UCD Support Page

To enable Encompass users to enter detailed information required for adjustments and other credits fields for entering detailed information about borrower and seller adjustments and other credits are available in pop-up windows that are accessible by clicking icons on the Closing Disclosure Page 3.

  • To access Borrower UCD fields, in the Calculating Cash to Close section, click the Edit icon in the Final column in the row for Adjustments and Other Credits.
  • To access Seller UCD fields, in the Summaries of Transactions section, click the Edit icon next to the Seller's Transaction heading.

Borrower Adjustment and Other Details

The Adjustments and Other Details pop-up window displays when an Encompass user clicks the Edit icon for Adjustments and Other Credits in the Calculating Cash to Close section on the Closing Disclosure Page 3 input form. The pop-up window displays two tabs:

ClosedNon-UCD Tab

The Non-UCD tab includes a table with a list of fees arranged in Description and Amount columns with Gift Funds as the description for the first row and blank entry fields for the descriptions in the remaining rows and for all the fee amounts. The totals for all fees display in the last row.

ClosedUCD Tab

The UCD tab contains fields for detailed entries for borrower adjustments and credits from sections K through L in the Summaries of Transactions section of the Closing Disclosure Page 3. The detailed entries are required when submitting UCD export XML files to Fannie Mae and Freddie Mac.

The following sections describe the various entries on the tab

ClosedLine K04

The line K04 section displays four lines by default. With the exception of the first line, they are all free entry lines for itemizing line K04 entries. The itemized lines include fields that can be populated with a fee description, amount, the name of the fee recipient, and an adjustment type, which is selected from a dropdown list of predefined categories. An additional 18 free entry lines are available by clicking the Show More Lines link.

The first line in the line K04 section includes a Fee Description field and an Amount field. The Amount field is an aggregate field that includes the total of all the amounts entered in the itemized entries. The Fee Description field in the first line is populated in the following ways:

  • If there is only one itemized entry, the name of the itemized entry is populated in the Fee Description field in the first line. The description and amount from the first row are copied back to the corresponding entry on the Closing Disclosure Page 3.
  • If there are multiple itemized entries, the aggregate amount is entered in the first row and the following text is entered in the description field: See attached page for additional information. The description and amount from the first row are copied back to the corresponding entry on the Closing Disclosure Page 3.

Click the Lock icon on the pop-up window or on the Closing Disclosure Page 3 to edit the description.

ClosedLines K05-K06, L06, and L08-L10

Lines K05-K06, L06, and L08-L10 are used to indicate an adjustment that is paid outside closing (POC).

  • The first line for these entries is initially populated with the description and amount entered on the Closing Disclosure Page 3.

  • The second line of the entry is used to enter information that describes the POC fee.

    • To indicate that a fee is POC, enter a field description and amount in the second line, and then select the POC checkbox.

    • In the Paid By field, enter or select the entity paying the fee.

    • In the Adjustment Type field, select an adjustment type from a preconfigured dropdown list.

  • The Fee Description from the second line is copied to the Fee Description field for the first line. If the fee is POC, amount field on the first line is cleared, and the description on the first line is followed by the fee amount, a P.O.C. indicator, and the Paid By entry. Example: Basic fee $300 P.O.C. Lender.

The description for the pop-up window is copied to the fee description on the Closing Disclosure Page 3, and the Amount field is cleared.

ClosedLines K07, L07, and L11

Lines K07, L07, and L11 are used to itemize adjustments for each line and to indicate whether any of the adjustments are paid outside closing (POC).

  • The first line in each section includes a Fee Description field and an Amount field. The Amount field is an aggregate field that includes the total of all the amounts entered in the itemized entries.

  • The remaining lines in each section are free entry lines for itemizing line entries and identifying them as POC fees.

    • To indicate that a fee is POC, enter a field description and amount in the itemized line, and then select the POC checkbox.

    • In the Paid By field, enter or select the entity paying the fee.

    • In the Adjustment Type field, select an adjustment type from a preconfigured dropdown list.

    • Line K07 has 3 additional free entry lines that are available by clicking the Show More Lines link at the bottom of the section.

Note: Line L07 also includes Paid To fields for entering the name of the recipient.

The Fee Description field in the first line of each section is populated in the following ways:

  • When there is only one itemized entry:

    • If the fee is POC, the amount is cleared in the first line and the fee description in the first line is populated with the description from the itemized entry, followed by the fee amount, a P.O.C. indicator, and the Paid By entry from the itemized entry. Example: Basic fee $300 P.O.C. Lender.
    • If the fee is not POC, the fee description and amount in the first line are populated with the fee description and amount from the itemized entry.
  • If there are multiple itemized entries, the following text is entered in the description field on the first line: See attached page for additional information. The sum of all non-POC fields are populated in the amount field on the first line.

The description and amount from the first row are copied back to the corresponding entry on the Closing Disclosure Page 3.

Click the Lock icon on the pop-up window or on the Closing Disclosure Page 3 to edit the description.

ClosedLines K08-K15 and L12-L16

Lines K08-K15 and L12-L16 enable entry of adjustments that are paid for a specified amount of time. The entries include lines with fields for entering an adjustment amount and for selecting payment dates and adjustment types.

