Encompass 25.2 Release Notes

These are the release notes for the Encompass 25.2 Major Release. They include a high-level overview of new features and forms, updates and enhancements, and fixed issues, followed by more detailed information and instructions where appropriate. What's in this Release

Here are the updates introduced in this release, which include new features, enhancements to existing functionality, updates to forms, and fixes:

New Features:

  • New Option to Use the Actual Number of Days to Calculate APR Instead of the Standard 30 Days (ENCW-116294) - A new Encompass Admin Tools policy is now available to enable lenders to calculate the APR for loans using the actual number of days for the first loan payment date rather than the standard 30 number of days for the first payment date. When the actual number of days is used, the actual number of days in the month are used when determining the first payment date that’s used to calculate APR. (January = 31 days, February = 28 days (except for leap year), March = 31 days, and so on.) Administrators can enable this policy at a global loan level and elect to use this policy at a loan level by selecting the new Use Actual Days checkbox (5062) provided on the RegZ input form.

Encompass Forms & Tools:

  • Section 35 Higher-Priced Mortgage Loan (HPML) Form Added (ENCW-119466) - The Section 35 HPML input form has been added to enable users to determine whether a loan exceeds the threshold for Section 35 Higher-Priced Mortgage Loans.

  • Two Fields Added to Property Information Form (ENCW-71224) - The Subdivision field (1079) and Square field (4792) have been added to the Property Information input form to bring it in parity with the form in the Encompass desktop interface.

  • Qualifying Payment Field Added to Transmittal Summary Form (ENCW-115093) - Added a new Qualifying Payment field (5052) for non-HELOC properties on the Transmittal Summary input form.

  • Borrower Closing Costs Fields Added to Qualifying the Borrower Page (ENCW-113685) - On the Application View > Qualifying the Borrower page, Estimated Prepaid Items (138), Estimated Closing Costs (137), and MIP, PMI, Funding Fee (969) fields are now provided for line F. Borrower Closing Costs (Including Prepaid and Initial Escrow Payments).

  • Update for Automated Data Completion of Home Counseling Providers Form (ENCW-120351) - In Encompass instances where automated data completion is enabled for the Home Counseling Provider List on the Home Counseling Providers input form, users are no longer required to open the form before the list of providers is generated. This enhancement ensures the Home Counseling Provider List is completed and the data is available for inclusion in disclosure packages without users having to open the form beforehand.

  • Search Option Added to Investor Feature ID Field (ENCW-59378) - A new search option has been added to the Investor Feature ID fields (ULDD.X36 on the ULDD/PDD Fannie Mae form and ULDD.X179 on the ULDD/PDD Freddie Mac form) to enable users to quickly search for, and selects available special feature IDs.

  • Update to HUD-928005b Conditional Commitment Input Form to Include Flood and Supplemental Insurance in Monthly Expense Estimate (ENCW-118260) - In Encompass 25.2, the Other field (234) has been removed from the HUD-928005b Conditional Commitment input form and replaced with a new field (5063). Field 5063 calculates proposed/estimated monthly housing expenses by adding the monthly charges from lines 1006, 1007, 1008, 1009, and 1010 on the 2015 Itemization input form. This new field 5063 is now being used on this form only so flood insurance and supplemental insurance are included in the total monthly expense estimate (1075) calculated on this form only, while also ensuring field 234 continues to calculate the proposed/estimated monthly housing expenses correctly on the other input forms where it is used.

  • Non-Admin Users Can Now Access the Lock Comparison Tool (SEC-29218) - Starting in Encompass 25.2, non-admin users can access the Lock Comparison tool from loan files. Previously in Encompass, if a non-admin user attempted to access the Lock Comparison tool, an ”Error Forbidden” error message was generated and the user could not access the tool.

  • Updated Lock Validation Status Calculation (SEC-29420) - The Lock Validation Status (field ID 4788) calculation has been updated to use new primary borrower pair values when comparing the loan data and the lock request data.

  • New Warning Added to Prevent Lock Extension on Lock with “Needs Validation” Lock Validation Status on Lock Comparison Tool (SEC- 29809) - When the Lock Validation Status (4788) on the Lock Comparison Tool is set to Needs Validation and a lock extension is requested, the We are not able to process your lock extension at this time. Please request a Lock Update and then try your extension request again. warning message is now displayed on the Lock Request Form and Secondary Registration tool. (This warning is only applicable when an ICE PPE integration is used.)

