Fixed Issues for Version 21.4 (Banker Edition)
This section describes the issues that have been fixed in this release.
Why we fixed these issues: These issues were fixed to improve usability and to help ensure Encompass is operating as expected. The issues that are chosen to be fixed are based on the severity of their impact to clients and client feedback.
Encompass Forms and Tools
(Added on 10/22/2021)
The values entered in the File Contacts tool for the City and State (field IDs VEND.X135, VEND.X136, VEND.X146, VEND.X147) of the Buyer’s Agent and Seller’s Agent are now copied correctly to the Closing Disclosure Page 5 when the Add to CD Contact Info checkbox (field IDs VEND.X993 or VEND.X994) is selected prior to entering the agent’s contact information.

An issue was resolved that caused the Changed Circumstance description (field ID 3169) on the Loan Estimate Page 1 to be populated with a value when a Field Trigger business rule was used to select the Change Circumstance checkbox (field ID 3168). The description was populated from the first entry on the list that opens when a user clicks the Find icon (magnifying glass) next to the Changed Circumstance description (field ID 3169). This issue has been resolved and a value is no longer automatically populate to the Changed Circumstance description field when a Field Trigger business rule selects the Change Circumstance checkbox.
Workaround Description:
The following workaround was provided for this production issue and is no longer required for Encompass 21.4 and later.

Manually clear the Change Circumstance checkbox (field ID 3168). Select the checkbox again, and then click the Find icon to select a Change Circumstance description (field ID 3169) from the list.

The following text now displays at the bottom of the pop-up window for Proposed Supplement Property Insurance:
The description must have the word "insurance" to be included in the Total Insurance.
Previously the text incorrectly referenced the “Total Tax” instead of Total Insurance as shown below.

The Proposed Supplement Property Insurance window is accessed from Current Address section of the Borrower Summary – Origination or Borrower Summary – Processing input form by clicking the Edit icon next to the Housing checkboxes. When the Quick Entry – Monthly Housing Expenses window opens, click the Edit icon for Supplemental Ins to open the Proposed Supplement Property Insurance window.

The following updates have been made to support the use of the First Name (field ID URLABAKA0001), Middle Name (field ID URLABAKA0002), Last Name (field ID URLABAKA0003), and Suffix (field ID URLABAKA0004) fields at the bottom of the Alternate Names pop-up window:

Encompass users can now click one of these fields to view the Encompass field ID in the status bar at the bottom of the Encompass window.

Access to these fields can now be controlled using the Persona Access to Fields business rules.
The Alternate Names pop-up window is accessed from section 1a on the 1003 URLA Part 1 input form. To open the window, click the Edit icon next to the Alternate Names field for a borrower or co-borrower.
CBIZ-38522
For loans using the URLA 2020 forms, an update was made to the behavior of the borrower and co-borrower Military Service checkboxes (field IDs URLA.X13 and URLA.X14) on the 1003 URLA Part 1 input form. Previously, when an encompass user selected and then cleared the Yes checkbox, for Military Service, the No checkbox would automatically be selected. User would then have to clear the No checkbox if they did not want to indicate the military service status of the borrower or co-borrower.
This issue has been resolved. Clearing the Yes checkbox no longer causes the No checkbox to be selected.
CBIZ-35868
The Outstanding balance of Property Liens (field ID VASUMM.X126) in the Proposed Loan column on the Cash-Out Refinance tab on the VA Management input form is now cleared when the Loan Purpose (field ID 19) for a refinance or construction loan is changed to Purchase. Previously the Outstanding balance of Property Liens amount was not clearing after the Loan Purpose was change.
CBIZ-41657
An issue occurred with the last four fields (field IDs CORRESPONDENT.X63, CORRESPONDENT.X64, CORRESPONDENT.X65, and CORRESPONDENT.X65) in the Late Fees section of the Correspondent Purchase Advice Form.
If fees were manually added to the last four fields, and then Update Fees was selected to update the section with fees from the Company Details Fees tab, the manually entered fees in the last four fields were not cleared. This issue has been resolved and if fees are manually entered in the last four fields and Update Fees is selected, the fields are now cleared.

