Feature Enhancements in Version 19.3.0.3 Server Patch 3
Updates to the Encompass Server (i.e., Server Patch 3)
Below are the updates in the Server Patch that is applied to the Encompass Server. The Server Patch contains the relevant Encompass code that applies to the following feature enhancement. The Server Patch included with this release will be applied to the Encompass Server automatically and cannot be controlled manually via the Encompass Version Manager tool.
Encompass Software Development Kit (SDK)
The Disable Fee Management option field provided on the Basic Info tab on the Company Details screen when the administrator is managing a TPO organization or company details from Encompass Settings > External Company Setup > Company Details > Third Party Originators setting is now exposed to the Encompass Software Development Kit (SDK). This enhancement enables SDK users to automate updates to this field for all their TPO organizations and companies rather than updating this field for each organization or company manually.
The Multi-Factor Authentication checkbox was also made available in the SDK in this release. However, this field is currently not operational in Encompass. You can select or clear this checkbox, but it will have no impact on any Encompass TPO Connect sites until multi-factor authentication (MFA) functionality is made available in a future Encompass TPO Connect release.
Updates to the Encompass Client Machines
The Encompass 19.3 August Service Pack includes the following enhancements, which are client-side updates that are applied to users' Encompass client machines. This client update can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply new releases to users’ computers automatically, users will receive this update upon their initial log in of Encompass following the release.
URLA 2020
To enable loan offices, processors, and underwriters to view present and proposed housing expenses for loans using the URLA 2020 forms, a new pop-up window has been added to the 1003 URLA Part 1 input form and updates have been made to the pop-up window for proposed housing expenses on the Borrower Summary forms and the Underwriter Summary tool.
New Present and Proposed Housing Expenses Pop-Up Window
A new Monthly Housing Expenses pop-up window is accessible by clicking the Edit icon in the Current Address section for the borrower on the 1003 URLA Part 1.
The pop-up window provides a side-by-side comparison of present and proposed housing expenses. Edit icons enable access to existing pop-up windows with additional details about the expenses.
Proposed Housing Expenses Pop-Up Window
A new Total Monthly Payment pop-up window for proposed expenses is accessible by clicking the Edit icon for Proposed Housing Expenses in the Income, Assets, Liabilities, and Expenses section on the Borrower Summary – Origination and Borrower Summary – Processing input forms and on the Underwriter Summary tool.
The pop-up window displays proposed housing expenses. Edit icons provide access to existing pop-up windows with additional details about the expenses.
For loans using the URLA 2020 forms, the proposed supplemental property insurance amount (field ID URLA.X144) on both pop-up windows includes the amounts from lines 1007, 1008, and 1009 (field IDs 1630, 253, and 254) on the Proposed Supplemental Property Insurance pop-up window when the description field for these items includes the word insurance. The Proposed Supplemental Property Insurance pop-up window is accessed by clicking the Edit icon for the proposed supplemental insurance (field ID URLA.X144).
For URLA 2020 loans, the Override with Reserves from Itemization checkbox has been removed from the Proposed Supplemental Property Insurance pop-up window. Users can now edit the amounts directly on the pop-up window without having to go to the 2015 Itemization input form.

The logic shown in the table below is now being used to populate the Refinance Type (field ID URLA.X165) based on the selections made for Purpose of Loan (field ID 19) and Purpose of Refinance (field ID 299). This logic is applied when toggling from the URLA 2009 to the URLA 2020 input forms.

The options shown in the table are populated to the Refinance Type field in a one-way transfer. Changes to the Refinance Type field do not copy back to the Purpose of Loan or Purpose of Refinance fields.

When working with a custom input form in the Encompass Input Form Builder and adding checkbox fields to it, the field description for the following fields has been updated to more accurately describe the field:
- URLA.X178 = "Co-Borr Bankruptcy Chapter Seven"
- URLA.X179 ="Co-Borr Bankruptcy Chapter Eleven"
- URLA.X180 ="Co-Borr Bankruptcy Chapter Twelve"
- URLA.X181 ="Co-Borr Bankruptcy Chapter Thirteen"
Previously the field description for these fields was "Co-Borr Print on Additional Borr".

Encompass Forms and Tools
The label for the checkbox (field ID 4621) and the text field (field ID 4622) in the Closing Costs section on the Important Terms and Agreement Language tab on the HELOC Management input form has been updated to avoid confusion about when repayment is required for Closing Costs fees.

To enable lenders to receive the property ID from an appraiser and then pass it along to Fannie Mae, the PropertyDataID value (FNMA field ID ADS-030) is now imported into the Inspection Property ID field in Encompass (field ID TQL.X95). This feature is enabled for both FNMA 3.2 and MISMO 3.4 file imports.
The value for ADS-030 is imported only when Fannie Mae field ID ADS-020 is PropertyDataID.

A new Temporary Buydown section is now provided on the ATR/QM Management input form’s Qualification tab to provide improved visibility of temporary buydown data. This new section contains the Sec 32 Seller Paid Buydown field (field ID QM.X378) and is used to indicate the seller’s buydown contribution amount. Depending on the scenario, authorized users can unlock this field and manually enter the amount. This field was previously located in the Fees included in Points and Fees Test section and was labeled Seller Paid Fees.
Note that this update is a change to the user interface only. There are no changes to the behavior of field QM.X378 from when it was introduced in Encompass 19.2 (read the release notes).

Encompass Reporting Database
Updates have been made to the Encompass Reporting Database to make additional virtual and rate lock snapshot fields available. This update enables Encompass users to now report on lock snapshot fields for rate locks that have been cancelled. Previously, lock snapshots were not available in reports for cancelled rate locks.
Encompass Settings
The field search function in Global DDM Settings has been updated to enable administrators to enter and search for the field ID of an Encompass field so that it can be added to the setting. In previous versions, when the user clicked the New icon, a predetermined list of fields was provided and the user could select a field from the list or enter a field ID and search for it in the list. Now, when users click the New icon, a new Add/Edit Search Filter pop-up window is displayed where they can enter a field ID and, if valid, they can then click OK to add the field to the setting. They can also click the Lookup icon (magnifying glass) to view the predetermined list of fields and search for and add fields from that list just like they could in earlier versions.
To Access Global DDM Settings:
- On the menu bar, click Encompass, and then click Settings.
- Click Dynamic Data Management, and then click Global DDM Settings.
- In the top section, select the When the user modifies any of the following fields checkbox.
- Click the New icon.
- Type the field ID of the field you want to add to the setting in the Field field.
- Click the Description field (or press the Tab button).
- If a valid field ID, the field description will populate to the Description field.
- If not a valid field ID, an error message displays.
- Click OK.
- Repeat steps 4 – 8 to add additional fields.

Additional Updates
If a user's log in password differs from the log in password associated with the user in the Encompass user database, a password synchronization error occurs. Typically this occurs when a user changes their password in their Encompass instance and then uses it to log into Encompass before the update is registered in the Encompass user database. When this type of error occurs, the user is prompted to enter their old log in password so that the passwords can be in sync again and the user can proceed. This type of error can also occur when the user access the Services tab in a loan file. Starting in the Encompass 19.3 August Service Pack release, a new password limit is being enforced when users are prompted for their old password when they access the Services tab. If they fail to enter the correct password too many times when accessing the Services tab (no more than 20 attempts), they will be locked out of the Services tab for 15 minutes. (A pop-up notification informing them about this 15-minute lock-out is triggered once the password limit is met.) Once the 15 minutes has passed, the user can once again access the Services tab, but they will need to enter the correct password at the prompt in order to proceed.
