Compliance Updates
 
Introducing a new eSigning process 
In order to comply with Wells Fargo Correspondent lending mandates, a new version of Encompass360's eSigning process has been implemented. As before, the eSigning option allows your borrowers to upload, sign and return loan documents electronically via the WebCenter. However, the following updates have been made to the borrower's eSigning process:
  • The borrower and co-borrower can no longer eSign simultaneously. When the Borrower eSign button is clicked, the borrower will be asked to confirm their identity, enabling Encompass360 to provide the appropriate disclosures. After the borrower completes the eSigning process, they will be prompted to confirm that the co-borrower is prepared to eSign. Once confirmed, the co-borrower will be able to start the eSigning process.
  • Before a borrower can view the loan disclosures/documents, they must review the eDisclosure Agreement. The purpose of the document is to obtain consent from the borrower to receive certain disclosures in electronic form rather than paper form. The borrower can then click the I Accept or I Decline button now located at the bottom of the document.
  • The borrower is now required to review each page of the disclosure package before they can eSign and accept the terms of the documents. In addition, the borrower must click on each signature point throughout the disclosure package before they can progress to the next page. When a borrower attempts to view a page before clicking the signature point on the current page, an error message displays informing the user that a signature or initial point was missed.
To set up the eSigning option, open the loan in Encompass360 and then click the eFolder icon. Select the disclosures to send and then select the Electronic signature option on the Send Disclosures window. Your borrowers will see the eSign buttons, as well as the Upload File feature when they log in to the WebCenter and view their loan on the Loan Detail page.

Add NMLS or state license information where required
When state regulations require your company's Nationwide Mortgage Licensing System (NMLS) or lending license number to display on your site, you can add the required information in the Copyright section of your site. This section can be set to display at the bottom of all of your site pages.
To add required information, click Site Management > Theme, and then click Customize Theme. Enter the new text in the Additional Copyright text box at the bottom of the page.
Usability Improvements
 
Company Directory search enhancements
Visitors to your site can now search for employees listed in your Company Directory by first, last, or first and last name. Employees who match any of the search criteria are displayed in the search results. An employee photo is displayed in the results as well (when applicable). 
To create your Company Directory on a Corporate or Branch site, click Site Management > Employee List, and then click the Create Employee Listing button. Then enter the employee's details, contact information, website, and photo.

New Online Help design and features
The WebCenter Administration pages now feature a new online help system that features an updated design, a Table of Contents listing all help topics, and a Search feature that allows you to search for specific words and phrases throughout the help system. 
To access the online help, click the Help link at the top of any WebCenter Administration page.

New Features
 
New eSigning and electronic document upload options  
With the new eSigning and document upload features, you can send and retrieve required documents faster and easier. When sending eDisclosure packages to your borrowers, you can now select the eSigning option which allows your borrowers to sign and return the disclosures electronically. When your borrowers log in to your WebCenter site to retrieve and view the disclosures, they can simply click the Yes, I will eSign button. An electronic version of their signature is automatically added to the disclosures and you are notified via email that the documents are available for you retrieve. eSigning is fast, easy, safe, and valid. Your borrowers can also log in to your WebCenter site and upload electronic versions of documents you have requested, such as W-2 forms, bank statements, and pay stubs. Again, you are notified when the uploaded documents are available for you to retrieve.  
To set up the eSigning option, open the loan in Encompass360 and then click the eFolder icon. Select the disclosures to send and then select the Electronic signature option on the Send Disclosures window. Your borrowers will see the eSign buttons, as well as the Upload File feature when they log in to the WebCenter and view their loan on the Loan Detail page.

New options for displaying page links, modules and banners 
Several new layout options are now available which allow you to set the location of Quick Links, home page modules, and banners when using left-hand or horizontal navigation. Options include Quick Links and modules on the right (or left), no banner and modules on the right, or even no Quick Links or banner. 
Start modifying your page layout by clicking Site Management > Theme, and then click the Customize Theme button. Locate the Layout and Colors section and select a layout.

Display a background image on your site pages
Enhance the look of your site and help increase your company brand awareness by selecting an image to display in the background of your site's pages. Select from an existing image in the WebCenter File Library, or select your own custom image. You can also control the location of the image, and whether it will "tile" when applicable.  
To select an image to display as the page background, click Site Management > Theme and then click Customize Theme. Locate the Graphics section, and then select a Page Background Image

Usability Improvements
 
Offer a Full Application without the initial "Apply Now" page
 A new version of the Full Application is now available as a Portable Page. When this version is featured on a site, applicants will view the Start page immediately instead of an introductory page that features application instructions and requires the applicant to click Apply Now before viewing the Start page. (The Full Application page is still available if you want to include the introductory page.)  
To add the new Full Application to a non-WebCenter site, click Toolbox > Portable Pages. Use the Target URL for the Full Application (No Intro Page) page to reference the item on your site.