An issue occurred on the Secondary Lock Tool where if values were added to the 11th to the 20th price adjustment fields (field IDs 3736 to 3754, even numbers only) in the expanded Base Comp. Price section in the Execution Comparison column, those values were not included in the Net Comparison Price (field ID 3776). This issue has been resolved and all values added to the Base Comp. Price section in the Execution Comparison column are now included in the Net Comparison Price.

An issue occurred on the Interim Servicing Worksheet where an error, “An item with the same key has already been added.”, was generated when the worksheet was saved because the system detected duplicated records. This issue has been resolved and the worksheet no longer generates the error and can be saved.
(Added on 11/4/2021)
After clicking a button on a custom input form in order to access the Request for Transcript of Tax input form or Request for Copy of Tax Return input form, an issue occurred for users where an error related to an ‘invalid token’ was triggered any time the user tried to select an item from a dropdown list on those forms. This issue has been resolved so that the error is no longer triggered when selection options from a dropdown list on those forms.

HELOC Loans
An issue was resolved that caused the HELOC Historical Table to not print on the HELOC Important Terms Disclosure output form when a HELOC loan did not have enough payment amounts that met the criteria used when creating a minimal example schedule. The logic for creating the schedules has been updated and the HELOC Historical Table now prints correctly.

VA Loans

An update was made to the calculation for the Closing Costs (VASUMM.X127) in the Statutory Closing Cost Recoupment section on the Qualification tab of the VA Management input form to address an issue that occurred with lender-paid VA Funding Fees. Regulations require that these fees not be included in the Closing Costs in the Statutory Closing Cost Recoupment section.
The previous calculation for Closing Costs added the Loan Costs (which included the VA Funding Fee) and then subtracted the VA Funding Fee from the Closing Costs amount. However, when the VA Funding Fee was lender-paid, it was excluded from the Loan Costs. This resulted in a lender-paid VA Funding Fee being subtracted twice when calculating the Closing Costs.
To address this issue, in the calculations for the following fields on the Qualification tab in the VA management input form, the borrower VA Funding Fee (field ID 1050) from line 903 on the 2015 Itemization input form has been replaced with the borrower-paid amount (field ID NEWHUD.2.X2290) from the fee details pop-up window for line 905 on the 2015 Itemization input form:

All Other Non Shoppable services (field ID VASUMM.X137) in the Closing Costs Recoupment section

Closing Costs (VASUMM.X127) in the Statutory Closing Cost Recoupment section
Because of this calculation change, the funding fee is no longer included in the Closing Cost Recoupment section (VASUMM.X137) or the Statutory Closing Cost Recoupment (VASUMM.X127) when the lender or a party other than the borrower pays the VA Funding fee.
Migration
This calculation update is applied to existing loans in your Encompass Pipeline only when updates are made to one of the fields used in the calculation.
Workaround Description:
The following workaround was provided for this production issue and is no longer required for Encompass 21.4 and later.

Lock down the recoupment months or change the lender paid amount to a general lender credit instead of specifically applying it to the funding fee.
CBIZ-36203
Construction Loans
(Added on 10/22/2021)
For construction-only loans with the A (Half Loan) option selected for the Estimate Interest On dropdown list (field ID SYS.X6), the following updates have been made to the maximum monthly principal and interest payment amount in the Loan Terms on the Loan Estimate Page 1 (field ID LE1.X24) and in the AP Table on the Loan Estimate Page 2 and the Closing Disclosure Page 4 to comply with § 1026.37(b)(5) of the RegZ-TIL. The values in these fields are now calculated using the full loan amount (field ID 2). Previously the values were calculated using half the loan amount.
CBIZ-41935
HMDA
(Added on 10/22/2021)
An issue was resolved that caused erroneous export codes to display in the HMDA LAR export for brokered loans or loans imported from Encompass TPO Connect. This issue occurred when the Action Taken (field ID 1393) for a loan with two borrower pairs was set to Active and an Encompass user entered data on the HMDA Information input form for the first borrower pair. If the user then switched to the second borrower pair, changed the Action Taken (field ID 1393) to 6. Purchased, saved the loan while the second borrower pair was still selected, and then generated the HMDA LAR report, the values for the first borrower pair were not updating to Not Applicable when appropriate in the HMDA LAR export.
If a user switched back to the first borrower pair after generating the HMDA LAR export, Encompass would recalculate and populate the Not Applicable values in the loan file for the first borrower pair, but the values would not change in the HMDA LAR export because it was generated before Encompass updated the values.
This issue has been resolved. When the second borrower pair is selected in a loan, Encompass now updates the values for the first borrower pair prior to generating the HMDA LAR export.

