Fixed Issues for Version 21.1.0.4 Server Patch 2 (Banker Edition)
This section describes the issues that have been fixed in this release.
This Encompass 21.1 April Service Pack includes updates to users' Encompass client machines (21.1.0.4) and a Server Patch (server patch 2) that is applied to the Encompass Server.
Why we fixed these issues: This issue was fixed to improve usability and to help ensure Encompass is operating as expected. This issue was chosen to be fixed based on the severity of its impact to clients and client feedback.
Update to the Encompass Server (i.e., Server Patch 2)
Below are updates in the Server Patch that is applied to the Encompass Server. The Server Patch contains the relevant Encompass code that applies to the following fixed issues. The Server Patch included with this release will be applied to the Encompass Server automatically and cannot be controlled manually via the Encompass Version Manager tool.
Rate Locks
An issue occurred where the behavior of the child Allow ONRP for Cancelled/Expired Locks setting did not mirror the behavior of the parent Enable ONRP for Correspondent setting on the Company level (located on the Lock Desk Setup - Lock Desk Schedule/ONRP tab). If both settings were selected on the Global level (located on the Company Details - ONRP tab), the Enable ONRP for Correspondent setting was enabled but the Allow ONRP for Cancelled/Expired Locks setting was disabled (greyed out) on the Company level. This issue has been resolved and the Allow ONRP for Cancelled/Expired Locks setting on the Company level now behaves properly.
Electronic Document Management

An issue was resolved that caused files returned from Freddie Mac LPA (Loan Product Advisor) to not display correctly in the old eFolder document viewer for loans using the new URLA forms. This included text overlapping, and images that were missing or illegible. This issue has been resolved and files returned from Freddie Mac LPA now display correctly in the old document viewer.
DOCP-11297

An issue was resolved that affected green messages related to retrieving electronic document files into the eFolder. The messages, which displayed on the Encompass Pipeline and in the Alerts & Messages tab in the loan file, were not clearing after a user retrieved the files. This issue has been resolved and the messages are now clearing correctly after files are retrieved.
DOCP-20194

When using the Edit File pop-up window in the new eFolder document viewer, when you try to close the window or click outside the window without clicking Apply first, the following error message now displays if the document viewer has not yet finished saving your edits.
Click OK to leave the editing window without saving your changes. Click Cancel to return to the editing window and wait until the document completes the save.
DOCP-16252

Files sizes have been reduced for document files attachment imported into the eFolder via APIs when the server-side document conversion feature is enabled. These files are now comparable in size to files added via a non-API import. Previously, importing files via APIs would result in disproportionately large file sizes compared to non-API imports.

