Feature Enhancements for Version 18.1.0.5 Server Patch 4
The Encompass 18.1 March Service Pack includes updates to users' Encompass client machines and a Server Patch that is applied to the Encompass Server.
Updates to the Encompass Server (i.e., Server Patch 4)
The Encompass 18.1 March Service Pack includes updates to users' Encompass client machines and a Server Patch that is applied to the Encompass Server. The Server Patch contains the relevant Encompass code that applies to the following enhancements. The Server Patch included with this release will be applied to the Encompass Server automatically and cannot be controlled manually via the Encompass Version Manager tool.

NMLS Update
Two new fields have been added to the Encompass Reporting Database for use with NMLS Mortgage Call Reports. These fields were created to replace the previous Property Type and Lien Status dropdown lists in the NMLS pop-up window on the HMDA Information input form. The fields are used in new calculations to populate output to fields AC200, AC210, AC220, AC500, AC510, and AC520 in the NMLS Mortgage Call Report. The fields have been assigned the following new field IDs and dropdown options specifically for use in the NMLS Mortgage Call Reports:
Property Type – Field ID HMDA.X11 has been replaced with field ID NMLS.X16, which has the following options available in the dropdown list:

Multifamily Dwelling
Lien Status – Field ID HMDA.X14 has been replaced with field ID NMLS.X17, which has the following options available in the dropdown list:

Note that this enhancement requires updates to both the Encompass Server and client machines. The Server Patch is applied to your Encompass Server automatically, while the client-side updates can be controlled manually via the Encompass Version Manager tool (see New Field IDs on the NMLS Pop-Up Window for Use with NMLS Mortgage Call Reports below). If you do not install the updates to the client machine, the NMLS Mortgage Call Report is generated using the old fields and the old calculations.

Encompass Forms & Tools
A new free entry field for NFIP Participation Status Type (field ID NOTICES.X100) has been added to the Notice of Special Flood Hazard and Availability of Disaster Relief Assistance section on the Additional Disclosure Information input form to enable Encompass users to record the number that is returned from the flood certificate. The new field is also available on the Fields tab in the Encompass Reporting Database.
Note that this enhancement requires updates to both the Encompass Server and client machines. The Server Patch is applied to your Encompass Server automatically while the client-side updates can be controlled manually via the Encompass Version Manager tool. Both updates must be applied in order for this enhancement to be available on your system.

Updates to the Encompass Client Machines
The following items are all client-side updates that are applied to users' Encompass client machines. These client updates can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply new releases to users’ computers automatically, users will receive this update upon their initial log in of Encompass following the release.
HMDA Updates
To comply with 2018 HMDA guidelines, updates have been made to enable Encompass users to include asset-based income when qualifying a loan while excluding the asset-based income from the HDMA reportable income.
A new Income Excluded from HMDA field (field ID HMDA.X110) has been added to the Income, Assets, Liabilities, and Expenses section on the Underwriting Summary tool and the 2018 HMDA Originated/Adverse Action Loans tab on the HMDA Information input form to enable Encompass users to enter the amount of asset-based income that will be excluded from the income in the HMDA report. Both positive and negative values are supported in the new field. Positive value are deleted from the HMDA income. Negative value are added to the HMDA income.
The following calculation update has been made to the Income field (field ID HMDA.X32) used for HMDA reporting for the years 2018 or later:

When any option except 6. Loan purchased by your institution is selected for the Action Taken (field ID 1393), the Income field is calculated as the Income field specified in the Relied Upon Factors section of the HMDA Profiles setting (Encompass > Settings > Loan Setup > HMDA Profiles) minus the Income Excluded from HMDA (field ID HMDA.X110) with the total multiplied by 12 and then rounded to the nearest thousand dollars.
Example 1 (Positive Value):

NA is populated for income in the HMDA report when the Income Not Relied Upon checkbox (field ID HMDA.X99) is selected on the Underwriting Summary tool. NA is also populated for income in the HMDA report when the 6. Loan purchased by your institution option is selected for the Action Taken (field ID 1393) and No is selected for the Report Income option in the HMDA Profiles setting. Otherwise the HMDA income is reported as the amount from the Income field specified in the Relied Upon Factors section of the HMDA Profiles setting for purchased loans.

