Updates and Enhancements in Version 22.3.0.4 (Broker Edition)

This section discusses the new features being introduced in this Encompass release.

Additional updates to Regulation Z annual threshold adjustments for 2023 Qualified Mortgages (QM) and HOEPA high cost loan thresholds were originally scheduled to be included in the Encompass 22.3 December Service Pack release. However, those figures have not yet been released by the CFPB. An additional release will be scheduled to provide the QM and HOEPA thresholds once they become available.

Update to the Encompass Client Machines

The Encompass 22.3 December Service Pack release includes the following updates, which will be applied to users' Encompass client machines (22.3.0.4). This client update can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply new releases to users’ computers automatically, users will receive this update upon their initial log in of Encompass following the release.

On November 30, 2022, the FHA announced the availability of new FHA County Limits for 2023. The URL for the 2023 FHA County Limits table is now provided in the Encompass Settings (and selected by default). Selecting the URL synchronizes this new table to apply the new limits to applicable loans in Encompass.

To Apply the 2023 FHA County Limits:

  1. On the menu bar, click Encompass, and then click Settings.

  2. On the left panel, click Tables and Fees, and then click FHA County Limits.

  3. In the HUD Web Site section, select the following radio button:

    https://apps.hud.gov/pub/chums/cy2023-forward-limits.txt [Jan 1 - Dec 31 2023]

  4. Click the Synchronize button. The updates are applied immediately for all users.

If you are utilizing the Encompass SDK to calculate the Loan Limit (field ID 3331), upgrading to the new SDK package for Encompass 22.3 December Service Pack is required or the Loan Limit may not be calculated correctly.

The FHFA Maximum Conforming Loan Limits for 2023, announced on November 29, 2022, have been incorporated into the Encompass Conventional County Limit tables. These changes will be effective on January 1, 2023. Encompass uses the Application Date (field ID 745) to determine the year to use when applying data from the Conventional County Limits table. If the Application Date is blank, Encompass uses the current date.

An issue was resolved that caused data not to be copied correctly for fields on the Request for Transcript of Tax input forms that were added or updated with the Encompass 22.3 November Service Pack release:

  • When copying data in fields that were added with the Encompass 22.3 November Service Pack release, the field data would not be copied. The destination fields remained blank.

  • When copying data from some fields that were updated with the Encompass 22.3 November Service Pack release, an Application Error message would display.

This issue affected data that was populated using icons in the table header on the Request for Transcript of Tax input form to copy data to or from the Request for Transcript of Tax (Classic) input form.

This issue has been resolved and data is now being copied correctly when you click the icons.