Updates to the Encompass Client Machines
The Encompass 21.1 April Service Pack includes the following items, which are client-side updates that are applied to users' Encompass client machines. These client updates can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply new releases to users’ computers automatically, users will receive these updates upon their initial log in of Encompass following the release.
URLA Updates
For loans using the new URLA forms, the mailing address is now updating correctly when the Same as Current checkbox (field ID 1819) is been selected for the Mailing Address on the 1003 URLA Part 1 input form and the Current Mailing Address is then updated in a Verification of Residence (VOR) record.
Workaround Information:
The following workaround was provided for this production issue and is no longer required for Encompass 21.1 April Service Pack release and later.
- Clear the Same as Current checkbox and then select it again.
CBIZ-36312
When switching from 2009 URLA forms to the new URLA forms, the borrower and co-borrower Country fields for the Mailing Address (field IDs URLA.X269 and URLA.X270) are now populating for the Mailing Address when the Same as Present checkbox (field IDs 1819 and 1820) is selected on the 2009 URLA forms.
Workaround Information:
The following workaround was provided for this production issue and is no longer required for Encompass 21.1 April Service Pack release and later.
- Clear the Same as Current checkbox on the new URLA form and then select it again.
CBIZ-36317
When using 2020 URLA forms on piggyback loans, the Cash From/To the Borrower (field ID 142) in the 1st and 2nd lien now match. Previously the Cash to Close from 2nd (field ID 1851) in each loan was populated with an adjustment for the closing costs from the linked loan but was not used in the calculations for the LESS TOTAL MORTGAGE LOANS (Line K) AND TOTAL CREDITS (Line N) (field ID 1844). This resulted in the Cash From/To the Borrower (field ID 142) not including the adjustment for the closing costs of the linked loan.
Workaround Information:
The following workaround was provided for this production issue and is no longer required for Encompass 21.1 April Service Pack release and later.
- Remove fields 202 and 141 from the Piggyback Loan Sync Tool (Encompass > Settings > Loan Setup > Piggyback Loan Synchronization). In the 1st lien loan, add an adjustment in field 141 equal to the adjustment in field 1851 of the 1st lien loan. In the 2nd lien loan, add an adjustment in field 141 equal to the adjustment in field 1851 of the 2nd lien loan. Populate a description in field 202 in each loan as needed.
CBIZ-37641
Encompass Forms and Tools
An issue was resolved that caused changed circumstance forms to not be included when generating some redisclosure packages. This issue occurred when a user selected the Changed Circumstance checkbox (field IDs 3168 and CD1.X61) on the Loan Estimate or Closing Disclosure input form, and then click the Lookup (magnifying glass) icon next to the Changed Circumstance text box (field ID 3169 and CD1.X64) to open a pop-up window to select one or more reasons for the changed circumstance. This issue was introduced with the Encompass 21.1.0.2 release on March 6, 2021 and affected the following forms:

Custom and standard forms configured to be added to document packages when a change circumstance was indicated. These documents are configured in the Criteria pop-up window in the Documents setting (Encompass > Settings > eFolder Setup > Documents).

Forms related to a changed circumstance that were generated by the Encompass Docs Solution engine.
This issue has been resolved and the change circumstances forms are now being included in redisclosure packages when appropriate.
Workaround Information:
The following workaround was provided for this production issue and is no longer required for Encompass 21.1.0.4 and later.

Manually type the reason in the Changed Circumstance text box on the Loan Estimate or Closing Disclosure input form.

Add the required forms as additional documents when generating a document package.
DOCP-21413
An issue was resolved that caused the CoC forms (change of circumstance forms) to not be included in a redisclosure package when a Good Faith Fee Variance Violated alert was triggered and an Encompass user selected or manually entered a reason for the alert on the Good Faith Fee Variance Violated worksheet. This issue has been resolved and the CoC forms are now included in the redisclosure packages in the scenario described above.

To include the combined net total rental income amount for all borrower pairs in the DTI calculations used for Fannie Mae purposes, the following two new calculated, read-only fields have been added to the Fannie Mae Additional Data input form:

These new fields are populated using the following logic.

For loans using the new URLA forms, the rental income calculation logic uses the Property will be used as field (field ID FMxx55) rather than the Property is used as field (field ID FMxx41). When you switch from 2009 URLA forms to the new URLA 2020 forms, the value from the Property is used as field (field ID FMxx41) is populated to the Property will be used as field (field ID FMxx55).

The following workaround was provided for this production issue and is no longer required for Encompass 21.1 April Service Pack release and later.

For an overall positive net rent: For the borrower pair with the negative Rents Remove the negative rents from the VOM and add Net rents as a Negative Number to income in Field 106.

For an overall negative net rent: For the borrower with the positive rental income, remove income from field ID 106 and reduce the all other Payments by the Rental Income in Field 1733.

When you select one of the options listed below for the Source of Down Payment (field ID 34), the selection is now populated to the Down Payment 3 Type (field ID ULDD.FRE.DOWNPMT3TYPE) on the Fannie Mae and Freddie Mac tabs on the ULDD/PDD input form.

Previously, selecting one of the options listed above for the Source of Down Payment would populate Other Type of Down Payment in the Down Payment 3 Type field on the ULDD/PDD input form.

