When a loan originator allows a borrower to shop for third-party settlement services, RESPA regulations require that the originator provides the borrower with a list of settlement service providers who can be contacted to fulfill those services. The list is given to the borrower when the Loan Estimate is disclosed. Use the Settlement Service Provider List to enter the providers who will display on the list.

If an affiliated business is entered on the list, the loan originator must also provide the borrower with the Affiliated Business Arrangement Disclosure when the Loan Estimate is disclosed or at the time of referral, whichever comes first.

Additional Information and Date Issued

This section contains additional information about the settlement service providers listed on the form including a statement that explains that the listing of a settlement service provider does not constitute an endorsement of that service provider. When a Settlement Service Providers loan template is applied to the loan file, the Additional Information field data from the template is copied to this field. You can also manually enter data in this field.

The Date Issued field is populated with the LE Date Issued field (field ID LE1.X1) information by default. Authorized users can click the blue Lock icon located next to the field to manually enter data.

These two fields are provided on the 2015 version of the Settlement Service Provider List input form only. To access this version in a loan file, click the Forms menu option, select RESPA-TILA Form Version, and then select RESPA-TILA 2015 LE and CD.

Settlement Service Providers

This section contains the list of providers in the order in which they appear on the printed list. Each entry displays the type of service and the provider’s company name and address. Use the section to add a new provider to the list, rearrange the order in which providers display on the printed form, or delete a provider from the list.

Add, delete, and reorder service providers

On the Forms tab, click Settlement Service Provider List.
In the Settlement Service Provider List section, click the New icon

This section contains the list of providers in the order in which they appear on the printed list. Each entry displays the type of service and the provider’s company name and address.
In the Settlement Service Provider section, in the Settlement Service Provider Details section:
- To manually enter the contact information, type the service category, company name, company address, and contact information for the provider, and then select or clear the Cannot shop for checkbox to indicate whether the borrower can shop for the service.
- To add a provider from your business contacts, click the Address Book icon, click Clear, select a provider, and then click Select.
In the Fees section, enter the description and amount for as many as 10 fees being paid to the service provider. These fees will be listed on the Settlement Service Provider List output form.
To remove providers, select one or more providers on the Settlement Service Provider List, and then click the Delete icon.
To change the display order, select a provider on the Settlement Service Provider List, and then click the Up or Down icon.

Use this section to enter or edit information about a provider and to enter fees

information about a provider or to view detailed information about a provider whom you have selected from the Settlement Service Provider List.

Settlement Service Provider Templates

If your system administrator has created predefined templates of settlement service providers, you can apply a template to a loan file and import the list of providers into your Settlement Service Provider List.

File Contacts Tool

You can also add providers to the Settlement Service Provider List from the File Contacts tool. Settlement service providers who are listed in the File Contacts tool will display a Copy to Settlement Service Provider List button. Select a provider and then click the button to add the provider to the list.
