Fixed Issues for Version 18.2.0.3 Server Patch 2
This Encompass 18.2 Critical Patch 1 includes updates to users' Encompass client machines and a Server Patch that is applied to the Encompass Server.
Why we fixed these issues: These issues were fixed to improve usability and to help ensure Encompass is operating as expected. The issues were chosen to be fixed based on the severity of its impact to clients and client feedback.
Updates to the Encompass Server (i.e., Server Patch 2)
The Encompass 18.2 Critical Patch 1 includes updates to users' Encompass client machines and a Server Patch that is applied to the Encompass Server. The Server Patch contains the relevant Encompass code that applies to the following fixed issue. The Server Patch included with this release will be applied to the Encompass Server automatically and cannot be controlled manually via the Encompass Version Manager tool.
The Encompass 18.2 Critical Patch 1 includes updates to users' Encompass client machines and a Server Patch that is applied to the Encompass Server. In the Encompass 18.2 release, additional permission rights were applied to the Cure Variance option in the Personas tool in Encompass Banker Edition. If the administrator chose not to grant a persona with this Cure Variance permission, then the fields in the Tolerance Cure section of the Fee Variance Worksheet and Closing Disclosure Page 1 in Encompass were grayed out (inactive) for users assigned with this persona.
However, this enhancement in Encompass Banker Edition resulted in an issue for users in Encompass Broker Edition. After upgrading to Encompass 18.2, Broker Edition users (who were not assigned with the admin user ID) were no longer able to edit or enter data in the following fields on the Fee Variance Worksheet and Closing Disclosure Page 1:
- Applied Cure Amount (field ID FV.X366)
- Date (field ID 3171)
- Comments (field ID 3172)
This issue has been resolved and Broker Edition users can now once again edit or enter data in these fields. (Note that in Banker Edition, access to these fields is still determined by the users' assigned persona rights and the Cure Variance persona option introduced in Encompass 18.2.)

Updates to the Encompass Client Machines
The Encompass 18.2 Critical Patch 1 includes the following item, which is a client-side update that is applied to users' Encompass client machines. This client update can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply new releases to users’ computers automatically, users will receive this update upon their initial log in of Encompass following the release.
Administrators can create loan template sets that consist of templates of loan data, milestones, documents, and tasks for frequently-used loan scenarios that users can then apply to loans. Using loan template sets saves time and improves the accuracy of loan information since loan officers can simply apply the loan template set and not be required to manually complete loan details themselves. However an issue occurred with loan template sets consisting of Loan Program templates and Data templates containing ARM loan data such as Note Rate (field ID 3) and First Rate Adjustment Cap % (field ID 697). When users started a new loan in Encompass 18.2 and applied a loan template set consisting of Loan Program and/or Data templates containing ARM loan data, some fields on the AIR Table on the Loan Estimate (LE) Page 2, Closing Disclosure (CD) Page 4, RegZ-LE, and RegZ-CD were erroneously populated with 0(zero) or were blanked out instead of being populated with the data from the templates. This resulted in 0 and/or un-truncated values being erroneously displayed in the impacted fields on the printed LE and the CD output forms.
The following fields were impacted by this issue:
- Note Rate (field ID 3)
- Index + Margin (field ID 689)
- Adjustment Cap % (field ID 695)
- First Rate Adjustment Cap % (field ID 697)
This issue has been resolved and these fields are now populated correctly on the input forms based on the values in the loan templates that are applied to the loan and the values are displayed accurately on the printed output forms.
The AIR Table is disclosed when the loan’s interest rate can change after consummation. The AIR table displays on the LE Page 2, CD Page 4, RegZ-LE, and RegZ-CD input forms when the ARM option is selected for the Amortization Type (field ID 608). If the ARM option is not selected, the loan’s interest rate does not change after consummation, the AIR Table is not disclosed, and the table does not displayed on the input form.
Workaround Description
The following workaround was provided for this production issue and is no longer required for Encompass 18.2.0.3 Server Patch 2 and later:
- You will have to delete the values, tab out of the field, and then re-enter the values from the REGZ LE or CD to get the expected results on the input and output forms.
- Fields to delete and re-enter:
- On the REGZ LE or CD, delete, tab, and re-enter the following fields: Note Rate (Field 3), Index + Margin (Field 689), First Change (Field 697) and Subsequent Changes (Field 695).
