Loan Settings

The Loan Settings page displays the information listed below. Click the Edit Loan Settings button at the upper-right to change all of the settings except for the Loan Template Rules (for detailed information, see Loan Template Rules below).

Loan Settings

To edit Loan Settings, click Edit Loan Settings and follow the procedure below to edit the appropriate setting sections:

ClosedEncompass Credentials

  1. Click the Edit Loan Settings button.
  2. If the Encompass Server field is not already populated, enter the URL of your Encompass server.
  3. Enter the Encompass User ID and Password that will be used to submit loans to Encompass from the Encompass Consumer Direct site.
  4. Select the Encompass loan folder into which the Encompass Consumer Direct applications will be imported.

ClosedCreate Account Settings

Note: When borrowers are required to create an account to apply for a loan, the Show and Required check boxes for the email address are selected by default in the Field Settings section and cannot be cleared.

ClosedField Settings

  1. Select Yes or No to indicate whether all fields on the 1003 must be completed before the application can be submitted.
  2. Select an option to Show or Hide the Generic Arm Disclosure when an ARM Amortization Type is selected when a borrower applies for a loan.
  1. Use the Field Settings section to configure whether specific loan fields are required or are hidden from the borrower on your Consumer Direct website.

Note: Before changing the field settings, review the list of fields associated with the Order Credit and Product and Pricing services. The following bullet points explain changes in the Field Settings that can affect how these services run on your site.

Among the fields that can be hidden are the loan fields that trigger RESPA-TILA requirements to send initial disclosures.

Note: If a loan is imported into Encompass with all the RESPA-TILA initial disclosure fields populated, the time limit for sending initial disclosures might begin before a loan officer has been assigned to review the loan. Hiding one of these fields enables the loan officer to collect the remaining field information later, when the loan is actually being reviewed.

  1. To limit the loan type options offered on your site, clear or select the loan type options below the Field Setting section.
  2. Enter a default down payment percentage for each loan type. The Loan Details page of your Consumer Direct site will show borrowers the expected down payment amount in dollars based on this percentage and their loan amount.
  3. Use the Preferred Loan Officer List section to create and manage the list of loan officers that borrowers can choose from. Add a loan officer to the list by entering the loan officer’s Encompass User ID. You can add, remove and arrange the order in which they will appear in the drop-down list on the Consumer Direct website. If there are no loan officers specified here, the Loan Officer option is not displayed on the Consumer Direct website. When managing the Preferred Loan Officer List, keep the following points in mind:

    • The Encompass User ID is required for each loan officer you want to add to the Preferred Loan Officer List. You can find the Encompass User ID on the Employee List located on the Manage Sites > Site Management > Employee List page.
    • The first loan officer you add to the list is displayed as the last entry in the dropdown list on the Consumer Direct website. Each additional entry is added above the last entry.
    • The list can contain up to 20 loan officers.
    • If a loan officer is removed or disabled in Encompass, the Consumer Direct website administrator should remove the loan officer from the Preferred Loan Officer list in Consumer Direct to prevent borrowers from selecting the inactive loan officer.
    • The states listed in the Subject Property section of the loan application are based on the company licenses defined in the Consumer Direct Administration Loan Settings page and may not represent the licenses of the selected loan officer.

ClosedApplication Confirmation Settings

  1. Select Yes to auto-generate a confirmation email to be sent to the applicant after they submit the application. Select No if you do not want this email sent.
  2. Edit the Confirmation Email Subject text if necessary.
  3. Edit the Confirmation Email Message text if necessary.

Note: Applications, disclosures, and other documents submitted through your Encompass Consumer Direct site are stored by Ellie Mae for a period of time. The retention periods are as follows: documents signed electronically (eSigned) – 7 years; other documents - 120 days; online application data - 90 days.

ClosedOrder Credit Settings

  1. To enable borrowers to order credit from your site, select the Yes option. If you select No, the remaining entry fields in the Order Credit section will be disabled, and borrowers will not see the order credit page when completing an application on your site.
  2. Select a Credit Provider.
  3. In the Credit Report Request section, enter the login credentials for your credit provider, select the Credit Bureaus that are providing reports, and select an option to run Joint or Individual credit reports.
  4. To have the borrower pay for the credit report, select Yes, and then enter the following information:

Note: If you do not have a Blue Pay account, click the link to visit the Blue Pay website to set up an account.

  1. In the Credit Authorization Content field, enter the text that displays on the Credit Order page on your Encompass Consumer Direct site.

ClosedUnderwriting Settings

Use this section to configure Consumer Direct to automatically submit a loan to Fannie Mae’s Desktop Underwriter (DU) service. Before you begin, please review Setting up Underwriting Services.

Note:Borrowers are not made aware of the underwriting service when they submit a loan from a Consumer Direct website and underwriting results are not automatically sent to the borrower.