An issue was resolved that caused the APR (field ID 799) on the HMDA Information input form to not recalculate for loans with co-mortgagors and mortgage insurance when a change in loan data triggered a recalculation of the APR. The value was recalculating correctly for the APR field (field ID 799) on other input forms (for example the Loan Estimate Page 3, the Closing Disclosure Page 5, the RegZ-LE and the RegZ-CD).
This recalculation issue affected only the HMDA APR field and did not affect APR values used in disclosures for the loan.

Calculations

An issue was resolved that resulted in the Loan Amount (field ID 1109) not being rounded when the loan-level Loan Amount Rounding checkbox (field ID 4745) was selected on the Borrower Summary – Origination input form, but a Purchase Price (field ID 136) was not entered for the loan. When a Purchase Price was entered, the Loan Amount was rounding correctly. This issue has been resolved and the Loan Amount is now rounding correctly when the Loan Amount Rounding checkbox is selected, even when no Purchase Price is entered for the loan.

An issue was resolved that caused the Total Other Asset Amount (field ID URLA.X54) on the 1003 URLA Part 3 input form to not be calculated when the first entry was made for an asset in section 2b. Other Assets You Have or when the first entry was made on the Verification of Other Assets input form. The total was calculated as soon as a second asset was entered on either form. This issue has been resolved and the total is now populating as soon as the first entry is added for an Other Asset.

Encompass Developer Connect
These entries discuss updates to APIs in Encompass Developer Connect or updates that have been made to calculations in Encompass that will also be visible to customers if they perform the action using an API.
An issue was resolved for biweekly loans with balloon payments that resulted in incorrect payment schedule amounts being generated when updating or importing loan files into Encompass via APIs. This issue has been resolved and the payment schedules for biweekly loans with balloon payments are now calculated correctly when updating or importing the loans via APIs.
CBIZ-41119
An issue was resolved that caused the Outstanding balance of Property Liens (field ID VASUMM.X126) in the Proposed Loan column on the Cash-Out Refinance tab on the VA Management input form to be populated with the value from the Loan Amount (field ID 2) when a loan was updated or imported via APIs, even when the loan was not a refinance or construction loan. This issue has been resolved and the Outstanding balance of Property Liens is now being calculated only when Construction, Cash-Out Refi, or No Cash-Out Refi is selected for the Loan Purpose (field ID 19).
CBIZ-41423
An issue was resolved that resulted in data not being returned for the Investor block in the Sell Side Lock and Pricing column on the Secondary Lock Tool when the SellComparisonUpdate API was used to update a loan. This issue has been resolved and the Investor block is now populating correctly.
EBSP-33618
An issue was resolved that resulted in values not being returned for the buyside Lock Date and buyside Lock # of Days on the Secondary Lock Tool when updating rate lock requests via APIs. This issue has been resolved and the buyside Lock Date and buyside Lock # of Days now populating correctly.
EBSP-33637
An issue was resolved that caused the UUID to clear when using APIs to update a recipient payload containing only the AuthType and AuthCode. This issue has been resolved and the UUID value for the recipient is being retained.
EBSP-33745
Electronic Document Management
An issue was resolved that resulted in the 1003 URLA form not displaying on the pop-up window that prompts a loan officer to eSign documents before they are sent to a recipient. This issue affects packages sent via the eFolder Send windows when requesting documents, sending eDisclosures, or sending pre-closing documents. Other eSignable documents for the loan officer were displaying correctly on the window. This issue has been resolved and the 1003 URLA form now displays when the loan officer is required to eSign it prior to sending packages.

