Loan Search - Loan Trades
This feature is not available in Encompass Broker Edition.

Use the Loan Search feature to search for loans that are eligible to be traded. Loans that meet the search criteria can then be added to an existing trade, or used to create a new trade. You can also open eligible loans directly from the Loan Search module to view loan details.
Search for Loans
Use the Simple Search option to select predefined search criteria. Use the Advanced Search option to create your own search criteria.
If you perform a search without specifying any search criteria, every eligible loan you are authorized to view will display. Loans do not display in the search results if the loan has reached the Completed milestone, the loan is already allocated to another trade, or the fields for the borrower name, interest rate, or loan amount are empty.
Access the Loan Search feature

On the Trades tab, click the Loan Search tab.

Or, click the Loan Trades tab, and then click the New icon.
Perform a simple search

On the Loan Search tab, make sure Simple Search is selected on the Search Type dropdown list.

In the Select Loan Programs section, click the New icon, select one or more loan programs, and then click Select.

Select one or more Last Finished Milestones (the last milestone completed for a loan).

Enter a Note Rate range.

Enter a Term range (in months).
-
Enter an LTV (loan-to-value) percentage range.

Select the occupancy and investor statuses.

On the Loan Search tab, click Search.
Perform an advanced search

On the Loan Search tab, select Advanced Search from the Search Type dropdown list.

Click the New icon to open the Add/Edit Search Filter window.
The New icon inserts a filter at the bottom of the list. To insert a filter above an existing filter, select a filter, click Insert, and then define the new filter as described below.

Click the Find icon.

On the Select Field window, double-click to select a field from the list.

Select an Operator, enter (or select) a Value, and then click OK.

Repeat steps 2 through 5 to add more filters.

You can use parentheses to control the order in which multiple filters are evaluated. Click Parentheses, select the filters to group, click the New icon, and then click OK.

On the Loan Search tab, click Search, or click Clear to clear the search criteria.
If you have added or modified any filters in Advanced Search, and then switch to Simple Search, these changes will be lost. Click Save Search to save the search criteria before switching to Simple Search.
Working with filters

To switch the qualifier (Joint) between multiple filters, click AND/OR.

To view filters in a statement format, click View Filter.

To edit a filter, click the Edit icon, make required changes, and then click OK.

To delete a selected filter, click the Delete icon, and then click Yes in response to the confirmation message.

To insert a filter above a selected filter, click Insert, and then define the filter as described above.
Save a search
After specifying search criteria, you can save the search for future use.

Click the Save icon.

Select Save as.

Enter a name for the search view and click Save.

To access a saved search view, select it from the Loan Search View dropdown list.

To rename, duplicate, or delete a search, or to select a search as your default view, click the Manage Views icon.
View Search Results
After performing a search, the qualifying loans are displayed at the bottom of the Loan Search screen. By default, the following loans will not be included in the search results:

Loans that do not include an amount, note rate, or the borrower's first and last name.

Loans that are currently at the Completed milestone.
-
Loans with an adverse loan status.
-
Loans that have been rejected by the investor.
Manage Search Results
After loans that fit your search criteria are found on the Loan Search tab, you can:
Create a trade

Select the loans to include in the trade.

Click Create Trade.

From the New Trade screen, create the trade.
Create an MBS pool

Select the loans to include in the MBS pool.

Click Create MBS Pool.
-
Select the type of pool you are creating (i.e., Fannie Mae, Freddie Mac, or Ginnie Mae).

From the New MBS Pool screen, create the MBS pool.
Assign loans to existing trades

Select one or more loans, and then click Assign to Trade.

Select the trade to which the select loans will be assigned, and click OK.

Click the Save icon to save the updated trade.

When prompted, click Yes to update the loan file with information from the trade. Click No if you do not want to update the loan file.

When the Loan Data Synchronization window opens, clear the checkboxes for any field data that you do not want to copy from the trade to the loan file.

Select the Apply to All Loans checkbox to apply the changes shown in the window to all the loans assigned to the trade.

Click OK.
Assign loans to existing MBS pools

Select one or more loans, and then click Assign to MBS Pool.

Select the pool to which the select loans will be assigned, and click OK.

Click the Save icon to save the updated pool.

When prompted, click Yes to update the loan file with information from the pool. Click No if you do not want to update the loan file.

When the Loan Data Synchronization window opens, clear the checkboxes for any field data that you do not want to copy from the pool to the loan file.

Click OK.
If the Enable MBS Pools setting is not selected in the Encompass Settings, then the Assign to MBS Pool button will not be displayed.
