Encompass TPO Connect Website Updates - 22.3 Major Release
This section discusses the updates and enhancements to existing forms, features, or services that are provided in this release.
URLA 2020
A change has been made to the process for adding fields for data used in verifications. Before this update, every verification section displayed fields for one initial record. Now, users can add records for verifications as needed. This change is intended to prevent users from adding a record (for example: assets) and inadvertently submitting the loan with blank fields.
To Add a Verification Record:

From a loan in TPO Connect, navigate to a verification section. (Example: Assets - Bank Accounts, Retirement, and Other Accounts You Have)

Click Add to add a new verification record.

To remove an entry, click - Remove.
The following fields now display with two-digit decimal amounts to record the amount in cents. Previously the values in the fields were rounded and displayed dollar amounts only, with no decimal values.

NOTE: The decimal formatting is also applied to other fields that are populated from the fields listed above.
The values for the ARM Index Type field (Encompass field ID 1959) have been updated to reflect the values in Encompass. The following changes have been made to the ARM Index Type field:

Removed duplicate entry for "Fannie Mae 1 Year LIBOR"

Updated Federal Housing Finance Board National Average to National Average Contract Mortgage Rate

Added 30- Day Average SOFR
The Source of Funds drop-down list in the Other New Mortgage Loans on the Property You are Buying or Refinancing section on the URLA / Loan and Property Information form has been updated to include the letters FRE in the following items on the list to indicate that the following options apply to Freddie Mac:

New housing counseling specific fields have been added to the L5. Homeownership Education and Housing Counseling section on the URLA / Lender Loan Information form. This new section enables users to enter a separate set of information for homeownership education. Previously, the input form contained only one section that was used to document the housing counseling information for the loan. The following image shows the new section for homeownership education at the top of section L5, and the updated section for housing counseling at the bottom.
Trades
The Trades Pipeline has been updated and now uses pagination to navigate through the list of trades. This update displays a set number of trades per page, rather than displaying one long list of trades. This option enables faster loading of the pipeline data and also provides customization for the experience, such as the number of loans to display per page and navigation controls to move to a specific page
To Navigate Trades in the Trades Pipeline:

From the Pipeline, Locate the viewing options at the bottom of the page.

By default, the Pipeline lists 30 trades per page. To change the number of loans per page, select the Down Arrow button and then select the number of trades to display per page.

Use the Left Arrow and Right Arrow buttons to move to the previous or next set of records.

To select a specific page, select the Down Arrow button and then select the page number from the list.

Note: When exporting the Trades Pipeline, ensure that you view each page of trades to ensure that all of the trade data is loaded before exporting.
Loan Estimate Fee Management
The Monthly Amount field (Encompass field 230) and Number of Months field (Encompass field L251) have been added for Homeowner’s Insurance Premium in Section F. Prepaids on the Loan Estimate Fee Management page. The values entered in these fields are then calculated to provide the total amount value for the Homeowner's Insurance Premium.
The ability to record loan origination fees has been added to the Origination Charges section on the Loan Estimate Fee Management page. TPOs can now enter loan origination fees and Origination/Discount points using the following new fields:

Feature Enhancements
The Arm Index Source (FRE) field (Encompass field ID CASASRN.X135) and Gift Source field (Encompass field MCAWPUR.X9) have been added to TPO Connect for FHA loans to enable users to successfully order underwriting. The Arm Index Source (FRE) field has been added to the Adjustable Rate Mortgage window for ARM loans. The Gift Source field has been added to the Order LPA page and the LPA Underwriting Details page on Dual AUS orders for FHA loans.

When requesting title fees in TPO Connect, users are now presented with a Missing required fields and documents window if the user is missing any fields required for a successful order. TPOs can use this window to fill in the required field and update the loan.
To Update Missing Fields:

From the Loan Estimate Fee Management page, click Request Title/Closing Fees.

Click Continue.

If there are missing fields, the Missing required fields and documents window displays. Enter missing data into the required fields.

Click Update to update to save the changes and place the title fees request or click Review Loan to return to the loan file without placing an order.
A new error message has been added when a TPO attempts to import a loan with more than six borrower pairs. Previously, a loan with more than six borrower pairs would be successfully imported, but any borrower pairs beyond the first six were discarded. Now, the user receives an error message instructing them to delete the additional entries in order to import successfully. The error message is displayed below:
Fixed Issues
This section describes the issues that have been fixed in this release.
Why we made these updates: The following issues were fixed to improve usability and to help ensure Encompass TPO Connect is operating as expected.
An issue was discovered where the account executive would receive error messages when viewing the Pipeline. This issue occurred when the account executive didn't have access to the Trades pipeline. Affected users received the following error messages:

Unable to get commitment settings.

Unable to fetch trade management settings.
This issue has been fixed, and trade related error messages no longer display when the account executive doesn't have access to the trades pipeline
An issue was discovered where several countries were either missing or had spelling mistakes. These issues have been fixed.

An issue was discovered where loan data was not saved correctly after refreshing TPO Connect while importing a new loan. When an TPO started a new loan from an imported file, and refreshed TPO Connect before registering the loan, the loan information would not save properly when the loan was registered. This issue has been addressed, and the pending loan registration will now be canceled and the user is redirected to the pipeline.
An issue was discovered where the No Co-Applicantoption was not available in TPO Connect on the Required Fields window for three Encompass fields. This issue occurred when the following Encompass fields were required fields in a Loan Action Completion rule:

Co-Borr Was the Ethnicity of the Borrower collected on the basis of visual observation or surname (Encompass field 4132)

Co-Borr Was the Race of the Borrower collected on the basis of visual observation or surname (Encompass field 4133)
-
Co-Borr Was the Sex of the Borrower collected on the basis of visual observation or surname (Encompass field 4134)
This issue has been fixed, and now No Co-Applicant is an option for these three fields.