  1. Select Yes to enable DU underwriting.

  2. Enter the DU Lender Institution ID assigned to your company by Fannie Mae. It will be used when sending a loan to DU or when importing conditions from DU.
  3. Enter your company’s user name and password for DU.

    Note: If you have your own user name and password assigned by Fannie Mae, do not enter them here.

  4. Enter the user name and password that has been designated by your company as the credentials to be used by all Consumer Direct website users.
  5. Provide the DU user name and password that DU will use to connect with the credit vendor specified in Order Credit settings.

    Note: Fannie Mae uses these credentials to retrieve the credit reference number so that DU can access the previously generated credit report.

  6. Specify the location where Consumer Direct will import DU conditions. Select Preliminary to import DU conditions to the Encompass eFolder's Preliminary Conditions tab. Select Underwriting to import DU conditions to the eFolder's Underwriting Conditions tab.

    Note: When importing a loan from DU, only conditions that are imported into the Underwriting Conditions tab in Encompass will be visible to you in Consumer Direct. If you select Preliminary here, conditions must be moved from the Preliminary Conditions tab in Encompass to the Underwriting Conditions tab in order to view them.

  7. Click Save.

ClosedFHA Loan Settings

    This section is to configure DU for FHA loans. To learn how to configure DU, see Setting up Underwriting Services.
  1. To submit FHA loans to DU, provide either the FHA Lender ID or the Sponsor ID and Sponsor Originator EIN. If you provide information for all of these fields, only the FHA Lender ID will be used.
  2. Click Save.

ClosedEncompass Product and Pricing Settings

  1. Click Yes to enable borrowers to use the Encompass Product and Pricing Service (EPPS) to search for the mortgage rates and loan programs offered on your site. If you select No, the borrower will not see this option on your Encompass Consumer Direct site when applying for a loan.
  2. Enter the EPPS login credentials that will be used to request the information from EPPS.
  3. Select one or more lock periods to display on your site. Options are 15 days, 30 days, 45 days and 60 days.
    If you select multiple options, you must select a value for the Default Lock Period.

    If you select only one lock period, it is applied as the default lock period and the borrower will not see other lock period options.

  4. Enter the text for the assumptions to show on the pricing results page.

ClosedState Licenses

The information in this setting displays on the Consumer Direct website on the page that is accessed by clicking the State Licenses link in the website footer.

ClosedAdd a State License

  1. To add a state license, click the Add link at the bottom of the table in the State Licenses section.
  2. Select a State from the drop-down list.
  3. Enter the License Type, License Number, Expiration Date, and any Disclosure Information about the license, and then click Save.

ClosedEdit a State License

  1. Click the View/Edit link for a state license.
  2. Edit the license information, and then click Save.

ClosedCapture New HMDA

Select Yes to enable the 2018 HMDA fields, or select No to enable the 2017 HMDA fields.

ClosedLoan Application Recipient

  1. In the Loan Application Recipient section, enter the Encompass User ID for the person to be notified when the borrower submits an application without specifying a preferred loan officer.

Note: When a borrower submits an application, it is sent to the Loan Application folder selected in the Encompass Credentials section above.

  1. Manually enter the and contact information for the Encompass user.

Note: The Autofill Contact Information button will not recognize the employee's Encompass User ID if they have never logged in to Encompass. If you receive an error after clicking the Autofill button, confirm that the employee has logged in to Encompass at least once, and then retry. The Autofill Contact Information button auto-populates these fields based on the user's matching information in Encompass. If the user's information is not entered in Encompass, the corresponding fields will not be auto-populated.

  1. If you want additional employees to be notified when the borrower submits an application, type their email address in the Additional Notification Emails text box. Separate each email address with a comma.
  2. When finished, click Save.

Loan Template Rules

When a loan application is imported into Encompass, the data in the application is compared against the template rules, working down the list from top to bottom. Encompass applies the first template in the list that matches the conditions in the application. If a loan does not meet the conditions in any of the loan template rules, the default rule is applied. Use the Add Rule and Organize Rules buttons to add, edit, delete, or organize loan template rules.

  1. To add a rule, click the Add Rule button.
  1. On the Add Loan Template Rule page, enter a Rule Name.
  2. Define the conditions under which the template will be applied by selecting the Loan Type, Loan Purpose, and Property Usage.
  3. Select the Loan Template set that will be applied when the conditions are met, and then click Save.
  4. To delete a template, click the Delete link for the rule and then click OK on the confirmation window.

ClosedOrganize rules

  1. Click the Organize Rules button to open the Organize Loan Template Rules page.
  2. To change the default rule, select the new default rule in the Default column.
  3. To reorder a rule on the list, click Option, and then select Move Up, Move Down, Moved to Top, or Move to Bottom.
  4. To delete a rule, click Option, click Delete, and then click OK on the confirmation window.
  5. When finished, click Save.
