Welcome to Simplifile Collaboration and Post Closing, the easy‑to‑use online services that speed up the settlement process, save you time, reduce errors, and help you work more easily with lenders. Simplifile Collaboration and Post Closing let you share, receive, and validate documents and data with your network of lenders at no cost. When you use Simplifile, visibility into lender processes increases, and collaborating on fee data, documents, and transaction details becomes easier. Simplifile lets you work with your lenders on document changes, updates, deficiencies, and statuses. You also have the option to eRecord documents post‑closing. When you use Simplifile to collaborate with lenders, you complete a fully auditable and electronic system from order to recording and back.
A lender enters loan information in Simplifile and chooses a settlement company. Simplifile notifies the settlement administrators at that company that a new loan needs attention. A settlement administrator assigns the loan to a settlement agent, who works with the lender to supply documents and information necessary to bring the loan to the closing stage. (A settlement agent is sometimes called a closing agent, an escrow agent, or a conveyancer.) After the loan is funded, the settlement agent records the loan documents with the recording county (or jurisdiction) and returns copies of the recorded documents to the lender. An archived recorded document history helps keep your files organized and secure.
This Collaboration and Post Closing Guide for Settlement Agents gives an overview of how to use Simplifile to manage a loan, from first notification through recording and return of the final policy to the lender. The guide includes basic instructions for accessing and using the loans pages in Simplifile. It also includes descriptions of the kinds of information used on the loans pages.
