Encompass TPO Connect Website Updates - 23.3 Major Release
This section discusses the updates and enhancements to existing forms, features, or services that are provided in this release.
Form Updates
Two fields have been added to the URLA 2020 / Lender Loan Information page to enable users to provide loan buydown information to the lender. These fields have been added to the Loan Features section and are enabled when a user selects the Temporary Interest Rate Buydown/Initial Buydown Rate indicator. The following fields have been added:

Buydown Contributor - This field is used to indicate who is contributing payments to the buydown. This field must be populated prior to the Buydown Type field being enabled.

Buydown Type - The list of available buydown types in this field are configured by the administrator.
In addition, these fields have been added to the Search Product & Pricing pages for EPPS. The fields for the Search Product & Pricing pages are read only and must be filled out on the URLA 2020 Lender Loan Information page.

The Loan Estimate Fee Management page has been updated to add support for entering USDA Annual Fee information. The following fields have been added to support the USDA Annual Fee entry:

NEWHUD.X1706 - USDA Annual Fee Number of Months Reserve Required

Additionally, Support has been added for up to three more fee line items to be added. This enables TPO users to add fees for lines 1007, 1008, and 1009
To Add Additional Fee Items to Section G:
-
From the Loan Estimate Fee Management form, navigate to Section G and then select +Additional Fee Item.

Select a Fee name from the list in the Select Fee Name field.

Enter the Paid To Name for the fee.

Enter the yearly dollar amount in the Dollar Amount field.

Enter the number of months reserve required for the fee to calculate the yearly total.

To add additional fee items, select +Additional Fee Item.

To remove a fee item, select Delete next to the fee.
Note: The first line item added is recorded to line 1007 on the 2015 Fee Itemization form in Encompass. Subsequent added fee items are recorded to line 1008 and 1009.

The following new programs have been added to the Arm Index Type field on the Adjustable Rate Mortgage window:

The Other field (Encompass field URLA.X143) in the Loan Features section on the URLA 2020 / Lender Loan Information form has been converted from a free entry field to an editable drop-down field. The following options are available:

Affordable LTV - FNMA

Standard LCOR (Limited Cash-Out Refinance) FNMA
Additionally, users can type a description in the field if needed.
On the URLA 2020 / Additional Information page, HeritageOne is now available to select from the Freddie Mac Offering Identifier field. For information about Freddie Mac's HeritageOne mortgage product that was introduced on June 7, 2023, refer to the Heritage One Mortgage page and FAQ page on Freddie Mac's website.
A new Accessory Dwelling Unit section has been added to the URLA/Loan and Property Information form. Use this section to capture ADU details for a subject property. An ADU is an additional living area that includes a kitchen, bathroom, and a separate entrance.
The following new fields are available in this section:

All of the text fields are disabled (grayed-out) until the ADU Present checkbox is selected.
Pipeline Update
A change has been made to the pipeline search behavior to improve the performance for users. Prior to this update, the pipeline was filtered as the user started typing in their search criteria. This method caused the pipeline to be filtered as each letter or number was typed. To streamline the process, the search is only performed once the user has entered their desired search parameters, and then presses Enter or Tab.
Batch Upload
The Batch Document Upload feature has been renamed to Batch Upload. With this change users can now import additional loan data to a loan file in addition to uploading documents. This change enables users to add loan data from a Fannie Mae file (FNMA 3.2) or ULAD/iLAD file (MISMO 3.4) to an existing loan without having to open the loan file. Alternatively, users can import loan data using a DO Case File ID or LPA File ID if the loan is a wholesale or non-delegated loan.
To Import Additional Loan Data on the Batch Upload Page

From the TPO Connect home page, click Batch Upload.

Select a view, and then expand the entry for the loan that you need to add data to.

In the Import From field, select the appropriate import type.

If you select Fannie Mae 3.2 ULAD/iLAD Mismo, drag and drop the import file onto the Data section. Alternatively, you can select the Local Drive link and browse for the file on a local drive.

If you select either DO Case File ID or LPA File ID, enter the number in the ID field.

Select Import all fields or Import only non-blank fields in the Field Import Options section.

The Import all fields option imports all loan data to the loan.
-
The Import only non-blank fields option only imports fields that are not blank to the loan.

Select Delete Existing lists before importing or Add to existing lists.
-
The Delete existing lists before importing option removes any existing lists (residences, liabilities etc,) and replaces them with the data from the import loan.
-
The Add to existing lists option appends any new lists to the existing loan data.

Select Import.

