Encompass Updates and Enhancements to Features - 22.2 Major Release
This section discusses the updates and enhancements to existing forms, features, services, or settings that are provided in this release.
User Interface Redesign
By default, the loan summary bar is provided at the top of all loans to enable loan team members to see pertinent loan information at a glance. In this release, administrators can now select virtual fields to display within the loan summary bar. The value in these fields will display in the designated panel in the loan summary bar. Prior this release, only standard and custom fields were available to display in this panel. For more information about adding virtual fields to the loan summary bar, refer to the Loan Summary Bar help topic.

Form & Tool Enhancements
Support for the Underwriter Summary tool has been added to the web version of Encompass. The Underwriter Summary tool enables users to assemble key information needed to determine the creditworthiness of the consumer(s), the value of the subject property, and if the loan should be approved. Users can also enter additional information about the underwriting process, including the underwriter name, key dates in the process, and additional information needed to determine the creditworthiness of the borrower on page 2 of the Underwriter Summary tool.
To Access the Underwriter Summary Tool:
- From a loan in the web version of Encompass, select Tools.
- Select Underwriter Summary.

To view the Underwriter Summary Page 1, select Underwriter Summary Page 1.
- To view the Underwriter Summary Page 2, select Underwriter Summary Pag....
- To change between pages, either select the Underwriter Summary link or select the Arrow and then select the page you want to view.

Support for the Borrower Information - Vesting form has been added. The Borrower Information - Vesting form enables users to enter borrower information, define the ownership rights for the property, enter corporation and trust information, if needed, and create the vesting statement that is used in loan documents.
To Access the Borrower Information - Vesting Form:
- From a loan in the web version of Encompass, select Borrower Information - Vesting from the forms section.
- To add an entry to the Vesting Information table, select Add
- On the Borrower Vesting window, fill out the borrower vesting information, and then select OK.
- To edit an exiting record, select the Menu option and then select the Edit icon.

Once the remaining information is filled in on the form, select Build Final Vesting to create the text for the vesting statement based on the vesting information entered.

Updates have been made to the Flood Zone drop-down list (field ID 541) that displays on several forms in the web version of Encompass. New options (A1 through A30 and V1 through V30) have been added to the drop-down list, and the list is now editable to enable user to manually enter additional options that may be added by the Federal Emergency Management Agency (FEMA) in the future. Additionally, the entries on the list have been arranged in a new order. The Flood Zone field appears on the following forms/tools:

Underwriting Summary Page 2 Tool

A search option has been added for the Country field for foreign addresses which enables users to search for a specific country to populate to the field. The search option has been added to the Borrower Summary - Origination, Borrower Summary - Processing, and URLA 2020 (Borrower Information, Employment & Income, Financial Information - Real Estate) forms.
To Search for a Country:

From a loan in the web version of Encompass, navigate to the Borrower Summary - Origination, Borrower Summary - Processing, or applicable URLA 2020 form.

Navigate to the an applicable address section, and then select Foreign Address.

Select the Search button next to the Country field.

To search for a country, enter the name of the country. The list is filtered as you type.

Select the country you want to populate to the field from the list, and then select OK.

Workflow Automation Enhancements
A new File Attached triggering event has been added to workflow rules to trigger a workflow rule whenever a document is added to a specific document folder. This trigger can be used as a way to determine if a service order, such as credit or flood, has been successfully ordered and then perform actions as a result.
To Select File Attached for the Triggered Event:
- From the Encompass Admin Portal, select Process Automation.
- Select Workflow Rules, and then select New Rule to create a new rule.
- In the Triggering Event field, select File Attached.
- In the Select Document Folder field, select the document folder that the rule applies to.

A new Update Custom Field option has been added to the Resulting Action field for Workflow Rules. This option enables administrators to create workflows that update custom fields when the rule is triggered.
To Select Update Custom Field for the Resulting Action:
- From the Encompass Admin Portal, select Process Automation.
- Select Workflow Rules, and then select New Rule to create a new rule.
- Select the Result tab.
- In the Resulting action field, select Update Custom Field.
- In the Encompass Field ID field, enter the field ID to update.
- To search for a field ID, select the Search ID button and then select a field from the list. Select Apply to apply the field to the rule.
- Select Clear Current Value to clear the value in this field, or select Set Specific Value to populate a value to this field.
- If you select Set Specific Value, enter the value to populate in the Specific Value field.
Note: This feature only works with custom field IDs, not standard Encompass field IDs.

