Details: The Update to Adjusted Fully Indexed Rate Rounding Calculation for HELOC Loans entry in the Fixed Issues section was updated to specify that the new calculation applies to adjustable rate HELOC transactions only and not all loan types as previously described.

Details: The following entries were updated:

• The Update to the LTV Factor of FHA Maximum Mortgage for Cash Out Refinance Transactions entry on the Feature Enhancements page was updated with additional details about the MORNET.X42 field.

• The New Fields Added to Support Multiple Down Payment Sources for Ginnie Mae entry on the Feature Enhancements page was updated to mention these fields are planned to be added to the Ginnie Mae tab on the ULDD/PDD input form in a future Encompass release.

• Transitioning from Encompass SDK to Developer Connect APIs entry in the Feature Enhancements section and the Fixed Issues section has been updated with a new deadline date for when ICE will complete transitioning clients and partners off SDK-based applications and plug-ins (lender, partner and ICE created).

Details: A new Fixed Issues for Version 25.3.0.1 Server Patch 1 section was added in the Fixed Issues section to describe changes to the initial Encompass 25.3 release. The Encompass 25.3.0.1 Server Patch 1 update will be provided on August 9, 2025.

Details: The New Custom Field Analysis Tool entry in the Feature Enhancements section has been removed. This tool is no longer included in the Encompass 25.3 release, so the entry was removed from these release notes.

Details: 

• The New Service Provider Fields Added to VOE and VOM entry in the Feature Enhancements section was updated with a note to explain that AUS mapping for these new fields is not currently available.

• The New Option for Administrators to Set the Client IDs to Use for the Loan Mailbox entry in the Feature Enhancements section was updated with additional information, including a link to KA # 000116106 that explains how to transfer to loans to the ICE Mortgage Technology Support team.

Details:

• The New Option to Keep Subordinate HELOC Open After Pay Off entry in the Feature Enhancements section has been updated to clarify that when you have a HELOC 2nd lien VOL, you only have to select the Resubordinated Indicator checkbox (FL0126) when financing a new 1st Mortgage when you want to keep the HELOC open- whether you are paying it off or you are not paying it off.

• The Update to Address Issue with Good Faith Fee Variance Violated Alert entry in the Fixed Issues section has been re-titled to Fee Level Disclosures: Update to Address Issue with Good Faith Fee Variance Violated Alert to indicate that the issue being fixed occurred only in loans that were using Fee Level Disclosures.

Details: The Updates to Rep and Warrant Tracker Input Form entry in the Feature Enhancements section has been updated with a new title: Updates for the Rep and Warrant Tracker Input Form. In addition, information about the Fannie Mae Income Verification, Fannie Mae Employment Verification, Freddie Mac Income Verification, and Freddie Employment Verification sections being removed from the Rep and Warrant Tracker tool has been removed from the release notes. Those sections will remain visible in the tool in Encompass 25.3.
