Fixed Issues for Version 20.1.0.12 Server Patch 9
This Encompass 20.1 July Service Pack release includes updates to users' Encompass client machines (20.1.0.12) and a Server Patch (server patch 9) that is applied to the Encompass Server.
Why we fixed these issues: This issue was fixed to improve usability and to help ensure Encompass is operating as expected. This issue was chosen to be fixed based on the severity of its impact to clients and client feedback.
Update to the Encompass Server (i.e., Server Patch 9)
Below are updates in the Server Patch that is applied to the Encompass Server. The Server Patch contains the relevant Encompass code that applies to the following fixed issues. The Server Patch included with this release will be applied to the Encompass Server automatically and cannot be controlled manually via the Encompass Version Manager tool.
Encompass Forms and Tools
An issue occurred where the Date/Time Fulfilled field data in the Disclosure Tracking record (field ID’s listed below) was not displaying in reports and in the Pipeline, even though the field is populated with data the Disclosure Tracking record.

This issue has been resolved so that the Date/Time Fulfilled field data in the Disclosure Tracking record is now provided in reports and the Pipeline. This enables users to report and monitor whether or not loans have been fulfilled without having to review each loan individually.

Encompass Settings
An issue occurred where certain users could no longer assign loan officers to loans (on the Milestone Worksheet) although they had the required access and permissions to do so. The Loan Officer field (and Lookup icon) were disabled (grayed-out) on the Milestone Worksheet, which prevented users from selecting a loan officer and assigning them to the loan. The cause of this issue was identified and this issue has been addressed. Users impacted by this issue can now assign loan officers to loans as expected.

Update to the Encompass Server
(i.e., Server Patch 9) and Client Machines (20.1.0.12)
The Encompass 20.1 July Service Pack release includes the following item. In order for this item to be fully integrated into your Encompass system, both the Server Patch and the client-side update provided with this release must be applied. The Server Patch included with this release is applied to the Encompass Server automatically and cannot be controlled manually via the Encompass Version Manager tool. The client-side update in this release can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply client-side updates to users’ computers automatically, users will receive the client-side updates upon their initial log in of Encompass following the release.
Again, the item listed below will not be fully implemented until both the Server Patch and the client-side updates are applied to your Encompass system.
FHA Loans
An issue was resolved that caused the FHA County Loan Limit (field ID MCAWPUR.X27) on the Prequalification tab on the FHA Management input form to not be populated with a value after importing a MISMO 3.4 file for an FHA loan into Encompass. This issue has been resolved and the FHA County Loan Limit now populates as expected when importing a MISMO 3.4 FHA loan file.

New URLA
For loans using the new URLA forms, the Purpose of Refinance (field ID URLA.X165) for a No Cash-Out Refi loan is now mapping correctly for DU purposes when importing a MISMO 3.4 loan file into Encompass. Previously the field value was being mapped in the XML file as a no cash out loan type. This resulted in a No cash out is no longer a valid refinance purpose error message when submitting the loan to Fannie Mae’s Desktop Underwriter (DU). This issue has been resolved and No Cash-Out Refi loans imported from a MISMO 3.4 file are now mapped correctly for DU purposes.

Encompass Settings
An issue occurred when adding fields to the Encompass Reporting Database. When adding fields, if you selected the Include in Audit Trail option for a field and then updated the Reporting Database, the field would be added to the Not Accessible Columns list in the Personas setting. The field was added to the settings for all personas (Company/User Setup > Personas > Pipeline tab) in the Not Accessible Columns section, which resulted in users not being able to access and add the field (column) to the Pipeline.
This issue has been resolved, and fields are no longer automatically added to the Not Accessible Columns section in this scenario. Fields will only be added to this section when the administrator manually adds a field as expected.

Updates to the Encompass Client Machines
The Encompass 20.1 July Service Pack release includes the following items, which are client-side updates that are applied to users' Encompass client machines. These client updates can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply new releases to users’ computers automatically, users will receive these updates upon their initial log in of Encompass following the release.
ARM Loans
The rounding logic used to populate rates in the Payment Schedule for ARM loans has been updated to adjust for scenarios where the Floor Basis (field ID ARM.FlrBasis) is set to Note Rate and the Margin + Indx (field ID 1827) is slightly greater than the Note Rate or Floor. Previously, the rate for some payments could be rounded lower than the floor rate in certain scenarios. For example, if the Note Rate was 6.010, and the rounding factor (field ID 1700) was 0.125, the rate would be rounded down to 6.00 (the nearest interval of .125) for some payments in the Payment Schedule. This issue has been resolved and the rounding logic now prevents the rate from being rounded lower than the floor basis.

For ARM loans using the 2010 GFE and HUD-1 forms, the rate increase that will occur even if market rates do not change (field ID 3296), which displays in the Introductory Rate section on the RegZ-TIL and closing RegZ input forms is now recalculating as expected when the Loan Info ARM Index (field ID 688) or Loan Info ARM Margin (field ID 689) value is changed. Previously, the amount was not adjusting, which resulted in an incorrect value being populated on the Introductory Rate Notice section of the Federal Truth in Lending Disclosure Statement output form.

