Feature Enhancements in Version 19.2.0.4 Server Patch 4
Updates to the Encompass Server (i.e., Server Patch 4)
Below are the updates in the Server Patch that is applied to the Encompass Server. The Server Patch contains the relevant Encompass code that applies to the following feature enhancement. The Server Patch included with this release will be applied to the Encompass Server automatically and cannot be controlled manually via the Encompass Version Manager tool.
Trade Management
To enable Trades users to clear the Trade Update Queue history in the Trade Update Queue pop-up window and improve its performance, a Batch Clear Before field and Clear button have been added to the pop-up window.
To Clear the Trade Update Queue History:
- Click on the icon in the status bar (bottom right corner of the screen) to open the Trade Update Queue pop-up window .
- Enter or select a date. All Trade Update Queue rows prior to the selected date will be removed from the grid.
- You can only select a date in the past. The current or future dates cannot be entered/selected.
- When a valid date is selected, the Clear button is enabled.
- Click Clear.
- Rows with a status of “Complete” or “Failed” will be removed from the grid.
- Rows with a status of “Processing” cannot be removed from the grid.
- A message, “XXX Trade Update Queue entries have been cleared.”, is displayed once the rows are cleared from the grid.
- The Batch Clear Before field is blanked out and the Clear button is disabled once the rows are cleared from the grid.
Updates to the Encompass Client Machines
The Encompass 19.2 June Service Pack includes the following enhancements, which are client-side updates that are applied to users' Encompass client machines. This client update can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply new releases to users’ computers automatically, users will receive this update upon their initial log in of Encompass following the release.
Updated Calculations for VA Refinance Loan
Updates have been made to calculations for VA refinance loans introduced in the Encompass 19.2 April Service Pack (version 19.1.0.6) based on additional guidance provided by the VA.

The calculation for the Home Equity Remaining (field ID VASUMM.X112) for the Proposed Loan on the Cash-Out Refinance tab on the VA Management input form has been updated to include the current loan amount plus any outstanding liens on the subject property that are not being paid off. Previously, the Home Equity Remaining was populated with the current loan amount minus any loan liabilities on the subject property that were being paid off.
To implement this change, one field on the Cash-Out Refinance tab has been replaced with a new field and the calculation used to populate the Home Equity Remaining (field ID VASUMM.X112) for the Proposed Loan has been updated.

New field – The existing Outstanding balance Property Liens field (field ID 26), which is the total amount of liens on the property that are being paid off, has been replaced with a new field (field ID VASUMM.X126), which represents the expected total liens on the subject property after closing, including the new loan amount and any liabilities associated to the subject property that are not being paid off.

Calculation update – The Home Equity Remaining field (field ID VASUMM.X112) is now populated with the Appraised Value (field ID 356) minus the Outstanding balance Property Liens (field ID VASUMM.X126). The resulting amount can be either a positive number, zero, or a negative number.
Liabilities for the subject property should be documented for the primary borrower pair and not duplicated as liabilities for other borrower pairs on the loan.
Migration
When updating an existing loan to Encompass 19.2.0.4 Server Patch 4, the Home Equity Remaining amount (field ID VASUMM.X112) will be recalculated. Existing data in this field is not retained after the migration.

On the Cash-Out Refinance tab on the VA Management input form, the logic used to populate the Loan Balance (field ID VASUMM.X103) in the Estimated Impact of Refinance column now allows the field to be populated with a negative number. Previously the amount would default to zero (0) when the calculated amount was a negative number.

When the IRRRL (streamline Refi) option is selected from the VA Loan Code dropdown list (field ID 958) for a VA refinance loan, the VA Funding Fee is no longer included in the calculations for LTV, CLTV, TLTV, and HCLTV ratios. Previously, Encompass included the funding fee in the LTV limit calculation for both VA IRRRLs and other VA cash-out refinances. This change does not affect VA refinance loans when IRRRL (streamline Refi) is not selected for the VA Loan Code option.
Migration
When updating an existing loan to Encompass 19.2.0.4 Server Patch 4, the LTV ratios are recalculated for both closed and in-process loans. Existing LTV ratios are not retained after the migration.

eFolder: Automatic Native File Conversion

An enhancement was made to the process for converting native format files into image files when importing the files into the eFolder. Previously, when the Document Conversion setting was enabled, there were specific scenarios where native format files would not be automatically converted into image files during the import. In these cases, a Convert button would display in the appropriate eFolder window to enable users to manually convert the files. The conversion process has now been automated, all files are being converted when the user views the imported native file (not at the time it is imported), and the Convert button no longer displays.
This automatic conversion enhancement also addresses issues with certain file conversions and slow file conversion times that some users experienced in earlier versions of Encompass when Document Conversion was enabled.

Encompass Settings
When utilizing the Dynamic Data Management (DDM) Fee Rules settings, administrators will now see updated validation messages when defining rules for fee line 902 (Mortgage Insurance Premium) on the 2015 Itemization. Accordingly, the system has been updated to consider field 3533 (the Lender Paid Mortgage Insurance field on the MIP/PMI/Guarantee Fee Calculator).
In Encompass Settings > Dynamic Data Management > Fee Rules, when the administrator is defining rules for fee line 902, the following updates have been made:

When defining the MI Table for field 337, the following message is now displayed to include field ID 3533: Changing to a system table setting will clear the value setting on the following field(s): 3533, 1198, 1199. Do you want to proceed?

When the administrator assigns 'Yes' to field ID 3533, the following message is now displayed: Setting for Lender Paid Mortgage Insurance scenario will clear the value setting for some of the fields under Upfront and Monthly Mortgage Insurance sections. Do you want to proceed?

When the administrator confirms 'Yes', then the system clears the applicable settings and sets the value type to 'No Value Set' for fields 337, 232, 1107, 1826, 1765, 1760, 1045, 3531, 3532, 1199, 1198, 1201, 1200.

When the DDM fee rule is executed, the system validates that fields NEWHUD.X1707, 1766, 232, 337 fields have been cleared when field ID 3533 is validated.
