New Features & Forms in Version 21.1.0.4 Server Patch 2 (Banker Edition)
This section discusses the new features being introduced in this Encompass release.
Update to the Encompass Server
(i.e., Server Patch 2) and Client Machines (21.1.0.4)
The Encompass 21.1 April Service Pack contains updates to users' Encompass client machines (21.1.0.4) and a Server Patch (server patch 2) that is applied to the Encompass Server. The new features described in this section requires updates to both the Encompass Server and the client machines. The Server Patch is applied to your Encompass Server automatically, while the client-side updates can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply new releases to users’ computers automatically, users will receive this update upon their initial log in of Encompass following the release. If you do not install the updates to the client machine, you will not be receive the complete functionality described here.
The new features listed below will not be fully implemented until both the Server Patch and the client-side updates are applied to your Encompass system.
ICE Mortgage Technology has developed an eClose solution to address the needs of lenders to better serve their borrowers, provide greater efficiencies, and increase their ROI. This new solution is now available with the Encompass 21.1 April Service Pack release.
As part of the Encompass eClose initiative, closing documents generated from the Encompass Docs Solution have been tagged for eSigning in earlier Encompass releases. All closing documents, except promissory notes and witnessed documents, have been reviewed and tagged for eSigning where applicable.
Starting in the Encompass 21.1 April Service Pack, the following Encompass eClose features are being introduced:

Expansion of Encompass Consumer Connect capabilities to enable review of ink signed forms and eSigning of closing documents from within the Encompass Consumer Connect portal.

Encompass integration with Simplifile has been established to enable Encompass users to send documents directly to settlement agents via Simplifile and facilitate collaboration with settlement agents. Note that Encompass users do not need access to Simplifile for this. All needed Simplifile features that a lender will need are visible from within Encompass.

Borrowers have a similar experience within one signing portal from the time of application through the closing. There is still a physical signing process for the note and witnessed documents, but the physical signing process has been reduced to a few minutes in most cases.

eConsent from the time of disclosure is carried over from when it is captured at the time of initial disclosures.

Supported electronic signer types have been expanded to include all of the primary Encompass users, third parties, and the designation of lender representatives. Encompass users assigned to one of these roles at the time the document is drawn will be the user who eSigns the document.
Encompass eClose will be further expanded to include eNotes, eVault, and MERS eRegistry. This functionality is targeted for the second half of 2021.
Please note that Encompass eClose features are not available in Encompass by default. If you are interested in enabling the Encompass eClose service in your Encompass instance, please contact your Encompass relationship manager.

A new Admin Tools > Settings Manager option is now provided to give the Encompass administrator the option to enable or disable the Web-based Encompass login screen that was introduced in Encompass 20.2.
To Manage the Web-based Login Screen:
- On your Windows task bar, click the Start menu or Start icon, navigate to the Ellie Mae Encompass program folder, and then click Admin Tools.
- Double-click Settings Manager.
- Select Client from the Category list.
- Double-click the Enable Web Login option, and then select False or True from the Value list.

If False (default value “out-of-the box”), the Web-based login screen is not used. The legacy login screen provided for Encompass versions prior to Encompass 20.2 is presented to users. (Note that if your Encompass system was using the Web-based login screen prior to upgrading to the Encompass 21.1 April Service Pack, this setting will be set to True after upgrading.)

If True, the Web-based login screen is used for users to log into Encompass.
When this option is changed from True to False, a warning message is provided to explain that users set up with Restricted Access will no longer be able to log into Encompass once the Web-based login screen is no longer being used. (These types of users must log in using Single Sign-On (SSO). The option to log in using SSO is provided on the Web-based login screen only.) Before continuing, the administrator should update the Login Access settings for these users to Full Access in order for them to log into Encompass using the legacy login screen. (This setting is configured on the Company/User Setup > Organization/Users > Organization Details screen to change this setting for all users in the organization or the Company/User Setup > Organization/Users > User Details screen for individual users.)

As we informed customers when the Web-based login screen was introduced in Encompass 20.2, this login experience leverages IP controls (exclusion lists and white lists) that enable you to closely control access to the application based on the IP address of the user for enhanced information security. This login experience requires customers that use the Encompass IP restrictions settings in Encompass Admin Tools to configure it with public IP addresses for their users (vs. private IP addresses). Encompass instances that are configured with private IP addresses may experience issues with the Web-based login experience if they do not update their setting to use public IP addresses.
