Documents page (for loans)
Overview
This page is the same for settlement agents and lenders. However, the tasks available are different for settlement agents and lenders.
It contains a variety of information based on the loan and may include:
- gray status buttons that indicate that no action needs to be completed.
- green status buttons that indicate the task is complete.
- orange status buttons that indicate that the user has an action that needs to be done.
- blue status buttons that indicate that another party has an action that needs to be done.

Open the Documents page for a loan
- At the top of the navigation menu, select the Simplifile logo. The Loans: Pre-Close page opens in the right panel and the navigation menu highlights the Loans > Pre-Close item.
- In the navigation menu, select the Loans item.
- Open the Loan Information page that contains the document or documents you want. Do one of the following:
- Use the Search Loans field in the upper‑right corner to open the Loan Information page.
or - In the left navigation menu under Loans, select the loan status type (Pre‑Close, Post‑Close, or Archived) that you want. The loans for the selected loan type display in the right panel. Select the banner of the wanted loan. The Loan Information page opens in the right panel, the navigation menu changes, and Loan Info is highlighted.
- Use the Search Loans field in the upper‑right corner to open the Loan Information page.
- In the navigation menu, select the Documents item. The Documents page for the loan opens containing a table of documents associated with the loan.
Filter the documents in the Documents table
- Open the Documents page for a loan.
- In the toolbar, use the Search Documents filter field, and dropdown lists to filter the results in the table.
Add a placeholder document to a loan
- Open the Documents page for a loan.
- In the toolbar, select the Placeholder
button. The Create Document Placeholder window opens. - Enter the information in the Create Document Placeholder window.
- Select the Create
button. The Create Document Placeholder window closes and the placeholder document is added to the loan.
Add documents to a loan
- Open the Documents page for a loan.
- In the toolbar, select the Add Docs
button. The Add Documents window opens. - Select the Choose Files to Upload
button. The computer's file manager opens. - Using the computer's file manager, select the file to add and select the Open button. The file manager window closes and the selected document files are added to table in the Add Documents window.
- To add additional documents, repeat steps 3 and 4.
- Select the Upload
button. The Add Documents window closes and the documents are added to the loan.
Download the newest versions of the documents
- Open the Documents page for a loan.
- Mark the checkbox to the left of the loan or loans that you want to download the newest version of the documents.
- Select the Actions
dropdown button. A menu opens. - Select the Download Newest item. The information is generated in a PDF file. If your browser's set up allows it, the file thumbnail is displayed in the lower right corner.
Download all versions of the documents
- Open the Documents page for a loan.
- Mark the checkbox to the left of the loan or loans that you want to download all versions of the closing documents.
- Select the Actions
dropdown button. A menu opens. - Select the Download All Versions item. The information is generated in a PDF file. If your browser's set up allows it, the file thumbnail is displayed in the lower right corner.
Merge all electronic documents
- Open the Documents page for a loan.
- Mark the checkbox to the left of the loan or loans that you want to merge all electronic documents.
- Select the Actions
dropdown button. A menu opens. - Select the Merge All Electronic item.
Download only ink closing documents
Method 1
- Open the Documents page for a loan.
- Mark the checkbox to the left of the loan or loans that you want to download only ink closing documents.
- Select the Actions
dropdown button. A menu opens. - Select the Download Only Ink Closing Documents item. The information is generated in a PDF file. If your browser's set up allows it, the file thumbnail is displayed in the lower right corner.
Method 2
- Open the Documents page for a loan.
- Select the Closing Workflow tab. The right panel changes to display the closing workflow documents.
- At the right side of the loan in the Status column, select the Completed status button. A menu opens.
- Select the Download Only Ink Closing Documents item. The information is generated in a PDF file. If your browser's set up allows it, the file thumbnail is displayed in the lower right corner.
Merge documents to PDF
- Open the Documents page for a loan.
- Mark the checkbox to the left of the loan or loans that you want to merge to PDF documents.
- Select the Actions
dropdown button. A menu opens. - Select the Merge to PDF item. The information is generated in a PDF file. If your browser's set up allows it, the file thumbnail is displayed in the lower right corner.
Switch electronic signable documents to ink sign documents
- Open the Documents page for a loan.
- Mark the checkbox to the left of the loan or loans that you want to switch to ink sign.
- Select the Actions
dropdown button. A menu opens. - Select the Switch to Ink Sign item.
Edit document attributes
- Open the Documents page for a loan.
- Mark the checkbox to the left of the loan or loans that you want to edit the attachments.
- Select the Actions
dropdown button. A menu opens. - Select the Edit Document Attributes item.
In Documents page - Get eClose Streamlined Access Link
- Open the Documents page for a loan.
- Select the Actions
dropdown button. A menu opens. - Select the Get eClose Streamlined Access Link item. The link is copied to your clipboard. The link can be pasted into a browser or added to an email.
Download all the Closing Documents for a loan
- Open the Documents page for a loan.
- At the right side of the loan in the Status column, select the Complete status button. A menu opens.
- Select the Download All Closing Documents item. The information is generated in a PDF file. If your browser's set up allows it, the file thumbnail is displayed in the lower right corner.