  • Compare with Current Loan Data Window Modifications when ICE PPE Integration Used to Request Lock (SEC-29828) - When an ICE PPE integration is used to request a lock (regardless of the default provider selected in the Product and Pricing setting), the Copy Loan Data to Lock Request button, the Exclude Interest Rate if applicable when copying to Lock Request checkbox, and the informational text at the top of the window will no longer display in the Compare with Current Loan Data popup window.

  • Business Contacts User Interface Updates (ENCW-115688) - The Business Contacts user interface has been updated to replace older design elements with new ones. For instance, the Copy and Delete icons have been replaced by a menu icon where users can navigate and then select the option to copy or delete.

  • Additional Custom Category Fields Now Available for Business Contacts (ENCW-109684) - In the Encompass Settings > Contact Setup > Business Custom Fields in the Encompass desktop interface, administrators can create global custom fields for business contacts information. However, some of the field types in the setting were not supported in the Business Contacts in the Encompass web interface. In Encompass 25.2, the following field types are now supported: All number types (integer, decimal, etc.), date (mm/dd/yy), SSN, dropdown, checkbox, Y/N.

  • Business Contacts Update: Company Name Character Limit (ENCW-119167) - The character limit of the Company Name field used in the Business Contacts tool has been increased from 64 characters to 255 characters to better accommodate longer company names.

  • Prompt to Save Loan Before Viewing Lock Request Form Removed (ENCW-112430) - After making changes in a loan file, users are no longer prompted to save the changes to the loan when they navigate to the Lock Request form.

GSE Service & Integrations:

  • Updates to GSE Additional Provider Data Form for Income Calculator and AIM Check (ENCW-116231, ENCW-120300) - The following updates have been made to the GSE Additional Provider Data input form to support Freddie Mac’s AIM (Assets and Income Modeler) Check and Fannie Mae’s Income Calculator:

    • New Income Calculator fields are provided in the Fannie Mae Additional Provider Data section: Belongs To (FANNIEIC0001) and Verification Report Identifier (FANNIEIC0002). Here you can add up to two Income Calculator records. To add additional records, click the Edit icon to open the Fannie Mae Income Calculator quick entry window. DU ULAD field mapping will be available in a future release

    • New AIM Check fields are now provided in the Freddie Mac Additional Provider Data section: Integrator (FAC0001) and Verification Report Identifier (FAC0002). Here you can add up to two AIM Check records. To add additional records, click the Edit icon to open the Freddie Mac AIM Check quick entry window. LPA ULAD field mapping will be available in a future release

  • Construction Method Other Type Description Added to ULDD Input Form (ENCW-120102) - The Construction Method Type Other Description field (ULDD.X218) has been added to the Fannie Mae and Freddie Mac tabs in the ULDD/PDD input form for Phase 5 updates. This dropdown field provides two enumerations to select from: Container or Three-Dimensional Printing Technology. This field was introduced in Encompass 24.3, but it was not added to any standard input forms at that time.

Updates for ICE Mortgage Analyzers Integrations:

  • Compare and Import Tool Update for AIM (ENCW-117081) - In the Income Comparison section of the Compare and Import tool, when a loan is AIM eligible based on findings from Income Analyzers, a green checkmark icon indicating Eligible for AIM is now displayed with the applicable Employer data in the From Analyzer column.

Updates for Correspondent Lending:

  • New Commitment Rate Set Date Added to Commitment Details Section of the Correspondent Loan Status Tool (SEC-29722) - A new Commitment Rate Set Date (5044) has been added to the Commitment Details section of the Correspondent Loan Status tool. In correspondent loans, the last rate set date will either indicate the date between the lender and borrower or the date between the lender and correspondent. This is determined by the option selected in the Correspondent Commitment Term Settings section of the Lock Desk Setup setting by the administrator: Use standard Lock Term fields (761, 432, 762, 3253) in the Loan File to represent Commitment Terms or Use Commitment Term fields (4527, 4528, 4529, 5044) in the Correspondent Loan Status Tool to represent Commitment Terms.

Electronic Document Management (EDM):

  • New Show Only Satisfied Conditions Filter (DOCP-71106) - When managing associated conditions in the eFolder, users can now select the new Show Only Satisfied Conditions checkbox to filter the list of conditions and display only those conditions that have been satisfied. When this checkbox is not selected and there are no additional filters being used, the satisfied conditions will not display in the conditions list.