New Features
 
Applicants can upload documents directly to your site
When applicants visit your WebCenter site to check their loan status, they can now upload requested documents such as (but not limited to) bank statements, tax returns, pest inspections, and credit authorizations directly to your WebCenter site instead of relying on fax or traditional mail. Once uploaded, you are notified that the documents are available to retrieve from the eFolder inside Encompass.
Retrieve documents by clicking the link in the pop-up notification that displays inside Encompass when the documents become available, or click the message icon in your Pipeline or the Log. The link (or icon) takes you to the eFolder.  Double-click the document in the list to open the Document Details window and manage the document.

Additional address fields available on all applications
Improve the quality of the information collected from your applicants by adding Previous Address fields to the full, short, and Spanish applications. When displayed, borrowers and co-borrowers can provide a previous address in addition to their current one.
Add these fields by clicking Site Management > Navigation and Pages. Locate an application in the list and click Edit. Locate Section 3 (Previous Address) in the Form Fields-Personal Information Tab section (full app) or Form Fields section (short and Spanish apps) and select Show.

New Employment information fields on the full application 
New Employed From and Employed To fields have been added to the Employment & Income tab on the full application. The data entered in these fields by the borrower and co-borrower (if applicable) is automatically added to the corresponding Years On Job fields on the 1003 Page 1 in Encompass. You also have the option of displaying a Years in Line of Work field in the same section of the application. Again, data entered here is automatically added to the corresponding field on the 1003. 
The Employed From and Employed To fields are added to the application automatically. To add the Years in Line of Work field, click Site Management > Navigation and Pages. Locate Full Application in the list and click Edit. In the Form Fields - Employment & Income Tab section, locate Field Details, and then select the Show check box directly to the right of the Years in Line of Work entry.

Manually import partially completed applications to your Pipeline
Now you can manually import an application that an applicant has started, but not finished, into your Pipeline. When you import a pending application from the WebCenter it is sent to the Encompass Loan Mailbox of the designated Loan Application Recipient. From there, simply import the application to your Pipeline.
Start importing a pending application by clicking Toolbox > Pending Applications, and then locate the application and click Import.

Add a splash page to your site
With the new Splash Page feature, you can add a splash page to your site. The splash page is the first page that your site visitors will see when they visit your site. Usually featuring animated graphics and sound, you can use this page in a variety of ways including promoting your company, service or product or to provide an overview of your site.
Add a splash page by clicking Site Management > Navigation and Pages. Locate Splash Page in the Additional Pages section, and then click Edit.

Collect user information with a new Free Download page
When you create a custom page for your site, you can now create a Free Download page that can help collect your site visitors' contact information. When creating a Free Download page, you will compose an email to send to your target market that contains a link a useful document or file. When a recipient clicks the link, they will be asked to provide contact information (specified by you) before viewing the document. Once they submit the required information, they can view the document.
Click Site Management > Navigation and Pages, and then click Create Page. Select the Free Download option to start creating your new page.

Set a security level for your custom pages
When creating a new custom page, you now have the option to make the page publicly accessible or require a user name and password before accessing. If a site visitor attempts to access a page with the "account required" security level, they will need to create a user account and log in to that account before viewing the page.
To set a security level for a custom page, click Site Management > Navigation and Pages. Locate the page and click the Edit link. Select a Page Security option.

Usability Improvements
 
Print or export your WebCenter site list
New icons have been added to the Manage Sites list that enable you to print your entire site list or export the list to an Excel spreadsheet.
To view your Manage Sites list, log in to Encompass, click the News tab, and then click the WebCenter Administration link.

Personal websites listed in the Company Directory
When a personal website is entered on an Employee Listing page, it is automatically included with that employee's listing on the Company Directory page.
To enter a personal website, click Site Management > Employee List. Locate the employee in the list and click Edit. Enter the website's URL in the Personal Website field.

Redirect your site visitors directly to an "Employee Bio" page
Now you can use the Page Redirects feature to set up a redirect that sends your site visitors directly to an employee's Employee Listing page. This "bio page" provides employee details and contact information.
To set up a redirect, click Toolbox > Employee List and then click the Edit Page Redirects button in the Page Redirects section.
