Feature Enhancements in 23.3 November Service Pack
This section discusses the updates and enhancements to existing features, services, or settings that are provided in this release.
Services
In this release, Polly is now available for product and pricing with Encompass Consumer Connect. Administrators can use the Services Management > Product and Pricing Settings page to configure the types of loans the product and pricing service will review, as well as other custom settings for the service.
The Polly pricing integration with Encompass Consumer Connect provides the ability to price ARM loan products, as well as fixed loan products.
To Set Up Polly for Product and Pricing:
-
In the Encompass Consumer Connect Admin portal, go to Services Management.
-
Select PollyEx - Product and Pricing Service from the Product and Pricing Provider drop-down list.
-
Specify how many rates to display for each loan program (1 minimum - 200 maximum).
-
Determine how you want Polly rate information displayed on your site. Choose Lowest to highest rate, Lowest to highest APR, or Closest to PAR.
-
Specify the number of months for reserves (0 minimum - 60 maximum)
-
Select Yes to display discount and credit points with the eligible programs or No to hide these.
-
Select the lock period to display.
-
Select the types of loan rates to show in the loan application. You can choose from: Conventional, FHA, VA, and USDA-RHS.
-
Select the Amortization Types to show in the loan application. You can choose from Fixed and ARM. (At least one type must be selected.)
-
To import the Loan Program code into Encompass from the PollyEx pricing, set the Import Loan Program code from... option to Yes. If this option is set to No, the program code from the Loan Program template will be used by the Product and Pricing service.
-
To display the Rates Calculator widget in the Website Builder, set the Enable rates calculator widget in the Website Builder option to Yes. The Rates Calculator widget allows the Website Builder administrator to add a rates calculation module to the site.

To set default values for the fields in the mortgage calculator that is provided on the site, set the Auto launch rates when defaults are set for Rates Calculator option to Yes. When the borrower launches the rates page on the site, the values set up for the rates calculator in the Website Builder > Widgets > Mortgage Calculators will be displayed for the borrower. This enables borrowers to quickly get a snapshot of the rates that the lender is providing. After reviewing the default rates, borrowers can then continue to enter new data in the calculator and get new rates as needed.
-
Review the Assumptions to Show on the Pricing Results Page and make any necessary changes in the text editor. To revert the text back to the original default text, you can click Reset to Default in the upper right corner of the text editor.

After saving your updates, an Additional Settings are Needed message displays, prompting you to enter your Polly login credentials in one or more loan app workflows where the pricing service will be used for product and pricing. Select the workflows link in the pop-up message to go to the Loan App Workflows setting or close the message to update the workflows later.
After you add your Polly credentials in a loan app workflow, the Username, Password, and Pricing Channel fields will be available on the Services Management > Product and Pricing Settings page. There you can view and edit your credentials and channel as needed

Encompass Consumer Connect’s homeowners insurance (HOI) integration enables borrowers to seamlessly request quotes and purchase homeowners insurance from GEICO’s network of providers while in the borrower portal. When the service is enabled, borrowers are automatically presented with a GEICO Homeowners Insurance task card in the borrower portal. In this release, enhancements have been made to this GEICO task card. In addition, updates have been made to the process for borrowers viewing and accepting the HOI consent agreement.
Task Card Updates
On the initial task card that displays in the borrower portal, a new GEICO logo is now displayed, along with updated verbiage on the task card and button (‘Click to View Your Rates’), and a new phone hyperlink icon that borrowers can select to call GEICO directly via a calling app if available on the device. A new link to GEICO’s national partners page is also provided that takes borrowers to a list of companies with whom the GEICO Insurance Agency places business.
Update to Remove the Eligibility Review Before Displaying HOI Consent Agreement
Encompass Consumer Connect will no longer check for GEICO homeowners insurance eligibility before displaying the HOI consent agreement to borrowers after they log into the borrower portal. Prior to this release, the Consumer Connect system would determine if the subject property address for the loan was eligible for homeowners insurance from GEICO before displaying the HOI Consent agreement. If it was determined that the property was not eligible for a GEICO HOI policy, the HOI Consent agreement was not displayed, and the GEICO task card was not displayed to the borrower. In this new 23.3 November Service Pack release, the eligibility check is no longer performed prior to displaying the HOI Consent agreement. Now, the HOI consent agreement is displayed to all borrowers logging into the borrower portal. After agreeing to the consent agreement, the system will determine if the subject property is eligible for GEICO homeowners insurance. If eligible, then the GEICO task card is displayed. If ineligible, the generic HOI task card is displayed instead.

Borrower Portal
(Updated on 11/20/2023)
A new loan progress timeline is now available to display near the top of the borrower portal when users are viewing tasks, documents, and notifications. It is collapsed by default, but can be expanded to display a progress indicator, the total milestones for the loan, completed milestones, and the current loan status.
The timeline also displays on the loan summary card.
To display the loan progress timeline, the following prerequisites must be completed:
Set up milestones to apply to loan files in the Encompass > Settings > Company/Users > Milestones. Provide a Consumer Status for the milestones to display in the timeline. This value will display for the Current Status of the milestone in the timeline when the matching milestone is current.
Updates to the Consumer Status field are not reflected in the Encompass Consumer Connect loan timeline immediately. The new status will display in the timeline 24 hours after the update is made to the field in the Milestones setting.
Note that only those milestones that have a defined consumer status will be shown in the loan progress timeline.
When utilizing this field, consider the following:
-
Assign a consumer facing friendly name to any milestone within your milestone settings.
-
When the milestone template associated with the loan contains a consumer facing status, these statuses will be displayed to the borrower in the borrower portal.
-
Past and future statuses will display in chronological order with a focus on the current status.
-
If multiple milestones have the same consumer facing status, Encompass Consumer Connect sites will consolidate and display as a single status.
-
For example, let's say the File Started, Qualified, and Processing milestones all have the consumer status of In process. If all the milestones are in the same milestone template that is applied to the loan, then a single status of In process will display in the borrower portal.
-
Review the Create a custom milestone section of the Milestones online help topic for additional information about milestones and the Consumer Status field.
A new settings option is now provided to show/hide the timeline in the borrower portal. Set the progress timeline toggle to On to display the timeline. This option is located in the Encompass Consumer Connect Admin portal > Borrower Loan Portal > General Settings. By default, this option is set to Off.
Note that the milestones displayed with the progress indicator are determined by the milestones configured in the Milestones setting and the milestones that are applicable to the task or document.
