GSE Integrations and Services 24.1 Major Release: Feature Enhancements
This section discusses the updates and enhancements to existing forms, features, services, settings, and mappings included in this release.
All Encompass updates apply to the Desktop Version only unless mentioned otherwise.
Ginnie Mae PDD
The following GNMA PDD mapping updates are included with this release:

Property City now supports a maximum of 21 characters in the export file: When city field value length exceeds 21 characters, there will be no structural errors to ensure that the file can be successfully uploaded to SFPDM

Logic prior to this release: City (field ID 12) value was mapped to CityName. For values where the number of characters exceeded 21, Encompass users could not successfully upload to SFPDM.

Logic with this release: Only send first 21 characters from field ID 12 when it exceeds 21 characters - city name is truncated to the first 21 characters (starting from left to right). Issuers can print the city name on the hard copy of the 11706 forms with data, and have the Document Custodian sign off on it.

If loan is a purchase (field ID 19 = purchase) and Mortgage Program Type (field ID ULDD.GNM.MrtggPrgrmType) is not 'FHATitlel', then send BorrowerFirstTimeHomebuyerIndicator as True or False as indicated by field ID 934.

Field ID 934 indicator sent for all borrowers present on the loan.

Logic update with this release:
-
If loan is a purchase (field ID 19 = purchase) and Mortgage Program Type (field ID ULDD.GNM.MrtggPrgrmType) is not 'FHATitlel', then send BorrowerFirstTimeHomebuyerIndicator as True or False by looking at new borrower level first time homebuyer fields [field ID 4973 for Borrower and field ID 4974 for Co-Borrower]. When the corresponding borrower's value is Yes, we should send true and when the value is No, we should send false.

For all borrowers on the loan, we should use these fields for sending True or False to BorrowerFirstTimeHomebuyerIndicator.

The xml should show true/false indicator for each borrower present on the loan AND when 4973 and/or 4974 are present. The value will go for BorrowerClassificationType of Primary (4973) or Secondary (4974).

2024 HMDA FIG (Filing Instructions Guide) Updates
New enumerations for Credit Scoring Model field IDs 4175, 4178 (Underwriter Summary Tool) and HMDA.X117 and HMDA.X119 (HMDA Information input form) were released with the Encompass 23.3 December Service Pack.
Mapping for these new enumerations is being introduced with this release:

New fields, available with the Encompass 24.1 Major Release, Gateless (Bor, CoBor) (field ID GSEVENDOR.X62) and Freddie Mac AIM Check (Bor, CoBor) (field ID GSEVENDOR.X61) pass their report IDs to LPA to help determine if the loan is eligible for reps & warrants.
