Feature Enhancements in Version 23.1 April Service Pack 2
This section discusses the updates and enhancements to existing forms, features, services, or settings that are provided in this release.
ICE Mortgage Technology Partner Network Updates

The Encompass Supplemental Property Insurance (field ID URLA.X144) and Type of Credit (field ID URLA.X234) fields have been added to the ICE Mortgage Technology Partner Network In and DLL so that values in these fields are included in the Annual Homeowners Ins field on the Encompass Product & Pricing Service (EPPS) Property tab.

The Property is used as (field ID FM0041) and Property will be used as (field ID FM0055) fields on the Encompass VOM form have been added to the ICE Mortgage Technology Partner Network DLL XML.

The REO (Other Real Estate) import logic has been updated as follows:

If _DispositionStatusType (field ID FM0024) is “Sold” or “PendingSale”, the property will be imported as “Pending Sale/Sold”. All other values for _DispositionStatusType will be ignored. For those situations, see below.

If _IntendedPropertyUsageType (field ID FM0055) is populated, that field will be mapped to the EPPS Property Use field in the Subject Property Information section of the Property tab as follows:

PrimaryResidence → Primary Residence

SecondHome → Secondary Residence
-
Investment → Investment/Rental
-
If _IntendedPropertyUsageType is not populated, the _PropertyUsageType (field ID FM0041) will be used and mapped to the EPPS Property Use field in the Subject Property Information section of the Property tab as follows:

Blank → Ignore the REO record
-
PrimaryResidence → Primary Residence
-
SecondHome → Secondary Residence
-
Investment → Investment/Rental
-
FHASecondHome → Secondary Residence
-
If the above criteria are not met, the REO record will be ignored.•
Additional Enhancements

The enumerations for the Property Use fields in the Other Real Estate Owned section of the Property tab have been updated as follows:

The existing “Primary Pending Sale” option has been updated to “Pending Sale/Sold”.

A new “Other” option has been added (PUsageID=5).
This new option can be used, for example, when the property is undeveloped land or if the borrower is unsure how they intend to occupy the property.

The income/debt calculations have been updated as follows:

When calculating the REO income & debt:
-
All REO Primary Residences are included when determining the Primary Residence income & debt values.

All REO Non-Primary Residences, Investment/Rental, Other are included when determining Non-Primary Residence income & debt values.

When calculating Borrower debt:
-
The REO Secondary Residence debt/payment is no longer included because it is now included in the REO debt above.

The “Other” option for the Property Use field in the Subject Property Information section of the Property tab will no longer be displayed. However, it will remain displayed for the Property User fields in the Other Real Estate Owned section.

To ensure consistency between Encompass and EPPS, an update has been made to non-primary residence Property Use on the Property tab. Currently in EPPS, if a property is not a primary residence and no amount is entered in the Monthly Rental Income field on the Property tab, the Property Use is set to “Secondary Residence”. From this release forward, if a property is set to “Investment Property” in Encompass, the Property Use on the Property tab will be set to “Investment/Rental”.