  • Lines K08-K10 and L12-14 are predefined adjustments for taxes and assessments.
  • Lines K11-K15 and L15-16 enable users to enter their own descriptions for the fees.

ClosedLine L04

The line L04 section displays three lines:

  • The first line in the line L04 section includes a Fee Description field and an Amount field. The Amount field is an aggregate field that includes the total of all the amounts entered in the itemized entries.
  • The second and third lines are free entry lines for itemizing line L04 entries. These lines include fields for entering a fee description and amount, and for selecting an adjustment type from a dropdown list of predefined categories.

The Fee Description field in the first line is populated in the following ways:

  • If there is only one itemized entry, the name and amount of the itemized entry are populated in the Fee Description and Amount fields in the first line. The description and amount from the first row are copied back to the corresponding entry on the Closing Disclosure Page 3.

ClosedLine L17

Line L17 enables entry of itemized adjustments that are paid for a specified amount of time. The first line in the line L17 section includes a Fee Description field and an Amount field. The Amount field is an aggregate field that includes the total of all the amounts entered in the itemized entries.

Use the remaining three rows to record itemized entries for L17. These rows include fields for entering descriptions and adjustment amounts, and for selecting payment dates and adjustment types. An additional 15 free entry lines are available by clicking the Show More Lines link.

The Fee Description field in the first line is populated in the following ways:

  • If there is only one itemized entry, the name and amount of the itemized entry is populated in the Fee Description field in the first line. The description and amount from the first row are copied back to the corresponding entry on the Closing Disclosure Page 3.
  • If there are multiple itemized entries, the aggregate amount is entered in the first row and the following text is entered in the description field: See attached page for additional information. Users can click the Lock icon to edit the description. The description and amount from the first row are copied back to the corresponding entry on the Closing Disclosure Page 3.

Seller Adjustments and Other Credit Details

The Seller Adjustments and Other Credit Details pop-up window enables the entry of detailed UCD export information for seller transactions in sections M and N in the Summaries of Transactions section on the Closing Disclosure Page 3. The pop-up window displays when an Encompass user clicks the Edit icon at the top of the Seller’s Transaction column in the Summaries of Transactions section on the closing Disclosure Page 3 input form.

The following sections describe the various entries on the window.

ClosedLines M03-M07

Lines M03-M07 are used to indicate an adjustment that is paid outside closing (POC).

  • The first line for these entries is initially populated with the fee amount entered on the Closing Disclosure Page 3.

  • The remaining lines in are free entry lines for itemizing line entries and identifying them as POC fees.

    • An additional 3 itemized entry lines are available by clicking the Show More Lines link.

  • When there is only one itemized entry:

    • If the fee is POC, the amount is cleared in the first line and the fee description in the first line is populated with the description from the itemized entry, followed by the fee amount, a P.O.C. indicator, and the Paid By entry from the itemized entry. Example: Basic fee $300 P.O.C. Lender.

    • If the fee is not POC, the fee description and amount in the first line are populated with the fee description and amount from the itemized entry.

  • If there are multiple itemized entries, the following text is entered in the description field on the first line: See attached page for additional information. The sum of all non-POC fields are populated in the amount field on the first line.

The description and amount from the first row are copied back to the corresponding entry on the Closing Disclosure Page 3.

ClosedLines M09-M15 and N14-N18

Lines M09-M15 and N14-N18 enable entry of adjustments that are paid for a specified amount of time. The entries include lines with fields for entering an adjustment amount and for selecting payment dates and adjustment types.

  • Lines M09-M11 and N14-16 are predefined adjustments for taxes and assessments.
  • Lines M12-M15 and N17-N18 enable users to enter their own descriptions for the adjustments.

ClosedLines M16 and N19

Lines M16 and N19 enable entry of itemized adjustments that are paid for a specified amount of time. The first line in each section includes a Fee Description field and an Amount field. The Amount field is an aggregate field that includes the total of all the amounts entered in the itemized entries. The remaining entries are lines for recording itemized entries and include fields for entering descriptions and adjustment amounts, and for selecting payment dates and adjustment types. An additional 15 free entry lines are available in each section by clicking the Show More Lines link.

The Fee Description field in the first line is populated in the following ways:

  • If there is only one itemized entry, the name of the itemized entry is populated in the Fee Description field in the first line. The description and amount from the first row are copied back to the corresponding entry on the Closing Disclosure Page 3.

Lines N06 and N09-N12 are used to select an Adjustment Type for an entry on the Closing Disclosure Page 3. The first line for these entries is initially populated with the description and amount entered on the Closing Disclosure Page 3.

ClosedLines N07 and N13

Lines N07 and N13 enable entry of itemized adjustments. The first line in each section includes a Fee Description field and an Amount field. The Amount field is an aggregate field that includes the total of all the amounts entered in the itemized entries. The remaining entries are lines for recording itemized entries, including fields for entering descriptions and adjustment amounts, and for selecting adjustment types.

Additional free entry lines are available in each section by clicking the Show More Lines link.