  • Update for eFolder Pop-Out Window (ENCW-118321) - When a user has the eFolder popped out, and then attempts to open the eFolder in the main loan workspace, a warning message is displayed to notify the user that the eFolder is already open in the pop-out window. When the user then elects to close the popped-out eFolder, the eFolder will display in the main loan workspace and the left navigation menu will be collapsed. Previously, the left navigation menu was expanded in this scenario.

Print Forms:

  • Add to eFolder Option Added to Print Forms Option (ENCW-116775) - An option has been added to enable users to add a PDF version of forms to the eFolder from the Print Forms screen.

  • Disclosure Pop-Up Displays when Previewing, Printing, or Downloading Loan Estimate or Closing Disclosure Forms (ENCW-120055, ENCW-119606) - A pop-up window now displays when either previewing, printing, or downloading Loan Estimate or Closing Disclosure forms which enables the user to quickly add a disclosure record to the loan.

Disclosure Tracking:

  • Virtual Fields for Disclosure Tracking Informational Dates and IP Address Added to Standard Disclosures (ENCW-118553) - Virtual fields for disclosure tracking have been added for standard disclosures to capture the date and by whom the review task was viewed from an Encompass Consumer Connect site’s borrower portal. This information was previously available for enhanced disclosures only.

Encompass Settings:

  • New Setting to Skip Disclosure Fulfillment when eConsent Agreement is Accepted (ENCW-119755) - A new option to skip disclosure fulfillment if the eConsent Agreement has been accepted when it is time to send the disclosures is now available in the desktop interface’s Encompass Settings > Additional Services > eDisclosure Fulfillment setting. When this option is selected, the eDisclosure Fulfillment service will not prepare or send the printed version of the disclosure package and send it to the primary borrower when they fail to view the documents in the package electronically within a specified time. This setting applies to all document flows that can use fulfillment: Disclosures, Pre-Closing, and Request/Send.

    • Note that even when this setting is set to skip fulfillment, users still have the option to not skip the fulfillment when needed. When the Skip Fulfillment if eConsent Accepted setting is selected, the system changes the Fulfillment default status to "Off" if eConsent has been accepted by all required parties. Users can still toggle the Fulfillment status to "On" if they want the disclosure package to be sent if the borrowers do not view the documents by the fulfillment date.

Conditions Update:

  • New Sorting Method Applied to Add Assign Document(s) to Conditions Feature (ENCW-120757) - The Add AssignDocument(s) to Conditions page now displays document folders in alphabetical order, with folders containing special characters and numbers coming before those with letters. Additionally, if there are multiple document folders with the same name, the newest document folder is listed first.

Notification Templates Updates

  • Informational Text Added to Top of Sender Configuration Tab for Notification Templates (ENCW-119388) - Informational text has been added to the top of the Sender Configuration tab for Notification Templates to inform users that the Add Email Address field is optional and what to expect when the field is left empty.

Scheduler Templates Updates

  • Start From Closest Business Day Option Added to Scheduler Templates (ENCW-119323) - A new option has been added to enable scheduler templates to start running on the next business day in the event that the original start date would have been a non-business day.

  • Scheduler Templates Complete Duration Limit Increased from 60 to 366 (ENCW-117229) - Users can now enter a value between 0 and 366 in the Complete Duration field for Scheduler Templates.

Workflow Management

  • Document Stacking Template Option Added to Update Service Order Resulting Action (ENCW-115819) - A Document Stacking Template option has been added for the Update Service Order resulting action when the Service Category is set to Mortgage Insurance. This option enables a workflow rule to automatically send documents to the specified MI partner when triggered.

  • New Change Loan’s Pipeline Folder Resulting Action Added (ENCW-113473) - A new Change Loan’s Pipeline Folder resulting action has been added to enable a workflow rule to move a loan from one Pipeline folder to another when triggered.

  • Update Custom Field Resulting Action Updated to Provide Feedback and Guidance (ENCW-104250) - When an administrator configures the Update Custom Field resulting action they are now provided with clear feedback about the expected format and content of the field. This helps to enforce specific formatting rules for date and string fields, displays error messages for unconfigured or unsupported fields, and prevents saving the rule if the field value is invalid or the field ID does not exist.