An issue was resolved that caused the status for some eDisclosure document packages to not update to Complete on the Packages tab in the eFolder for eDisclosure packages sent from Encompass LO Connect to recipients using Encompass Consumer Connect. This issue affected packages that included a combination of at least one eSignable and at least one Wet Sign document. The status for these packages was still showing as Incomplete after all parties had completed the packages. This issue has been resolved and the status for these types of packages is now being updated correctly on the Packages tab in the eFolder.
The eFolder Packages tab only displays for Encompass Consumer Connect loans.

Encompass Settings
When working with business rules in Encompass, administrators can set up rules for date fields and specify the date range in which the rule will be applied. An issue occurred for some users who entered these date ranges with two-digit years (as shown in the example screen below). After setting up field rules with two-digit years like this, users subsequently received an error message (Invalid upper/lower bound) when attempting to open any loan in Encompass. The error was due to the Encompass system interpreting a two-digit date range differently than the two-digit year indicated in the users’ Windows system. For example (as shown below), since the Windows system calendar was set up to interpret two-digit years as dates between 1930 and 2029, and the Encompass field rule had a ‘Maximum’ (end) date of 12/31/40, the Encompass system interpreted the 12/31/40 end date as 1940 instead of 2040. This caused the error message to be triggered when users tried to open a loan because the business rule’s date range had a start date (‘Minimum’) that was higher than the end date (‘Maximum’). To address this issue, Encompass 21.4 now uses the same date interpretation as the users’ Windows system calendar setting. In addition, two-digit years entered into business rule date ranges are now converted into 4-digit years when updates to the business rule are saved. For example, 02/01/29 will be converted to 02/01/2029 in the business rule settings.

In earlier versions of the Encompass Reporting Database, when a new field was added to the Encompass Reporting Database, if the field size was greater than 1700 characters and the Use index for this Field option was selected, the Encompass Reporting Database update would fail. To prevent this from happening, starting in Encompass 21.4, if the field size is more than 1700, the user will be prevented from selecting the Use index for this Field checkbox. For any existing fields, it is recommended to reduce the character count to less than 1700 if Use index for this Field is selected (or clear the Use index for this field checkbox selection).

Trades
An issue occurred with loans in Fannie Mae PE and Freddie Mac MBS pools where if a Fixed Servicing Fee Percent and a Guaranty Fee were entered on the Setup tab, a note rate was entered in the Detailed Pricing Grid on the Pricing tab which resulted in a different calculated servicing fee and guaranty fee, and then the loans in a pool were updated using Update All Loans on the Loans tab, the Service Fee (field ID 3888) and Guaranty Fee (field ID 3889) on the Secondary Lock Tool for an updated loan was not populated with the fee amounts entered in the Detailed Pricing Grid (instead they were populated from the fee amounts on the Setup tab). This issue has been resolved as follows:

If a loan’s note rate matches a note rate in the Detailed Pricing Grid, the Service Fee and Guaranty Fee amounts on the Secondary Lock Tool will be populated from the Detailed Pricing Grid.

If a loan’s note rate does not match a note rate in the Detailed Pricing Grid, the Service Fee and Guaranty Fee amounts on the Secondary Lock Tool will be populated from the Setup tab.
An issue occurred with loans in Freddie Mac MBS pools where if a Base Guaranty Fee was entered on the Setup tab, and then the loans in a pool were updated using Update All Loans on the Loans tab, the Base Guaranty Fee (field ID 4182) on the Secondary Lock Tool for an updated loan was not populated with the fee amount entered on the Setup tab (instead it was blank). This issue has been resolved and the Base Guaranty Fee on the Secondary Lock Tool is now populated with the fee amount entered on the Setup tab when the loan is updated in a Freddie Mac MBS pool.

An issue occurred with Freddie Mac MBS pools where a new snapshot was not created when changes were made on the Setup tab (e.g. Guaranty Fee) and the Pricing tab (e.g., note rate added to the Detailed Pricing Grid) and then the loans in the pool were updated using Update All Loans on the Loans tab.
While a new snapshot was not created, the affected fields were updated.
This issue has been resolved and a new snapshot is now created when changes are made to a Freddie Mac MBS pool.
Miscellaneous Issues

The following updates have been made to the Select Country pop-up window that opens when you select the Foreign Address checkbox for an address on the new URLA input forms and then click the Find icon (Magnifying Glass):

Disclosures using the eClose method are now captured correctly in Encompass reports using the fields listed above.

