GSE Integrations and Services 23.2 September Service Pack: Feature Enhancements
This section discusses the updates and enhancements to existing forms, features, services, settings, and mappings included in this release.
Message Updates
Prior to this release, when you submitted a loan to DU/DO/LPA, moved away from the ordering window while the loan submission was in progress, updated the loan data, and attempted to save the loan, the following error message displayed indicating that your changes have been overwritten by the DU/DO/LPA results returned to Encompass:
Starting with this release, when you submit a loan to DU/DO/LPA, the following Order Still Processing message will display for 90 seconds while the submission/processing is in progress:
Certain loan data updates, made while the order is being processed, will get overwritten when the order is complete. Do you still want to proceed?
The 90 seconds hold period has been implemented as a precautionary measure to discourage users from making changes to the loan data during that time interval. Orders will typically be processed within 40 seconds.
Best Practice/Recommendation: When you select No in the Order Still Processing window, it does not cancel the order. You will need to exit the loan and go back into it, to edit the loan.
The GSE Integrations and Services 23.1 April Service Pack released a DU feature enhancement - a new confirmation window displayed if the DU submission process completed and the Summary of Findings did not display. This release implements the same update for Fannie Mae DO and Freddie Mac LPA.
Prior to this release, if DO/LPA was run, and the View Findings window did not display, the following error message displayed upon saving the loan:
Starting with this release, if the DO/LPA submission completes and the View Findings window is not displayed, a confirmation window (including tips for going to the eFolder to access the report) displays:
Ginnie Mae PDD (Beta)

The following Ginnie Mae PDD mapping updates help ensure submitting a pool through the VTT tool includes accurate data and GNMA accepts and certifies the pool:

GNMA has different requirements for the LTVRatioPercent and CombinedLTVRatioPercent compared to GSEs. The LTV and CLTV values sent to GNMA from Encompass should include any Upfront MI or VA Funding Fee, whereas GSEs calculate the LTV/CLTV using the base loan amount (not including upfront MI or the VA Funding Fee).
Prior to this release, Encompass users implemented business rules and custom fields for calculating LTV and CLTV. The Encompass 23.3 Major Release includes two new fields Ginnie Mae LTV (field ID ULDD.GNM.GinnieMaeLtv) and Ginnie Mae CLTV (field ID ULDD.GNM.GinnieMaeCltv) that can be used to update the mapping.

You will need to rewrite your business rules calculate the values of these two new fields.

Field ID 353 is sent for LTVRatioPercent. If a loan is a modification (ULDD.X4) then the value in sent for loan state of 'AtModification'. If loan is not a modification (ULDD.X4 is null) then the value is sent for loan state of 'AtClosing'.

Field ID 976 is sent for CombinedLTVRatioPercent (and is not dependent to send in a different loan state as LTVRatioPercent.

Look for values in new fields first (ULDD.GNM.GinnieMaeLtv and ULDD.GNM.GinnieMaeCltv), if values exist in those new fields then send. If no values exist in those new fields, then look at the existing fields (353 & 976).

For Encompass version 23.3 and later, the following new logic will be added.

If ULDD.GNM.GinnieMaeLtv has a value, then this will be sent to LTVRatioPercent instead of field ID 353. We should send the value for loan state of AtModification or AtClosing same as it maps today.

The Encompass 23.3 Major Release introduces a new Reperforming Loan checkbox (field ID ULDD.X199) to the Ginnie Mae tab of the ULDD/PDD Input Form.

This GSE release maps the Reperforming Loan values to the correct data points in the XML to help ensure that for users submitting through the VTT Tool, GNMA can identify a reperforming loan and have all the accurate data to buy the loan.

The Encompass 23.3 Major Release introduces new fields to support additional data points needed when rental income is derived from an Accessory Dwelling Unit on the subject property.

This GSE enhancement maps the values in the new fields to the correct data points in the ULAD XML when the subject property includes an accessory dwelling unit with rental income.