  • New Allow Duplication Option Added to Create Tasks Resulting Action and Nested Action (ENCW-115523) - A new Allow Duplication option has been added to enable administrators to choose whether a task template is allowed to be added more than once to a loan, despite the existence of other instances of the task still existing on the loan in an open state.

  • Tag Column Searching Updated (ENCW-113258) - Changes have been made to the search functionality for the Tag column to enable administrators to filter the list of rules effectively. When searching for tags, users can now enter a single tag to view all rules that contain that tag. Subsequent searches for individual tags further refine the list to only show rules that contain all the selected tags, allowing for more precise filtering of results.

  • Special Character Support Added to Tags Field (ENCW-113257) - A message has been added to the Tags field for workflow rules to inform users of the alpha-numeric/special characters they are able to use when adding tags.

  • Task Group Enhancements (ENCW-110751) - The Task Group field on the Add/Edit Task template page has been enhanced to enable users to edit and delete task groups. Previously, users were only able to add new task groups or select a task group from a list of existing groups.

  • Imported Workspace Templates Now Set to Draft Status (ENCW-119653, ENCW-114909) - Workspace Templates that are imported with content that cannot be matched in the target instance are now imported with a Draft status instead of an Active status.

  • Global Settings Shows Required Fields for First Setup (ENCW-115927) - An update has been made to the Workflow Tasks > Global Settings page to indicate which fields are required to complete the initial setup for this page.

Workflow Tasks

  • New Actions Column Added to Workflow Tasks Pipeline (ENCW-119400) - A new stationary column has been added to the end of the Workflow Tasks Pipeline. Users can quickly assign tasks to themselves, copy the loan number, and view/add comments from this column.

Services Updates

  • Additional Functionality Added for Deprecated products in Services Management (ASO-18999) - Additional functionality has been added when viewing the Services Management page with the Product Status set to Deprecated. When this option is selected, users can browse through any existing configurations, including service setups, credentials, condition and service events mapping, field and document mapping for deprecated products.

Fixed Issues

  • Column Size Adjustment Enabled on Scheduler Templates Page (ENCW-115646) - Users can now adjust the size of columns on the Scheduler Templates page. These changes are retained for the logged in session.

  • Lock Icon Added to NMLS Loan Originator ID on 2018 HMDA Originated/Adverse Action Form (ENCW-115437) - Added a missing lock icon to the NMLS Originator ID (HMDA.X86) field. Additionally, this field displays default values. These fixes are being applied to keep in parity with the Encompass desktop interface.

  • Option Added to Manually Enter MFI Data (ENCW-118283) Fixed an issue where some MFI fields were editable, and some weren’t. Now, an MFI Manual Data checkbox (5028) has been added to toggle the editability of the MFI year and percentage fields on the Borrower Summary - Origination and Fannie Mae Additional Data forms.

  • Initial Escrow Account Setup Now Retains Manually Entered Values (ENCW-92263) - Fixed an issue where values entered in the Aggregate Setup window would incorrectly update when navigating away from the window.

  • Update to the Payoff Amount on the VOL (ENCW-122510) - The interaction between the Balance (FL0113) and Payoff Amount (FL0116) fields on the Verification of Liabilities (VOL) input form in the web interface has been updated to mirror the functionality used in the Encompass desktop interface. Previously, when a Payoff Amount value was in field FL0116 and the loan was saved, the value would be updated to match the Balance amount in field FL0113 every time the user tabbed out of the Balance field. Now users can tab through the Balance field and the Payoff Amount does not change.

  • Field Data Entry Business Rules Now Accurately Reflect Data Entry for Milestones Completion (ENCW-101465) - Fixed an issue where some values required by a business rule were not recognized, preventing the user from completing a milestone.

  • Assigned To Column for Required Tasks Now Shows Name of User or Group (ENCW-116564) - Fixed an issue where the Assigned To column on the Complete Milestone window for the required Tasks tab indicated a number instead of the name of the user or user group assigned to the task.

  • Loans Can Now be Created When Using a Template Where the Loan Template Set Name Included a Special Character (ENCW-114882) - Fixed an issue where loans were unable to be created if they were using a loan template with a loan template set that included a special character in the name of the template.

  • APR Fees Now Display When Persona Access to APR Fees Are Disabled (ENCW-119450) - Fixed an issue where users were unable to view whether a line item on the Fee Itemization was marked as an APR fee when they didn’t have access to select the indicator.

