Fixed Issues for Version 21.2.0.2 (Broker Edition)
This section describes the issues that have been fixed in this release.
This Encompass 21.2 Major Release Critical Patch 2 release includes an update to users' Encompass client machines (21.2.0.2).
Why we fixed this issue: This issue was fixed to improve usability and to help ensure Encompass is operating as expected. This issue was chosen to be fixed based on the severity of its impact to clients and client feedback.
Updates to the Encompass Client Machines
The Encompass 21.2 Major Release Critical Patch 2 release includes the following item, which is a client-side update that is applied to users' Encompass client machines. This client update can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply new releases to users’ computers automatically, users will receive this update upon their initial log in of Encompass following the release.
An issue has been resolved that resulted in a discrepancy in DTI values in Encompass and in Fannie Mae Desktop Underwriter (DU) for investment properties or second home loans with two borrower pairs. This issue affected the following loan scenarios for loans being handled in Encompass Consumer Connect:

For refinance loans on investment properties, income and expenses for the subject property were pushed to DU from the Verification of Mortgage record (VOM). This caused DU to return a DTI calculation based on the borrower's current property expenses instead of the proposed property expenses.

For refinance loans on a second home, proposed monthly expenses for the subject property (instead of the primary residence) were pushed to DU as the housing expenses, and current negative cash flow of the subject property was being pushed to DU from the VOM.

For a refinance or purchase loan for a second home or investment property, if the borrower owned a primary residence, the borrower's primary residence expenses were pushed to DU from the VOM. (Encompass uses the present housing expenses for the DTI calculation.)
This issue has been resolved and the correct values are now being pushed to DU under the loan scenarios described above.
Workaround Information:
The following workarounds were provided for this production issue and are no longer required for Encompass 21.2.0.2 and later.

For a refinance loan on an investment property, click the Lock icon for the mortgage payment in the VOM and manually enter the proposed PITI or P&I.

For a refinance loan on a second home, click the Lock icon for the cash flow field on the VOM and manually delete the number from the VOM.

For a non-subject property primary residence, make sure both the present housing expenses and VOM expenses use the exact same numbers.
