Fixed Issues for Version 20.2 (Broker Edition)
This section describes the issues that have been fixed in this release.
Why we fixed these issues: These issues were fixed to improve usability and to help ensure Encompass is operating as expected. The issues that are chosen to be fixed are based on the severity of their impact to clients and client feedback.
Encompass Forms and Tools
(Added on 10/2/2020)
An issue was resolved that caused an incorrect value to be populated to the HMDA Loan Amount (field ID HMDA.X31) under the scenarios described below, which did not align with the regulatory requirements in 12 C.F.R. § 1003.4(a)(7).
Scenario 1
When the 1. Open-end line of credit option was selected from the Open-End Line of Credit (field ID HMDA.X57) dropdown list and one of the following options was selected for the Action Taken (field ID 1393):

7. Preapproval request denied
Under the scenarios described above, the HMDA Loan Amount (field HMDA.X31) was being populated from the Loan Amount (field ID 2). This issue has been resolved and the HMDA Loan Amount is now being populated with the Initial Application Amount (field ID NMLS.X11) from the pop-up window that displays when you click the NMLS button on Property Information section on the HMDA Information input form.
Scenario 2
Additionally, when the Action Taken is Active Loan, the HMDA Loan Amount is now populated with the Loan Amount (field ID 2).
Migration
When updating to Encompass 20.2 the following logic is used for existing loans:

The HMDA Loan Amount is updated when the loan is opened.

The HMDA Batch Update tool calculation for the HMDA Loan Amount has been updated.

When the selection is changed to No for the borrower or co-borrower Will you occupy the property as your primary residence? dropdown lists (field ID 418 and 1343) on the 1003 URLA Page 4, the three associated fields below each of the dropdown lists are now clearing as expected. Previously the fields were retaining existing data, even after the selection was changed to No.

When a VOL record is created and the Include Payoffs in Adjustments and Credits (Purchase Only) checkbox (field LE2.X101) is selected in the Calculating Cash to Close section on the Loan Estimate Page 2, any additional VOL records created with the Will be paid off checkbox selected will update the Adjustments and Other Credits amount (field ID LE2.X4) in the Calculating Cash to Close section on the Loan Estimate Page 2. Adjustments to Will be paid off amounts in a VOL will also update the Loan Estimate Page 2.

Electronic Document Management
An issue was resolved that caused a blank screen to display when borrowers used mobile browsers to view eSigning packages for Encompass Consumer Connect loans. This issue was caused by an iFrame incompatibility with mobile browsers. Borrowers would see a DocuSign screen with a Loan Documents heading, but no documents would display below the heading. Now borrowers using a mobile browser will see a message instructing them to click the Continue button at the bottom of the screen to view the documents. The screen then loads the documents after the borrower clicks the button.

Construction Loans

When the Construction Period Included in the Loan Terms checkbox (field ID CONST.X1) is selected for a construction-to-permanent loan for a second home or investment home, the Negative Cashflow amount (field ID 462) is now amortized over the length of the loan term (field ID 4) minus the construction phase (field ID 1176). Previously Encompass was amortizing this value over the span of the loan term without subtracting the construction period.

Miscellaneous Issues

An issue was resolved that caused the following error to display when submitting a loan to UCD for FNMA or FHLMC:
Unable to create the UCD loan data (Final). Your loan may not have the required Final disclosure data. In addition to a final disclosure, a value in UCD.X1, UCD.X3, or UCD.X5 is also required.
This error displayed when a refinance loan was created by duplicating the original loan file for the property if the original loan file had been previously submitted to UCD with a standard Closing Disclosure. If the refinance loan file was created without applying a loan template, hidden UCD fields would be populated with values from the original loan, which caused a conflict when the refinance loan was submitted to UCD.
This issue has been resolved and values in the relevant UCD fields are now removed when creating a duplicate loan file.
Workaround Information:
The following workaround was provided for this production issue and is no longer required for Encompass 20.2 and later.

An issue was resolved that cause borrower and co-borrower names (field IDs 4000, 4001, 4002, and 4003) with special characters (for example, a vowel with an accent mark) to display a question mark instead of the special character when a loan is imported into Encompass or when the name is pasted into Encompass and the loan is then saved. This issue has been resolved and special characters can now be populated to the name fields.

An issue was resolved that affected the import of some 3.4 MISMO loans with multiple borrower pairs. In some cases, the import would result in the borrowers and co-borrowers being switched between pairs. For example, a loan imported with Borrower Pair 1 (John Smith and Mary Smith) and Borrower Pair 2 (Robert Jones and Amy Jones) could import as Borrower Pair 1 (John Smith and Amy Jones) and Borrower Pair 2 (Robert Jones and Mary Smith). This issue has been resolved and the borrower pairs are now importing correctly.

Fixed Issues for Version 20.2.0.1 Server Patch 1 (Broker Edition)

This update contains updates to users' Encompass client machines (20.2.0.1) and a Server Patch (server patch 1) that is applied to the Encompass Server. The fixed issues listed below are included in this update and were released on November 7, 2020
This client-side update (20.2.0.1) can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply new releases to users’ computers automatically, users will receive this update upon their initial log in of Encompass following the release.
Please note that the Server Patch (server patch 1) included with this release will be applied to the Encompass Server automatically and cannot be controlled manually via the Encompass Version Manager tool.
In Encompass, go to Help > About Encompass in the menu bar to view your Encompass version. When you apply the client-side update, your new version number will be 20.2.0.1 Server Patch 1.
Updates to the Encompass Server (i.e., Server Patch 1)
Below is the update in the Server Patch that is applied to the Encompass Server. The Server Patch contains the relevant Encompass code that applies to the following fixed issue. The Server Patch included with this release will be applied to the Encompass Server automatically and cannot be controlled manually via the Encompass Version Manager tool.
Fixed Issue
The Default to URLA 2020 mandate date in Encompass Admin Tools has been updated to 03/01/2021 (from 11/01/2020) in this release. This date determines when the URLA 2020 input forms will be used for all new loans. On or after the date indicated here, the URLA Form Version > URLA 2020 option in new loan files will be automatically selected so that the new URLA 2020 input forms are used for the loan. Prior to this date, the URLA 2009 forms will be used. Authorized users can change this date in the Encompass Admin Tools > Settings Manager > Policies as needed.
In previous versions of Encompass, this Default to URLA 2020 date was set to 11/01/2020 by default. If you had changed that date to any other date besides 11/01/2020 and were using that date for this setting prior to upgrading to this Encompass 20.2.0.1 Server Patch 1 release, that date will be retained and used as your Default to URLA 2020 date. The new default date of 03/01/2021 will not be set in your instance.

The following issues with the Encompass Input Form Builder introduced in the 20.2 release have been resolved:

When attempting to publish an update to an existing custom form that already exists in their Encompass environment, users received an error message and they cannot proceed with the publish: Unknown login error: Login - AccessToken is Null or Empty in TokenOnlyFlow.
- An “Import failed” exception error is returned for users attempting to import a custom form package (.empkg) through the Import Form Builder’s Package Import Wizard tool.

Updates to Encompass Client Machines
The Encompass 20.2.0.1 Server Patch 1 update includes the following items, which are client-side updates that are applied to users' Encompass client machines. This client update can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply new releases to users’ computers automatically, users will receive this update upon their initial log in of Encompass following the release.
Fixed Issues
In the initial release of Encompass 20.2, the Tasks panel on the Milestone Worksheet (provided when reviewing milestones in the Loan Log) displayed the Review and complete Workflow Tasks in Encompass Web option as shown here. This option was displayed in error and it has been removed. This option will be provided in a future Encompass release.