  • Adding a 4506C Request from a Template on Non-primary Borrower Pair Now Working (ENCW-117374) - Fixed an issue where adding a 4506C request from a template to a non-primary borrower pair resulted in an empty record being created on the primary borrower pair.

  • Documents For Disclosures Generated Through Desktop Interface Now Viewable (ENCW-119785) - Fixed an issue where users were unable to view documents through the Disclosure Tracking feature for disclosures created through the Encompass desktop interface.

  • Some Paid by Drop-down Fields on Adjustments and Other Details Window Updated (ENCW-118468, ENCW-108239) - Fixed an issue with the Closing Disclosure Page 3 where the Paid By fields in section L, lines 4-11, would not accept manual data entry.

  • Registration Date Field Now Populated When Loan Created Through Bid Tape Process (SEC-30103) - The Registration Date (TPO.X3) field is now populated when a loan is created through Bid Tape Process.

  • Task Template Modified Date Updated When Subtask is Changed (ENCS-25437) - Fixed an issue where the Modified Date on a task template was not updated when changes were made and saved on a subtask.

  • MERS Min Number No Longer Changing When Entered on ULDD/PDD Fannie Mae Form (ENCW-122374) - Fixed an issue where the last digits on the MERS Min number field (1051) would change when the number was entered on the ULDD/PDD Fannie Mae.

  • eFolder: Users Without Permission to Create a New Document Folder Name Can Now Search for Existing Document Folders to Add (DOCP-73132) - For eFolder users adding a new document folder in the Document Folders section, there was an issue where users without [persona] permission to create new document folder names could not search for existing document folders to add and they had to scroll through the list to find the folder instead. Now these users can start typing a document folder name and the document folders list will be filtered accordingly, making it easier to locate and select the document folder to add.

  • eFolder: Refresh Issue with Document Attachments Now Resolved (DOCP-73058) - When managing document attachments in a document folder, a refresh issue with the Current Version toggle has been resolved. When the toggle is changed from On to Off, the Received checkbox and the Received Date field for the related document attachment are now cleared as expected. When the Current Version toggle is changed from Off to On, the checkbox is selected and the date field is updated as expected. Previously, the Received checkbox and Received Date fields remained selected/populated until the user navigated away from the eFolder and then returned.

  • eFolder: Persona and Role Names that Include Hyphens Now Recognized by eFolder (DOCP-71302, DOCP-75221) - Some users experienced an issue with eFolder where Persona and Role names provided by the administrator in Encompass Settings were not being recognized by the eFolder if the name contained one or more hyphens ( – ). This issue has been resolved and the Persona and Role names that contain hyphens ( – ) are now recognized.

  • Issue with the Forms Menu and Custom Item Sets Resolved (ENCW-106243) - An issue with the Forms and Tools menus in the left navigation panel unexpectedly expanding when users were trying to expand the Custom Input Forms menu instead has been resolved. This issue occurred only in instances using custom Item Sets in custom loan left navigation menus.

  • Custom Category Information for Business Contacts Now Displayed as Expected (ENCW-119945) - Although custom category names and related contact information was defined for business contacts, when users attempted to select a contact from a custom category, the business contact fields displayed blank. The custom category contact information is now being recognized and displaying for business contacts in the Encompass web interface.

  • Duplicate Business Contacts Now Retained as Expected (ENCW-109527) - On the Business Contacts page, when a user selects a contact and then selects the Duplicate icon, the duplicated contact is now added to the contacts list and remains in the list as expected. Previously, the duplicated contact was added to the list, but when the user selected another contact or navigated to any other location on the page, the duplicated contact disappeared from the list.

  • Warehouse Bank Lookup on the Purchase Advice Tool Now Populated for Non-Admin Users (SEC-29574) - An issue occurred where no banks were displayed in the Warehouse Bank Lookup on the Purchase Advice tool when a non-admin user opened the loan. This issue has been resolved and the Warehouse Bank Lookup is now populated with the banks configured on the External Company Setup - Company Details Warehouse tab.

  • Banner Error Message Now Displayed When Days to Extend Field Blank in Extend Request (SEC-29640) - In previous versions of Encompass, an error message was not displayed when the Days to Extend field was blank on the Lock Request tool, and then an Extend Request was submitted. This issue has been resolved and a “Days to Extend can not be empty.” banner message is now displayed if the Days to Extend field is blank when submitting the request.
