Encompass 21.3 Major Release

These are the release notes for the Encompass 21.3 Major Release. They include a high-level overview of new features, feature and form enhancements, and fixed issues, followed by more detailed information and instructions where appropriate.

Refer to the online help and the Guides & Documents page for additional information and related documents.

This Encompass 21.3 Major Release will be applied to your users' computers automatically and cannot be controlled manually via the Encompass Version Manager tool. Users will receive the update upon their initial log in of Encompass following the release.

What's in This Release

  • Hybrid eClose with eNotes - A new hybrid closing with eNote option is now available when sending an eClose closing package from Encompass. When the closing package is completed, the eNote (an electronic version of the loan note) is imported into Encompass and registered with MERS. Encompass users can view the eNote from within Encompass and perform additional tasks such as transferring the eNote, sending an electronic copy to a recipient for review, viewing an audit trail or transaction history for the Note, and reversing the registration if needed.

  • Support for 0% Interest Loans and Simple Interest Amortization - Encompass now supports simple interest amortization for closed end loans, (including calculations updates to handle simple interest payment schedules and simple Interest P&I payment) and 0% interest payment loans for lenders originating down payment assistance loans for affordable housing.

  • Home Equity and HELOC Loans - Encompass now supports HELOCs and closed-end home equity loans (HELoans) using the URLA 2020 forms.

  • New Alert: General QM Price Limit Exceeded - A new General QM Price Limit Exceeded alert is now provided in Encompass Settings. This alert is set up by default to trigger when the loan pricing exceeds the limit for General Qualified Mortgage (QM) and the Use Price-Based General QM option (field ID QM.X383) is used.

  • Support for New Lock Update Lock Request Type - A new Lock Update lock request type has been added to the Lock Request Form to avoid confusion over an active re-lock and an inactive re-lock. In addition, references to "Active Re-lock" has been changed to "Lock Update" in various Secondary Setup settings.

  • Updates to Buy Side and Sell Side Pricing - Updates have been made to enable updates to the Sell Side Lock and Pricing data without affecting the Buy Side Lock and Pricing data.

  • Persona Settings: New Options Added for Encompass LO Connect - On the LO Connect tab in the Personas setting, new Workflow Tasks Tool and Services options are now provided.

Attention Encompass Administrators!

The following Encompass 21.3 features and settings may require additional action by the Encompass administrator. For example, by configuring or adjusting options in the Encompass settings, or reviewing and revising existing business rules affected by the new features. Please review these features to determine whether updates are required for your Encompass settings or business rules. In addition, refer to the Encompass Settings sections of the Feature Enhancements and Fixed Issues pages for specific information about new and updated Encompass settings.

Refer to the Encompass Administrator Checklist for the 21.3 Major Release  for a list of Encompass settings to review and adjust to support the policies and procedures you use when working with your installation of Encompass.

  • New Closing Costs Estimate Expiration Time Zone Field - A new Closing Costs Estimate Expiration Time Zone dropdown list (field ID LE1.XG9) has been added to Loan Details section of the Loan Estimate Page 1 input form just below the rate lock information fields.

    • Refer to the Encompass Forms and Tools section of the Feature Enhancements page for information about additional new fields being introduced in Encompass 21.3.

System Requirements & SDK Upgrade Requirement for Encompass

Have you reviewed the latest System Requirements and upgraded the SDK?

Before downloading or applying this new Encompass release, it is important to verify the latest system requirements for Encompass client machines. Please review the System Requirements for Encompass to ensure your environment meets the requirements needed to operate Encompass successfully.

For a major Encompass release like this one, the Encompass SDK (Encompass Software Development Kit) run time environment must be upgraded to match the newly updated Encompass Server. If you fail to upgrade the SDK your application will not be permitted to connect to the updated Encompass Server. If your SDK application is configured to be 'Smart Client Enabled', you can automate this process so the SDK is upgraded automatically every time you apply an Encompass release. If your SDK application is installed on a computer at your location and is not 'Smart Client Enabled', you must manually upgrade the SDK for every release. For instructions on automating the upgrade process or manually upgrading the SDK, refer to the Upgrading the Encompass SDK page or view the SDK Programmer’s Guide.
