Encompass 21.2 Release Notes - Banker Edition

These are the release notes for the Encompass 21.2 Major Release. They include a high-level overview of new features, feature and form enhancements, and fixed issues, followed by more detailed information and instructions where appropriate.

In addition to the information about this Major Release, these release notes also provide information about an update (21.2.0.1) released on May 25, 2021 to address issues discovered during testing.

This Encompass 21.2 Major Release will be applied to your users' computers automatically and cannot be controlled manually via the Encompass Version Manager tool. Users will receive the update upon their initial log in of Encompass following the release.

What's in This Release

• Update to Microsoft Windows Support - Windows 10 (Build 2004), Windows 10 (Build 20H2), Windows Server 2019

• ATR/QM Updates - Updates are being made to the ATR/QM features in Encompass to implement and support recent ATR/QM rule changes by the Consumer Financial Protection Bureau (CFPB) per 12 CFR Part 1026.

• Enhanced Conditions - Administrators can now use the Custom Print Forms setting in Encompass (Encompass > Settings > Loan Setup > Custom Print Forms) to add enhanced conditions to custom output forms.

Attention Encompass Administrators!

The following Encompass 21.2 features and settings may require additional action by the Encompass administrator. For example, by configuring or adjusting options in the Encompass settings, or reviewing and revising existing business rules affected by the new features. Please review these features to determine whether updates are required for your Encompass settings or business rules. In addition, refer to the Encompass Settings sections of the Feature Enhancements and Fixed Issues pages for specific information about new and updated Encompass settings.

Refer to the Encompass Administrator Checklist for the 21.2 Major Release  for a list of Encompass settings to review and adjust to support the policies and procedures you use when working with your installation of Encompass.

• Update to Windows Support - Windows 10 (Build 2004), Windows 10 (Build 20H2), Windows Server 2019

• New ATR/QM features and settings - Updates are being made to the ATR/QM features in Encompass to implement and support recent ATR/QM rule changes by the Consumer Financial Protection Bureau (CFPB) per 12 CFR Part 1026.

• Enhanced Conditions - Administrators can now use the Custom Print Forms setting in Encompass (Encompass > Settings > Loan Setup > Custom Print Forms) to add enhanced conditions to custom output forms.

• Deletion of Default Enhanced Condition Types Now Supported - Default enhanced condition types (Preliminary, Underwriting, Post-Closing) can now be deleted by authorized users.

• Support for Importing/Exporting Milestone Completion Business Rules - Administrators can now successfully import and export Milestone Completion rules and the workflow tasks configured with the rule will be retained and enforced in the loan in both Encompass and Encompass LO Connect.

• Updates to LO Connect Personas Settings - Enhancements have been made to the LO Connect tab in the Personas settings. This tab is used to control user permissions to documents and features in Encompass LO Connect.

• New Fields for Additional Authorized Agents for the VA 26-1820 Loan Disbursement Form - New fields have been added to the Encompass Reporting Database to capture data for a total of five authorized agents for the VA 26-1820 Loan Disbursement form.

• Project Type Fields Added to the Lock Request Form Tool in New URLA Loans - For loans using the new URLA forms, the following Project Type checkboxes have been added to the (Re) Lock Request tab on the Lock Request Form tool to enable product and pricing engines to use the project type when identifying the correct pricing and eligibility for the loan.

• Updates to the Reg-Z Business Days Calendar for 2021 - The Reg-Z Business Days calendar option in Compliance Calendar setting has been updated to indicate July 5, December 24, and December 31 as business days. In addition, December 25 is now indicated as a holiday.

• Update to the Persona Access to Fields Business Rule Setting to Enforce Rules Set Up to Prevent Users from Updating the Loan Program Field - A Persona Access to Fields business rule can now be set up to prevent or enable user access to both field 1401 (Loan Program) and its associated Lookup icon.

• Refer to the Encompass Field Look Up self-service tool in the Resource Center for a complete list of input form fields in Encompass.

Please note that 'GET' method access to the EllieMae.EncompassAPI.WebServices namespace in the Encompass SDK has been disabled in the initial Encompass 21.2 release to test environments. Please review your Partner integrations to determine if the integration is accessing EllieMae.EncompassAPI.WebServices through the 'GET' or 'SET' methods or with other alternative techniques. These types of integrations may experience access issues in the initial 21.2 release to test environments. A critical patch update that will restore the 'GET' method access to the the EllieMae.EncompassAPI.WebServices namespace is planned for 21.2 on a future date to be determined. This critical patch update will restore access to the 'GET' method, but access to the 'SET' method will require authentication. When the EllieMae.EncompassAPI.WebServices namespace is accessed using the 'SET' method, a warning message stating that this method will become obsolete in a future release will be returned.
