Fixed Issues for Version 20.1.0.14 Server Patch 10 (Broker Edition)
This section describes the issues that have been fixed in this release.
This Encompass 20.1 September Service Pack release includes updates to users' Encompass client machines (20.1.0.14) and a Server Patch (server patch 10) that is applied to the Encompass Server.
Why we fixed these issues: This issue was fixed to improve usability and to help ensure Encompass is operating as expected. This issue was chosen to be fixed based on the severity of its impact to clients and client feedback.
Update to the Encompass Server (i.e., Server Patch 10)
Below are updates in the Server Patch that is applied to the Encompass Server. The Server Patch contains the relevant Encompass code that applies to the following fixed issues. The Server Patch included with this release will be applied to the Encompass Server automatically and cannot be controlled manually via the Encompass Version Manager tool.
Encompass Forms and Tools
An issue was resolved that caused a loan file imported from Encompass Consumer Connect to display a Loan Creation Date (field ID 2025) on the Borrower Summary – Origination and Borrower Summary – Processing input forms that is one day earlier than the actual creation date. This issue has been resolved and the correct Loan Creation date now displays.

Update to the Encompass Server
(i.e., Server Patch 10) and Client Machines (20.1.0.14)
The Encompass 20.1 September Service Pack release includes the following item. In order for this item to be fully integrated into your Encompass system, both the Server Patch and the client-side update provided with this release must be applied. The Server Patch included with this release is applied to the Encompass Server automatically and cannot be controlled manually via the Encompass Version Manager tool. The client-side update in this release can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply client-side updates to users’ computers automatically, users will receive the client-side updates upon their initial log in of Encompass following the release.
Again, the item listed below will not be fully implemented until both the Server Patch and the client-side updates are applied to your Encompass system.
Some users reported receiving a password synchronization error in different areas of Encompass (for example, when adding or editing a user profile in Encompass settings or when a user logs into Encompass and is then prompted to change their password before they can proceed). Encompass SDK users also experienced this issue at times when new user profiles were created or their passwords were updated.
The source of these errors was identified and addressed. The password synchronization error messages will no longer be presented to users.

Updates to the Encompass Client Machines
The Encompass 20.1 September Service Pack release includes the following items, which are client-side updates that are applied to users' Encompass client machines. These client updates can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply new releases to users’ computers automatically, users will receive these updates upon their initial log in of Encompass following the release.
Encompass Forms and Tools
For construction-only loans with the A (Half Loan) option selected for the Estimate Interest On dropdown list (field ID SYS.X6), the following updates have been made to the maximum monthly principal and interest payment amount in the Loan Terms on the Loan Estimate Page 1 (field ID LE1.X24) and in the AP Table on the Loan Estimate Page 2 and the Closing Disclosure Page 4 to comply with § 1026.37(b)(5) of the RegZ-TIL. The values in these fields are now calculated using the full loan amount (field ID 2). Previously the values were calculated using half the loan amount.

Calculation changes have been made to comply with a June 6, 2020 CFPB update regarding negative prepaid interest in the Total of Payments. The Borrower Amount Paid for prepaid interest (field ID NEWHUD2.X2158) displays on the Fee Details window for line 901 on the 2015 itemization input form. When the value in this field is zero or less, this amount is no longer excluded from the calculations for the following fields:

The migration logic described in the Updates to the VA Management Tool for VA IRRRL Recoupment entry in the Encompass 20.1 May Service Pack (20.1.0.6 Server Patch 5) release notes is now working as expected. For loans created prior to the 20.1.0.6 release, after upgrading to a version of Encompass later than the Encompass 20.1 May Service Pack (20.1.0.6 Server Patch 5) release, all checkboxes in the Closing Cost Recoupment section on the VA Management Tool are now selected by default for previously existing loans except for the Prepaids (field ID CD2.XSTF) and the Initial Escrow Payment at Closing (field ID CD2.XSTG), which reflect existing escrow calculation for the loan. This logic is also applied when creating a new data template or applying existing data template to a VA IRRL loan.

ATR/QM Calculations
The calculations for the three Max Total Pmt. fields (field IDs QM.X113, QM.X114, and QM.X117) and the Initial Max First P&I (field ID QM.X374) in the Monthly Payment – First Lien/Total section on the Qualification tab on the ATR/QM Management input form have been adjusted for the following scenarios:

When the loan is a second lien and the subject property is the primary residence for the primary borrower pair, the present housing expense (field ID 737) is excluded from the three Max Total Pmt. fields.

The calculations for the three Max Total Pmt. fields and the Initial Max First P&I, now use the occupancy type for the primary borrower pair. Previously the calculation used the occupancy type of the currently selected borrower pair.

The calculations for the three Max Total Pmt. fields and the Initial Max First P&I, now use the housing expenses for the primary borrower pair. Previously the calculation used the housing expenses for the currently selected borrower pair.
Migration
When updating to the Encompass 20.1 September Service Pack, existing values in the fields mentioned above will not be recalculated unless changes are made to the fields used in the calculations for the values.

The calculations for the Housing Ratio and the Total Debt Ratio for the Initial Rate, Fully Indexed Rate, and Max Rate During First 5 Years (field IDs QM.X375, QM.X115, QM.X118, QM.X376, QM.X116, and QM.X119) in the Monthly Payment – First Lien/Total section on the Qualification tab on the ATR/QM Management input form have been adjusted for the following scenarios:

When the loan is a second lien and the subject property is the primary residence for the primary borrower pair, the present housing expense (field ID 737) is excluded from the calculation for the six ratios mentioned above.

The calculation for the six ratios mentioned above now always uses the housing expenses for the primary borrower pair. Previously the calculation used the housing expenses for the currently selected borrower pair.
Migration
When updating to the Encompass 20.1 September Service Pack, existing values in the fields mentioned above will not be recalculated.
CBIZ-33016
An issue was resolved for loans using the new URLA 2020 input forms that caused the No Cash Out Refi checkbox to be selected for the Purpose of Loan (field ID 19) after importing a MISMO 3.4 loan file with a CashOut refinance type into Encompass. This issue has been resolved and the Cash-Out Refi selection now displays for the Purpose of Loan (field ID 19) after importing a MISMO 3.4 loan file with a CashOut refinance type.
CBIZ-32431
Miscellaneous Issues
An issue was resolved that prevented Encompass users from opening a loan file when an invalid special character had been populated to one of the loan file field. Typically, these characters were introduced via a loan file import or via APIs. This issue has been resolved and users can now open loan files that contain invalid special characters.

(Added on 9/9/2020)
An issue was resolved that caused an incorrect DTI value to be generated in a HMDA LAR export after selecting the second borrower pair and then saving the loan file. In this scenario, the HMDA LAR export would include the second borrower pair DTI (field ID HMDA.X36) instead of the option selected from the DTI dropdown list in the DTI Relied Upon Factors section in the HMDA Profiles settings (Encompass > Settings > Loan Setup > HMDA Profiles). This issue has been resolved and the value selected in the HMDA Profiles setting is now exported.
Workaround Information:
The following workaround was provided for this production issue and is no longer required for Encompass 20.1.0.14 and later.
- Manually change the DTI on the LAR or utilize the HMDA batch update tool on the impacted loans, which will save the loans on the first borrower pair.
