Fixed Issues for Version 21.2.0.3 (Banker Edition)
This section describes the issues that have been fixed in this release.
This Encompass 21.2 Major Release Critical Patch 3 release includes an update to users' Encompass client machines (21.2.0.3).
Why we fixed these issues: These issue were fixed to improve usability and to help ensure Encompass is operating as expected. These issues were chosen to be fixed based on the severity of their impact to clients and client feedback.
Updates to the Encompass Client Machines
The Encompass 21.2 Major Release Critical Patch 3 release includes the following items, which are client-side updates that are applied to users' Encompass client machines. This client update can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply new releases to users’ computers automatically, users will receive this update upon their initial log in of Encompass following the release.
ATR/QM
If you are utilizing the Encompass SDK for this calculation, upgrading to the new SDK package for 21.2.0.3 is required to receive this update.
Updates have been made to the logic used to populate the Meets ATR/QM Standard, Does not meet ATR/QM, and Needs to be reviewed icons shown below in the Agency/GSE QM Available field (field ID QM.X380) on the ATR/QM Eligibility tab on the ATR/QM Management input form.
The Agency/GSE QM Available field is located on the Agency/GSE QM Available row in the Agency/GSE Qualified Mortgage column.
The following logic is now used to populate the Agency/GSE QM Available field (field ID QM.X380):

If the Application Date (field ID 745) for a loan is the same as or later than the Agency QM GSE Patch Expiration Date option selected in the Policies category in the Settings Manager in the Encompass Admin Tools, the Does not meet ATR/QM icon (red flag) is populated.

If the Application Date is earlier than the Agency QM GSE Patch Expiration Date option selected in the Encompass Admin Tools, the Meets ATR/QM Standard (green check mark) displays.

If the Application Date is blank, the Agency/GSE QM Available field is blank.

If the Loan Type (field ID 1172) is USDA-RD, FHA, VA, HELOC, Other, or blank, the Agency/GSE QM Available field is blank.
Single-closing construction-to-permanent loans with application dates prior to July 1, 2021 that meet the QM Patch (and do not meet Revised QM) are an exception to this rule and can be purchased or securitized on or before Feb. 28, 2022.
Migration
This new logic is not applied to any previously existing loans in Encompass after upgrading to Encompass 21.2.0.3.

Electronic Document Management
If you are utilizing the Encompass SDK for this process, upgrading to the new SDK package for 21.2.0.3 is required to receive this update.
An issue was resolved that caused one or more BrowserCore32.exe processes to continue running even after exiting Encompass if a user had closed a document before it had fully loaded in the new Cloud Viewer document viewer in the Encompass eFolder. These orphaned processes would continue running and consuming system resources, resulting in Encompass slowing and potentially freezing for some users. This issue has been resolved and Encompass users are no longer experiencing system resource issues under the scenario described above.

Encompass TPO Connect
Due to an issue with field NEWHUD.X770 being locked in the loan (the field is locked in a loan template and the template is applied to the loan), users in Encompass TPO Connect working on the loan received an ‘Unexpected Server Error’ when attempting to register the loan. This issue has been resolved and the issue with NEWHUD.X770 has been addressed.

Encompass Developer Connect
For loans using the new URLA forms, when v3 APIs are used to create a loan, the loan originator organization Street Address (field ID URLA.X188), Unit Type (field ID URLA.X189), and Unit # (field ID URLA.X190) are populated based on the settings configured in the Policies category in the Settings Manager tool in the Encompass Admin Tools. When Loan Officer is selected for the Interviewer Info Populated From option in the Settings Manager, the fields are populated with data from the loan officer’s organization. Previously, the information was populated from the file starter organization, regardless of the option selected in the Settings Manager.

When using v1 APIs to import data from AIQ into an Encompass loan file that is currently open (locked) by a user, the ReceiveBy and ReceiveDate properties are now being populated correctly when creating a document with a file attachment. Previously these fields where not being populated if an encompass user had the loan open during the import.