An issue occurred in loan files where a Review and complete Workflow Tasks in Encompass Web heading was displayed in the Tasks section of Milestone Worksheets erroneously. This heading, which is intended to display on applicable Milestone Worksheets when task-based workflow tasks have been configured and activated for the loan, was displaying on some Milestone Worksheets even if there were no tasks to be addressed. This issue has been resolved and this Review and complete Workflow Tasks in Encompass Web heading now only displays when tasks are still required to be completed. This tasks are listed under this heading in the Tasks section.

Encompass Settings
Using the advanced code option in Field Triggers business rules, administrators can indicate field trigger updates that should be executed according to the rule for specific borrower pairs. However, an issue occurred where advanced code values could be set up for multiple borrower pairs, but the rule was only being enforced for the active borrower pair for the loan. This issue has been resolved so that advanced code can be set with values for borrower pair specific fields and the rule is enforced for all applicable borrower pairs, not just the loan’s active borrower pair.
NICE-34420
Using the Persona Access to Fields business rule settings, administrators can control user access (via their persona) to specific fields. An issue occurred with these types of business rules where rules set up for field IDs BE0080 (Foreign Address checkbox) on the Verification of Employment (VOE) and BR0039 (Foreign Address checkbox) on the Verification of Residence (VOR) were not being enforced according to the rules settings. For example, if the rule was set up for field BE0080 to be View Only / Disabled for the persona, the field was still available for the user with this persona to access and edit the field. This issue has been resolved so that Persona Access to Fields business rules set up for fields BE0080 and BR0039 are now enforced correctly. Please note that this issue occurred only when the 2020 URLA forms were being used for the loan.

When configuring access settings for the types of loan files a persona will be permitted to import from their Pipeline in Encompass, administrators can use the Personas > Pipeline > Import Loans options to indicate if Calyx Point, Fannie Mae 3.x and ULAD (MISMO 3.4) files will be accessible to the persona from their Pipeline to import. An issue occurred where the persona settings configured here were not being enforced correctly.
Previously, if the administrator selected only the Fannie Mae 3.X option in the Personas setting, then both Fannie Mae 3.0/3.2 and ULAD (MISMO 3.4) file type options were available for the user to select from when importing a loan. In addition, if only the ULAD (MISMO 3.4) option was selected in the Personas setting, then all three file type options were disabled and not available for the user to select when importing a loan. These issues have been resolved so that the file type options presented to the user when they import a loan are now presented correctly (as the administrator intended).
NICE-34345
Using the Loan Duplication setting, administrators can create templates that control the field data that is copied from an existing loan when a duplicate loan is created. They can also use the Personas setting to specify the users who must use a loan duplication template when duplicating a loan. An issue occurred where users assigned with multiple personas were able to duplicate loans without using a loan duplication template even though at least one of the personas assigned to the user was configured to require the use of a loan duplication template. If the persona configured to require the use of the template was not listed first in the user’s User Profile, then the user was able to duplicate a loan without being required to use a loan duplication template. This issue has been resolved. If one or more personas assigned to the user is configured to require a loan duplication template when duplicating a loan, then the user is now required to select a loan duplication template when they are attempting to duplicate a loan as expected.

The following workaround was provided for this production issue and is no longer required for Encompass 21.1.0.4 Server Patch 2 and later:
You will want to make sure that the persona configured to "Must use template" checkbox is listed first in the list of the user’s personas in the user’s User Profile. If not, you will need to move that persona in your settings up the list until it's at the top of the other personas that user belongs into.
Encompass > Settings > Company/User Setup > Personas (in section 1).
NICE-32872
The Sync Templates setting can be used to create and manage templates that define fields and verifications that are synchronized between two loan files that are part of the same construction-to-permanent loan transaction. An issue occurred with the Sync Templates setting where the administrator could select one or more of the URLA 2020 Verifications options in the setting so that fields from the selected verifications are included in the synchronization, but after saving and exiting this setting screen, the selected URLA 2020 Verifications options would no longer be selected when the administrator returned to this screen. This issue has been resolved so that all selected options on the Sync Templates section are now retained as expected.
