Welcome to Simplifile Collaboration and Post Closing for lenders, the easy‑to‑use online services that save you time, reduce errors, and help you work more easily with settlement agents. Simplifile Collaboration and Post Closing let you quickly and easily prepare, track, and record documents related to mortgage loans and closings, from loan creation to document archiving. When you use Simplifile, visibility into settlement processes increases, and collaborating on fee data, documents, and transaction details becomes easier.

Simplifile lets you work with your settlement agents on document changes, updates, deficiencies, and statuses. When you use Simplifile to collaborate with settlement agents, you complete a fully auditable and electronic system from loan application to document recording and back.

As a lender, you create a loan record in Simplifile and assign it to a settlement company, where a settlement administrator assigns an agent to work on the loan. You work with the agent to supply documents and information necessary to bring the loan to the closing stage. After the closing, you use Simplifile to notify the settlement agent that the loan has been funded. (A settlement agent is sometimes called a closing agent, an escrow agent, or a closing attorney.) You can follow the post‑closing process as the documents are recorded. After the agent returns the final title policy to you, an archived recorded document history helps keep your files organized and secure.
