Fixed Issues for Version 20.2.0.4 Server Patch 2 (Broker Edition)
This section describes the issues that have been fixed in this release.
This Encompass 20.2 December Service Pack release includes updates to users' Encompass client machines (20.2.0.4) and a Server Patch (server patch 2) that is applied to the Encompass Server. For Encompass Broker Edition, the updates will be applied to the client machines only. The updates included in the Server Patch are applicable to features in Banker Edition only.
Why we fixed these issues: This issue was fixed to improve usability and to help ensure Encompass is operating as expected. This issue was chosen to be fixed based on the severity of its impact to clients and client feedback.
Updates to the Encompass Client Machines
The Encompass 20.2 December Service Pack release includes the following items, which are client-side updates that are applied to users' Encompass client machines. These client updates can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply new releases to users’ computers automatically, users will receive these updates upon their initial log in of Encompass following the release.
Encompass Forms and Tools
For loans using the new URLA forms, mortgage liabilities marked as Will be paid off are no longer included in the calculation for Credit Cards and Other Debts Paid Off (field ID URLA.X145). Previously these mortgage liabilities were being included in the Credit Cards and Other Debts Paid Off amount, which resulted in the calculation for the Total Due From Borrower(s) containing mortgage payoff amounts twice, potentially overstating the amount of money to close due from the borrower.
CBIZ-34312
An issue was resolved where the CD Baseline amounts were not updating for the Charges that Cannot Increase and Items that Cannot Decrease categories on the Fee Variance Worksheet when some Encompass users issued a revised Closing Disclosure with a valid Changed of Circumstance Reason. When this occurred, the Good Faith Fee Variance Violated alert did not clear in Encompass and the Encompass Compliance Service did not reset the Closing Disclosure baseline. This issue has been resolved and the updates are being made as expected.
CBIZ-33596
An issue was resolved that caused the Loan Limit (field ID 3331) to not populate as expected for a conventional loan on a subject property in Colonial Heights City, VA. This issue has been resolved and the field is now populated with the correct value.
Workaround Information:
The following workaround was provided for this production issue and is no longer required for Encompass 20.2.0.4 and later:

Click the Lock icon next to the Loan Limit field on the Section 35 HPML input form and select a value from the dropdown list.
CBIZ-33983
VA Loans
For VA loans, the calculation for Home Equity Remaining (field ID VASUMM.X111) on the VA Management input form’s Cash-Out Refinance tab now includes the outstanding balance of all liens on the subject property, regardless of the payoff status. Previously the outstanding balance of any subordinate mortgages on the property was not being included in the calculation.

Electronic Document Management
For a loan originated on an Encompass Consumer Connect websites, when a borrower uploads a requested document to the Encompass eFolder, Encompass now sends the email notification for the upload to the Encompass user who requested the document, rather than to the assigned loan officer.
This update applies to document requests and packages sent after updating to the Encompass 20.2 December Service Pack. It does not apply to documents upload by borrowers after updating to the Encompass 20.2 December Service Pack if the request or package was sent prior to the update.

Additional Fixed Issues
An issue was resolved that caused the following error message to display:
Error deserializing loan data
This error occurred when Encompass users attempted to open a loan file that contained the invalid characters shown below:

This issue has been resolved and loans files that contain these invalid characters can now be opened.
CBIZ-34664
The Buydown checkbox (field ID 425) in Encompass is now selected when importing a FNMA 3.2 file for a buydown loan into Encompass. Previously Encompass was not recognizing the FNMA 3.2 file buydown indicator.
CBIZ-33636
The Country Code (field ID ULDD.X27) used on the Fannie Mae and Freddie Mac tabs on the ULDD/PDD input form is now populated with US by default when importing a FNMA 3.2 file. Previously the Country Code was blank after importing a FNMA 3.2 loan file.