For administrators and other authorized users creating or updating a HMDA Profile using the HMDA Profiles setting in Encompass Settings, they can now create or update a profile without providing data in the Respondent Contact Information and Parent Mailing Address sections in the setting. Previously all of the fields in these sections were required (as indicated by a red asterisk) and had to be completed in order to create and/or update a profile, and then save the updates.

The NMLS Mortgage Call Report previously utilized two fields (Property Type and Lien Status) for use with NMLS Call Reports. These fields, which are accessible as dropdown lists on the NMLS pop-up window on the HMDA Information input form, are now used in the calculations that output to fields AC200, AC210, AC220, AC500, AC510, and AC520 in the NMLS Mortgage Call Report. For existing loans, the values from the previous field IDs will be copied to the new field IDs when accessed after upgrading to the Encompass 18.1 March Service Pack. For purposes of the NMLS report, the existing HMDA fields will be leveraged if the file has not been migrated.

The State-Specific Disclosure Information input form for the state of Texas has been updated to include one new field and one existing Encompass field in the Title Information section to clearly identify Texas 50(a)(4) loans.

Texas 50(a)(4) (field ID DISCLOSURE.X1174) – Select this new checkbox to indicate that the loan is a Texas 50(a)(4) loan.

Date of Original Loan (field ID NTB.X1) – Use this field to enter the application or origination date for the original loan.

Compliance Update
An update has been made to the calculation for the Total Closing Costs (field ID VASUMM.X25) for VA IRRRLs (Interest Rate Reduction Refinance Loans), also known as VA streamline refinance loans. This update is based on VA Circular 26-18-1 and applies to loans that meet all the following conditions:

The loan file is using the 2015 Loan Estimate and Closing Disclosure forms

The IRRRL (steamline Refi) option is selected for the VA Loan Code (field ID 958)

The Closing Date (field ID 748) or Estimated Closing Date (field ID 763) is 04/01/2018 or later
The closing costs total used to calculate the recoupment period now includes the following amounts from the Closing Disclosure Page 2 input form:
Origination Charges Total (CD2.XSTA) + Services Borrower Did Not Shop For Total (CD2.XSTB) + Services Borrower Did Shop For Total (CD2.XSTC) + Taxes and Other Government Fees Total (CD2.XSTE) +Other Total (CD2.XSTH) - Lender Credits (CD2.XSTLC)
The checkboxes to Exclude Taxes and Insurance (field ID VASUMM.X26) and Exclude Prepaids (field ID VASUMM.X100) are now disabled for IRRRL loans with 04/01/2018 or later entered for the Closing Date (field ID 748) or Estimated Closing Date (field ID 763) .
Additionally, a Lock icon has been added to the Total Closing Costs (field ID VASUMM.X25) field to enable Encompass users to edit the calculated amount.

Encompass Forms & Tools
Some users experienced an issue with importing FNMA 3.2 files into Encompass where certain files could not be successfully imported. It was determined that the import was failing when the borrower’s or co-borrower’s application method/type was missing from the file or was formatted incorrectly. To reduce the business impact of this issue for Encompass users, the validation method used when importing FNMA 3.2 files has been updated to allow the import if at least one application method/type is entered correctly in the file. The application taken method/type will be associated with the appropriate borrower or co-borrower application taken field in Encompass, but the field will remain blank for any borrower that Encompass cannot associate with the application taken/method in the file. At least one application taken method/type must be properly formatted for the loan to be imported otherwise the import will fail and the user attempting to import the loan will receive a notification message in Encompass. Please note that if other required fields in the file are empty or contain incorrectly formatted data the file will not be imported and the user will receive a notification message in Encompass.
The Freddie Mac Additional Data input form has been updated with an Income / Asset Validation section.
