GSE Integrations and Services 23.1 Major Release: Feature Enhancements

Ginnie Mae Pool Delivery Dataset (PDD) is an initiative by Ginnie Mae to upgrade their pool delivery management system to MISMO v3.3-compliant data. This delivery system needs the data to be compiled, exported, and then upload the zip file to Ginnie Mae. Updates also include:

• New Single Family Pool Delivery Model (SFPDM) for PDD submissions replacing the legacy GinnieNet

• New Validation and Testing Tool (VTT) for validating PDD structural and data qualifications

• Conditionality requirements: Categories:

  • Optional (O)

• Loan State: Categories:

  • Current

  • At Closing (Mods)

  • At Closing (Non-Mods)

• At Modification

The new Ginnie Mae PDD features in Encompass 23.1 described here are provided in a beta release. Updates may occur prior to the final version that is provided in future Encompass releases.

The GSE 23.1 Major Release includes the following in support of this Ginnie Mae PDD update:

New Ginnie Mae PDD Batch setting

Use this new setting in Encompass Settings to configure default custodian, and Ginnie Mae I and/or Ginnie Mae II Pool bank information

New Export PDD to Ginnie Mae Persona setting

Enable this persona setting for users to export files to Ginnie Mae

New Ginnie Mae PDD Batch Pipeline menu option

Use this new menu option to export files to GNMA

• Import: Use the Import tab to import CSV files from your machine into Encompass. The Ginnie Mae PDD Batch window includes info on CSV file requirements.

  

• Export:

  • Click the Export tab, search on Pool IDs, view the number of loans and unpaid principal amount included in the pool, and click Next.

  • In the Pool Export Details window, use the drop-down fields to make your desired selections, and click the Export button.

    

• History: After you have exported the file, click the History tab to check if your export file is available for download. You can use the Refresh button to view your latest export. When the status column of your file updates from Pending to Completed, select the file, and click the Download button to export the file from Encompass to your machine.

  

You can then go to Ginnie Mae’s SFPDM site and upload the file exported from Encompass.

Error code in Order Submission window updated with IMT prefix to indicate IMT errors (not Fannie Mae errors).

The Encompass 23.1 Major Release added new Freddie Mac fields to the Rep & Warrant Tracker Tool. See the New Freddie Mac Fields Added to the Rep & Warrant Tracker Tool entry in the Feature Enhancements in Version 23.1 (Banker Edition) page.

The following logic has been implemented to ensure that all important ACE (Automated Collateral Evaluation) and PDR (Property Data Report) data is captured on the Rep & Warrant Tracker tool.

• If response file shows lpa:AutomatedUnderwritingSystemMessageValue of FPA0100, then add a green check mark in field ID TQL.X243 and parse the lpa:AutomatedUnderwritingSystemMessageDescription to field ID TQL.X242. If message value FPA0100 does not exist, then default field ID TQL.X242 with a red cross

• If response file shows lpa:AutomatedUnderwritingSystemMessageValue of FPA0153, then add a green check mark in field ID AUSF.X61 (this in addition to any existing mapping logic for field AUSF.X61)

• If response file shows lpa: AutomatedUnderwritingSystemMessageValue of FPA0153, then take the 'through date' (expiration date) from the lpa:AutomatedUnderwritingSystemMessageDescription and parse that date to field ID TQL.X244. If message value FPA0153 does not exist, then default field ID TQL.X244 with a red cross

RenewableEnergyComponentType Cardinality update enabling users to send up to four renewable energy types in their ULDD export file.

The following new fields are mapped to RenewableEnergyComponentType

• CASASRN.X207 (existing field - which is already mapped): RenewableEnergyComponentType

• LTV CLTV parsing logic update:

  • LTV now reads the data from field ID 353

  • CLTV now reads the data from field ID 975

CoreLogic FactCheck (Bor, CoBor) field (field ID GSEVENDOR.X47) updated to CoreLogic Income Analysis (Bor, CoBor)

Credit Provider ID: 161 updated from Credit Technology, Inc. to Credit Technology for all integrations (Fannie Mae and Freddie Mac)

The following Underwriting Center UI updates are included in this release:

• Automated Underwriting Summary panel renamed to Underwriting Orders

• DU+LPA, DU, and LPA buttons moved down from the Underwriting Center header to the Underwriting Orders sub-header

• Rep and Warrant Tracker button moved up to the Underwriting Center panel

• EarlyCheck and LQA buttons moved to the GSE Quality Check panel

  

Web Version of Encompass instances enabled with the new document viewer now display a PDF icon in the Underwriting Orders panel of the UWC.

Click the PDF icon to view the documents associated with the AUS order.

Rep and Warrant data mapping for Borrower Status (subsequent borrower pairs) available with this release.

This API is a lightweight integration that provides clients a streamlined method to access Freddie Mac Loan Advisor® request and response data for a given loan. With Loan Advisor Data Share system-to-system access, approved Freddie Mac seller/servicers and related third parties have the ability to access API services via a system-to-system call and response method.

• Loan Closing Advisor®: Response XMLs and Closing Disclosure PDFs

• Summary Results: Summary of assessment results from each of the above tools