A new Apply Enhanced Conditions option has been added to the Resulting Action field for Workflow Rules. This option enables administrators to create rules to automatically apply automated enhanced conditions on a loan file without requiring the user to manually apply them. When a rule with this resulting action is triggered, the rule applies conditions on the loan based on the Automated Enhanced Conditions rules defined in the desktop version of Encompass.

To Select Apply Enhanced Conditions for the Resulting Action:
- From the Encompass Admin Portal, select Process Automation.
- Select Workflow Rules, and then select New Rule to create a new rule.
- Select the Result tab.
- In the Resulting action field, select Apply Enhanced Conditions.

A new Copy Rule option has been added to the Workflow Rules list in the Encompass Admin Portal. Once the administrator selects the Copy option, a new rule is started with the settings from the original rule preconfigured. To ensure that the name of the rule is unique, the text "copy_" is appended in front of the original rule name. The copy option enables administrators to start a new rule while using an existing rule as a template.
To Copy a Workflow Rule:

From the Encompass Admin Portal, select Process Automation and then select Workflow Rules.

Select the Menu icon next to the rule you want to copy, and then select Copy .

On the New Rule page, make any changes to the rule and then select Save.

Services Updates
The Services Landing Page was redesigned with the 22.1 Major Release to align the user interface with other parts of the web version of Encompass. With this release, additional updates have been made to the user interface for the Services Landing Page. Below are the details of this update:
Order Type Added to Slide Out Menu - When a user selects an order from the Services Landing Page, they are now able to see the order type for the order (Manual, One-Click, or Automated)
Added Status Icons for Orders - The following status icons have been added to the Status column on the Services Landing Page:

Error Messages Display For Failed Status - When an order fails, users can now hover over the Failed status one the Services landing page to see information about the message. This message only displays when hovering using a mouse.
Updated Manual Order Service Provider Selection Window - The service provider selection window has been updated to provide a better user experience. With the new selection window, users see a side by side view of provider categories and service providers in a select category. A search option has also been added to enable users to search for a provider in a category.

Click the arrow corresponding to each Dual AUS order to view additional order details (existing functionality)

Use the drop-down in the top-right corner of the Compare Prior Submission page to select up to four earlier orders for the same AUS and compare their results

Compare Prior Submission page updates with columns corresponding to each order and displays the order details

If there are any data changes, the corresponding entry is updated with an icon, providing a quick visual indicator that it has been updated. This compare tool is available through the Income and Assets section with this release and will be updated with upcoming releases.

Make Primary: Use this new button to identify your primary order so you can continue placing subsequent orders (with the same or different AUS) without interrupting your workflow. Identifying the primary order can also be leveraged for business rules with this release. Database and field updates will be available in a future release.

DU Missing Fields Notification: When submitting loans with missing DU-supported fields to Fannie Mae’s Desktop Underwriter, a Desktop Underwriting Validation Issues window displays, listing missing field IDs and additional information on the missing fields.

Click Cancel Order to go back to the missing fields, update the information, and resume submitting the loan file to DU, or
-
Click Continue with Missing Data to continue with the loan file submission

Enhanced Conditions Updates
The Source of Condition field for enhanced conditions has been updated to reflect when a condition has been added by an automated workflow rule. With this update, the Source of Condition field displays Automated (User) when the user applies automated conditions to the loan and Automated (Workflow) for enhanced conditions added to a loan by a workflow rule.

Prospect Engagement
Incomplete Applications Details View migrated from Pipeline to Prospects tab for enhanced view/better assessment of borrower application completion level in Encompass Consumer Connect (ECC). The following updates were made to support this change:

URL: Prior to this release, the Incomplete Applications URL was located under Pipeline. The new URL is under Prospects ("/prospects"). Samples below:

New UI/Alignment with ECC: The new UI aligns with the ECC Incomplete Applications Details Admin portal display, providing a more consistent user experience. Prior to this release, the read only Incomplete Applications form was displayed using the Pipeline application view. With this release, the display matches the same format as the ECC admin portal (Loan Summary view)

Fixed Issues
Why we made these updates: The following issues were fixed to improve usability and to help ensure the web version of Encompass and the Web Input Form Builder is operating as expected. The issues that are chosen to be fixed are based on the severity of their impact to clients and client feedback.
An issue was discovered where users scrolling through a long list of conditions from the Add from Conditions List / Set window would receive an error message stating "Something went wrong". This issue has been fixed, and now users can scroll through a long list of conditions in a condition list or set without this error displaying.

An issue was discovered for certain Delegated and Non-Delegated loan files where the loan number and borrower names were not displaying at the top of the loan information screen after opening the loan from the Pipeline. This issue has been addressed, and now the loan number and borrower names are displayed as expected.
