Feature Enhancements in Version 21.4.0.3 Server Patch 2 (Banker Edition)

Update to the Encompass Client Machines
Encompass has rolled back the changes made in the Encompass 21.4 Major Release that automated the calculation of the present monthly housing expenses for rent, mortgage, and real estate taxes. These fields display on various input forms for loans using either the 2009 and 2020 versions of the URLA forms.
The calculation updates implemented in the Encompass 21.4 Major Release were intended to bring the Encompass values for these fields into alignment with the values used in Fannie Mae DU (Desktop Underwriter) for loans using the new URLA forms by introducing automated calculations for the present rent, mortgage, and real estate taxes (field IDs 119, 120, and 123) and adding Lock icons to these fields to enable manual entry as needed. Details about these updates were described in the Automated Calculation of Present Housing Expenses entry in the release notes for the Encompass 21.4 Major Release.
The calculation and lock changes introduced with the Encompass 21.4 Major Release have now been reversed for all three fields for loans using either the 2009 or 2020 URLA input forms. The automated calculations and Lock icons have been removed, and the present monthly housing expenses fields for rent, mortgage, and real estate taxes have reverted to their previous state prior to the Encompass 21.4 major Release.
It is strongly recommended that you apply the 21.4.0.2 client-side update provided in the Version Manager as soon as possible. Since the server patch provided with this release is applied automatically, it is important that you also apply the client-side update to ensure that the Encompass client and server are in sync.
Migration
For existing loans, if an Encompass user clicked the Lock icon to manually entered values for present rent, mortgage, or real estate taxes, these values will be retained after updating to Encompass 21.4.0.3 and will not be recalculated. The values can be manually adjusted after the update if needed.

Update to the Encompass Server (i.e., Server Patch 2)
Below are updates in the Server Patch (server patch 2) that are applied to the Encompass Server. The Server Patch contains the relevant Encompass code that applies to the following fixed issues. The Server Patch included with this release will be applied to the Encompass Server automatically and cannot be controlled manually via the Encompass Version Manager tool.
To accommodate loans that are updated via APIs, changes to enhanced conditions are now tracked on the millisecond level. Previously, the Latest Status Date column on the Conditions tab in the eFolder was tracked based on one-second intervals. Enhanced conditions that were updated by multiple API calls within a one-second interval were only registering the first status change within that one-second interval. Additional API calls returned within the one-second interval had the same time stamp and therefore were not recognized as additional updates. Tracking at the millisecond level enables Encompass to capture the most recent status change for multiple API calls made within a one-second interval.
