the correct statuses are indicated in the Account and Login columns on the User Groups > Members tab for each user.

Encompass SDK Developer Connect
An issue has been resolved that caused the Present Market Value (field ID FM0119) on the Verification of Mortgage (VOM) input form to not populate when using an API to create a loan in Encompass from a MISMO 3.4 loan file that has been converted into a V3 json contract. This issue has been resolved and APIs can now be used to populate the field correctly.Body text
CBIZ-44129
An issue has been resolved that cause the co-borrower Street Address (field ID FR0226) on the 1003 URLA Part 1 input form to not populate correctly for the second borrower pair in a loan when using an Encompass Software Development Kit(SDK) program to populate the field. This issue has been resolved and SDK programs that populate this field are now functioning correctly.
CBIZ-36726
To help ensure optimum Encompass performance, a limit of six (6) borrower pairs can be added to a loan file. If more than six borrower pairs are added, Encompass provides an error message explaining that the limit is six. However, after creating a loan through the Encompass SDK, users could utilize the ‘Loan.LoanBorrowerPairs.Add ‘ function to add more than six borrower pairs to the loan. As a result, loans with more than six borrower pairs experienced performance issues when loan team members attempted to open the loan, including causing Encompass to crash.
Validation has been added in the Encompass SDK so that an exception error is triggered if more than six borrower pairs are attempted to be added through the ‘Loan.LoanBorrowerPairs.Add ‘ function.
Workaround Information:
The following workaround was provided for this production issue and is no longer required for Encompass 22.2 and later.
Use SDK function "LoanBorrowerPairs.Remove(BorrowerPair pair)" or use the Borrower Manage popup to delete pairs one by one. Using Borrower Manage popup to delete pair one by one will take time to delete because calculations are triggered when a pair is deleted, and the calculations are still being triggered for every pair that are still in the list.
NICE-39369
An issue occurs with milestone date/times jumping when creating/updating a loan via API and opening in Encompass or vice-versa. The root cause is that the API flow always uses PST time zone (regardless of client time zone) and converts to UTC time zone when saving. Whereas, Encompass stores in the client time zone (such as EST). For clients that are not in PST, this will manifest in milestone times shifting when working with loans between API and Encompass.
Fix
New loans going forward
Both Encompass and API flow will store times in UTC time. Encompass will convert the client’s local time zone to UTC upon loan save. API will convert non-UTC times to UTC on first save via API. Subsequent loan saves will use the UTC time based on the first save.
Existing loans
For non-UTC time loans, only the first save will convert and save the datetime to UTC in the loan file. All subsequent saves will only update the milestone the user is updating, save in UTC time, and retain original values of other milestones.