The following workarounds were provided for this production issue and are no longer required for Encompass 21.3 and later:

Updates have been made to correct an issue with county codes in the ZIP code database used by Encompass. This issue occasionally caused extraneous counties and cities to display in the Select a City pop-up window that opens when entering ZIP codes that included more than one city or town. The invalid entries have now been removed from the ZIP code database.

Fixed Issues for Version 21.4.0.1 Server Patch 1 (Banker Edition)

This update contains updates to users' Encompass client machines (21.4.0.1) and a Server Patch (server patch 1) that is applied to the Encompass Server. The fixed issues listed below are included in this update.
When you upgrade to 21.4, this client-side update (21.4.0.1) and Server Patch (server patch 1) will be applied to your Encompass instance automatically.
In Encompass, go to Help > About Encompass in the menu bar to view your Encompass version. Once the upgrade is complete, your new version number will be 21.4.0.1 Server Patch 1.
The Encompass Software Development Kit (SDK) enables developers to build custom applications that can be added on, or connected to, Encompass and the ICE Mortgage Technology Platform. The Encompass SDK has been repackaged with this 21.4.0.1 Server Patch 1 update. If you are utilizing the Encompass SDK, upgrading to this new package is needed to ensure that your SDK has the same functionality as this latest version of Encompass.
The following item (as described below) requires the new Encompass SDK package:
You may elect to not upgrade your SDK and still be upgraded to Encompass 21.4.0.1 Server Patch 1. All features and functionality described below will be provided when you upgrade Encompass, except for the SDK-dependent item listed above.
If your SDK application utilizes the Encompass SmartClient, you can automate this process so the SDK is upgraded automatically every time you apply an Encompass release. If your SDK application is installed on a computer at your location, you must manually upgrade the SDK for every release. For instructions for automating the upgrade process or manually upgrading the SDK, refer to the Upgrading the Encompass SDK page or view the SDK Programmer’s Guide.

Important Note: In order to successfully install the SDK for this release, you must first uninstall the 21.3.0.x SDK prior to installing the new SDK for 21.4.0.1 Server Patch 1. Failure to uninstall the earlier 21.3 SDKs may result in errors when upgrading to the 21.4.0.1 Server Patch 1 SDK.
Update to the Encompass Server (i.e., Server Patch 1)
Below is the update in the Server Patch that is applied to the Encompass Server. The Server Patch contains the relevant Encompass code that applies to the following fixed issue.

After Encompass retrieved new AIQ data and a loan save was performed, the System Audit Trail and Encompass Reporting Database were not being updated accordingly because the system was not recognizing any changes between the Encompass client and server data. Since users rely on the Reporting Database field changes for their workflow and were not notified of any changes, they were needing to manually review each file for updates. This issue has been resolved so that the System Audit Trail and Encompass Reporting Database are now updated accordingly when changed AIQ data is retrieved in Encompass.

Updates to Encompass Client Machines
This update contains updates to users' Encompass client machines (21.4.0.1). The fixed issues listed below are included in this update.
If you are utilizing the Encompass SDK, upgrading to the new SDK package for 21.4.0.1 Server Patch 1 is required to receive this fix.
Customers using the initial build of the Encompass 21.4 release in test environments discovered an issue that caused the mortgage insurance premium (MIP) amount to be incorrectly applied to the calculations for the Total of Payments (field ID CD5.X1) on the Closing Disclosure Page 5 and the In 5 Years Total You Will Have Paid (field ID LE3.X17) on the Loan Estimate Page 3. No other calculations were modified in Encompass 21.4 and the changes to the calculations for Total of Payments and the In 5 Years Total You Will Have Paid have been reverted to the previous versions of the calculations.

An issue occurred with the Diagnostic Mode - Just in Time (JIT) tool used to perform Encompass application logging in real time where it was not returning the expected verbose information for loan actions in the log file. This issue has been resolved and is now working as expected in Encompass 21.4.0.1 Server Patch 1.