Review the confirmation window, and then select Continue.
Product and Pricing
When a user attempts to access the Product Pricing & Lock page when the Encompass administrator has temporarily shut down the lock desk, a message is now displayed to warn the user of the lock desk status. Previously, users were not made aware that the lock desk was temporarily shut down until after they performed the search. When the user clicks Search Product and Pricing on the Product Pricing & Lock page while the lock desk is temporarily shut down, the following message displays:
The Lock Desk has been temporarily shut down. Product and Pricing functions are still available during this period, however, Lock Request cannot be submitted at this time. If you have additional questions, please contact the Lock Desk.
Enhanced Conditions
An update has been made to the web version of Encompass where document folders are now automatically created when the document is associated with an enhanced condition and that enhanced condition is added to a loan file. When enhanced conditions are added to a TPO loan from the web version of Encompass, the created loan folders are also available for the third party originator in TPO Connect. In light of this update, it is recommended that lenders add enhanced conditions for TPO loans from within the web version of Encompass.
A change has been made to Enhanced Conditions which enables users to drag and drop, or browse locally, files to document folders to satisfy the condition. Previously, users were required to navigate away from the condition and to the documents page in order to attach a document and satisfy the condition.
To Add Documents to an Enhanced Condition

From the Conditions page, expand a condition to view the details.

Drag and drop a document onto the Cloud icon to upload the document to the document folder for the condition.

Alternatively, you can select the Local Drive link to browse for the file on your local system.

If documents were already uploaded as an unassigned file users can select the Unassigned Files link and select files to attach. Once the files are selected, click Attach.

Services
A new View Details button has been added to enable users to view order details for manual orders. When a TPO user clicks the View Details button, they are returned to the partner's ordering page for the latest order placed in TPO Connect in that service category. Depending on how the partner has configured this page, users can potentially review and update their order. For questions regarding supported features on the partner's page, contact the partner directly.

From a loan where a manual order has been placed, select Service Orders from the left navigation menu.

Expand the category where the order was placed.

To view the partner order details for the latest order, select View Details.
Feature Enhancements
Fixed Issues
This section describes the issues that have been fixed in this release.
Why we made these updates: The following issues were fixed to improve usability and to help ensure Encompass TPO Connect is operating as expected.
An issue was discovered where the Trans Details Interviewer ID field (Encompass filed 3239) was not updated when the loan officer on the file was changed. This issue has been fixed, and now the Trans Details Interviewer ID is updated to the assigned loan officer when the assigned loans officer on the loan changes.
An issue was discovered when getting pricing in Encompass Product and Pricing (EPPS) for refinance loans in TPO Connect where the subject property was included from the Real Estate Owned calculation which resulted in the payment being included in the Debt-To-Income (DTI) calculation. This issue has been fixed, and now the subject property is excluded from the Real Estate Owned calculation so that the payment for that property isn't included in the DTI calculation.
Note: This payment will be included if the Percentage of Rental for a Second/Investment property is blank.
An issue was discovered where users were unable to save a loan after selecting the Copy from Borrower button in the Homeownership Education and Housing Counseling section on the Lender Loan Information page. This issue has been fixed, and now the Save button is enabled after selecting Copy from Borrower.
An issue was discovered where TPOs (External Users) were able to sign in using the Internal User checkbox. TPO (External User) credentials cannot be used when selecting the Internal User check box. Additionally when MFA was enabled without SSO and the external user selected the Internal User check box, they were able to sign in without MFA. To address this External Users will no longer be able to sign in when the internal user check box is selected.
An issue was discovered where users were unable to submit a loan from the Batch Upload page when the loan was missing required information. To address this issue, users are now presented with the Missing Items window which enables them to update the required fields and then submit the loan.
An issue was discovered where the broker compensation percentage and fee was being cleared when the user would toggle between Borrower Paid Compensation and Lender Paid Compensation. This issue specifically occurred when the user would switch from one compensation type to the other, entered values into the Broker Compensation fields, and then switched the compensation type back to the original compensation type. This issue has been fixed, and now the values entered into these fields are retained until the loan is saved.
An issue was discovered where the Pipeline was not properly sorted in either ascending or descending order by when sorting by the Loan Number column. This issue has been fixed, and users can now sort the Pipeline in ascending or descending order by the Loan Number column.
An issue was discovered where total number of items displayed for a report on the page would sometimes incorrectly list zero items. This issue has been fixed, and now the total number of items in a report are accurately displayed next to the report name as expected.
An issue was discovered where URLA pages were taking longer to load than expected. This performance issue has been addressed and now the URLA pages are loading as expected.
An issue was discovered where contact changes that were made from the pipeline were not reflected after closing the key contacts window. In order to view the updated contact information, users were required to refresh the pipeline. This issue has been addressed, and now the pipeline refreshes automatically after the contacts have been updated from the key contacts option on the pipeline.
An issue was discovered where AUS Findings were sometimes not accurately detected. Previously, TPO connect would search for AUS Findings in the associated document folder when a loan was resubmitted. If the user attempted to resubmit an AUS request on a loan in TPO connect, and the previous AUS findings were moved out of the associated document folder, the user was not given the option to resubmit the loan. This issue has been fixed, and now TPO Connect utilizes a different method of verifying the existence of previous AUS findings which enables users to select the resubmit option when a previous AUS request for the loan has been performed.
