New Investor Connect Setup Category in Encompass Settings

The Investor Connect Setup category in Encompass Settings is now accessible in Encompass Broker Edition. The Deliver Loans settings for Encompass Investor Connect are accessible in this category and can be used the manage how loans and conditions are delivered. While this setting is accessible in Encompass Broker Edition, it is intended for use with Encompass Banker Edition at this time.

Updates to Reduce Encompass Login Time

The field triggers and other triggers that are required when a user logs into Encompass are no longer compiled and cached multiple times during the login process. This update results in shorter login times for Encompass users.

Updates to the Details of Transaction Section on the 2015 Itemization

When the RESPA-TILA 2015 LE and CD option is selected as the RESPA-TILA Form Version on the Forms menu in Encompass, the Details of Transaction section at the bottom of the 2015 Itemization input form now displays the content from section L4. Qualifying the Borrower on the 1003 URLA - Lender input form.

The L4. Qualifying the Borrower section on the 2015 Itemization matches the content that displays in section M on the 1003 URLA Lender input form, including the changes that were introduced to support Itemized Credits in the Total Credits section on the 1003 URLA - Lender input form (as described in the Ability to Itemize Credits in Section M on the URLA 2020 Forms entry directly above). Selecting or clearing the Itemize Credits checkbox on either of these forms will update the content that displays in section M on both forms.

Updated Label for the Property Status Field on the VOM

On the version of the Verification of Mortgage (VOM) input form that is used with URLA 2020 loan forms, the label for the Property Status (S, PS, R) dropdown list (field ID FM0124) has been changed to Property Status.

New “H” Option Added to the Property Status Field on the VOM

A new H option has been added to the Property Status dropdown list (field ID FM0124) on the version of the Verification of Mortgage (VOM) input form that is used with URLA 2020 loan forms. The H option (Hold) indicates that the property is owner occupied. Previously the Property Status list included only options for S, PS, and R.

Update to the Disclosure Tracking Settings for REPA-TILA Earliest Closing Date

A new Earliest Closing Date section has been added to the bottom of the Compliance Timeline Calculation for RESPA-TILA section in the Disclosure Tracking Settings in Encompass (Encompass > Settings > Loan Setup > Disclosure Tracking Settings).

This new section includes the following three checkboxes that enable Encompass administrators to customize the calculation for the earliest closing date for loans using the RESPA/TILA 2015 forms:

  • Include initial LE Sent Date (field 3152) and Borrower Received Date for revised LE (field 3155) in the date calculation

  • Adjust earliest Closing Date based upon actual received date

  • Opt in for Sunday and Holiday closings - This option is independent from the regular Compliance Calendar settings (Encompass > Settings > Loan Setup > Compliance Calendar) for Sundays and Holidays set by the company. When selected, this checkbox would override the Compliance Calendar settings when calculating the earliest closing date.

By default, all three checkboxes are cleared.

The options selected for Earliest Closing Date in the Compliance Timeline for GFE/TIL section will be ignored for loans using the RESPA-TILA 2015 forms.

FNMA MH HomeChoice Option for Manufactured Homes Added to Property Type List

An option for MH HomeChoice has been added to the Property Type dropdown list (field ID 1041) to enable users to select the Fannie Mae MH HomeChoice option for manufactured homes when appropriate. Previously, only the Freddie Mac equivalent, MH Advantage, was available on the list. The property Type field displays on the following forms and tools:

  • 1003 URLA - Lender

  • Property Information

  • Borrower Summary - Origination

  • Borrower Summary - Processing

  • Construction Management

  • Loan Submission

  • VA 26-0286 Loan Summary

  • VA 26-1805 Reasonable Value

  • ECS Data Viewer

Additionally, the MH HomeChoice option has been added to the Property Type dropdown list (field ID 2947) on the Lock Request form. The MH HomeChoice option is also available when applying selections for both Property Type dropdowns (fields ID 1041 and 2947) in Loan Data Templates.

Loan Form Printing Business Rules Working for the Order Docs and eClose Buttons

When a user clicks the Order Docs or eClose button on the RegZ-CD and Borrower Information - Vesting input forms, a Required alert is now generated on the audit window when a Loan Form Printing business rules requires an entry in a specified field prior to printing. Previous, the audit window listed the specified field as Recommended rather than Required.

Loan Form Printing business rules were previously working as expected when clicking the Print button.

Workaround Information

The following workaround was provided for this production issue and is no longer required for Encompass 22.3 and later:

  • Click the Print icon prior to clicking the Order Docs or eClose button.

The following new alternate appraisal types are now available in the Appraisal Type dropdown list provided on the Order Appraisal screen in Encompass:

These new appraisal types support the new Property Data Report (PDR) and ACE + PDR options supported by Freddie Mac and the Fannie Mae 1004/70H Hybrid option.