HELOC Loans
For HELOC Loans with 365/365 selected for the Number of Days (field ID 1962), the Disbursement Date (field ID 2553) is now used when calculating the HELOC Initial Payment (field ID 5). Previously the calculation used the Closing Date (field ID 748). Typically, funds are not issued to the borrower until the loan disburses. This update ensures that lenders do not collect interest until funds are disbursed to the borrower.
Workaround Information:
The following workarounds were provided for this production issue and are no longer required for Encompass 20.1.0.12 and later:

Click the Lock icon for the HELOC Initial Payment (field ID 5) and reduce it based on the number of days between the Closing Date (field ID 748) and the Disbursement Date (field ID 2553) to ensure that an accurate interest amount was collected on the first payment.

Banker Edition customers were able to manage the payment amount with custom fields and Field Trigger business rules.
CBIZ-26220
When 0.00 is entered for the New HELOC Draw / Credit Limit (field ID 4489), the amount now copies to the HELOC Drawn Total field (field ID CASASRN.X167). Previously, when a value of 0.00 was entered for the New HELOC Draw / Credit Limit, the HELOC Drawn Total field would remain blank, with no value displaying. This would result in an error being returned from Freddie Mac’s Loan Product Advisor (LPA).
Migration
For loans created prior to updating to the Encompass 20.1 July Service Pack, the HELOC Drawn Total amount and related LTV/CLTV/HCLTV calculations are recalculated when the New HELOC Draw / Credit Limit equals 0.00.
Workaround Information:
The following workaround was provided for this production issue and is no longer required for Encompass 20.1.0.12 and later:

Click the Lock icon for the HELOC Drawn Total (field ID CASASRN.X167) and enter 0.00.
CBIZ-29831
The Lock icon for Subordinate financing field (field ID 140) on the 1003 Page 3 input form is now accessible for Piggyback HELOC loans that are not synchronizing data. Encompass users can now click the Lock icon to manually adjust the subordinate financing amount.

FHA Loans
The following changes have been made to the LDP/GSA section on the Tracking tab on the FHA Management input form to make the input form match the FHA Loan Transmittal output form:

The header name has been changed from LDP/GSA to LDP/SAM.

The name of the button on the far-right of the header bar has been changed from GSA Search to SAM Search.

The No checkboxes have been removed for the borrower and co-borrower.
The FHA Loan Transmittal output form was updated in December 2019 to change LDP/GSA to LDP/SAM and remove the No checkboxes.

VA Loans
An issue was resolved that caused the Recoupment Months (field ID VASUMM.X130) for VA refinance loans to round up to the next whole number even when the originally calculated value for the Recoupment Months was already a whole number. The Recoupment Months display in the Statutory Closing Cost Recoupment section on the Qualification tab of the VA Management input form.

New URLA
For loans using the new URLA input forms, Encompass no longer creates a blank Verification of Residence (VOR) entry when the Former Address Does Not Apply checkbox is selected for the borrower or co-borrower on the 1003 URLA Part 1. As part of this update, the old field IDs for these two checkboxes (field IDs FR0301 and FR0401) have been replaced with new field ID (field ID URLA.X265 and URLA.X266). These new checkboxes are enabled by default and are disabled when an Encompass user enters data in a Former Address section.
Workaround Information:
The following workaround was provided for this production issue and is no longer required for Encompass 20.1.0.12 and later:

CBIZ-30486
Electronic Document Management (EDM)
An issue was resolved that caused the following error message to display when some Encompass users opened a document on their computer and tried to use the Print to the eFolder option in the document’s Print menu.
This issue only affected Encompass users who have the SSO (single sign-on) login option enabled. The issue has been resolved and Encompass users with the SSO login option enabled can now print documents to the eFolder.
DOCP-11505
An issue was resolved that caused email notifications not to be sent as expected for loans originated in Encompass when a borrower did not access a document request, eDisclosure package, or pre-closing disclosure package by the specified date. This issue has been resolved and email notifications are now being sent as expected.
DOCP-10267
Encompass Settings
An issue was resolved that caused access to be restricted for the incorrect field on the Initial Escrow Account Setup pop-up window when a Persona Access to Fields business rules was applied to a field in this window. This issue resulted in access being restricted for the field with the next lowest field ID. For example, when a business rule was set up to restrict access to field ID HUD32, access would be restricted for field ID HUD31. This issue has been resolved and the business rules are now restricting the correct fields.
If you have previously created a business rule to compensate for this issue, you need to deactivate or delete the business rule to ensure that this update works correctly.
CBIZ-20765
When configuring settings for milestone templates, administrators experienced an issue with the Global Template Settings. Administrators could clear the checkbox for the Email Notification Preferences option so that users would no longer be notified via email when they were unassigned from a milestone, however, when they returned to this Global Template Settings window, the checkbox was selected again. This issue has been resolved so that this checkbox remains cleared as expected.
NICE-30354
An issue was resolved that resulted in a momentary recalculation of the MIP value for a loan when there was a Dynamic Data Management rule for line 902 (Mortgage Insurance Premium) on the 2015 Itemization input form. The MIP value was briefly recalculating as if the Calculate on Remaining Balance checkbox (field ID 1775) on the MIP/PMI/Guarantee Fee Calculation pop-up window was cleared. After the recalculation, the MIP would immediately revert to the correct value and the recalculation would not affect the loan file, but it could potentially trigger business rules based on changes in the MIP. This issue has been resolved and DDM rules for line 902 no longer trigger an MIP recalculation.

Miscellaneous Issues
An issue occurred for users when enabling the Global Search option in the Pipeline. When the user first enabled the Global Search option (i.e., turned the feature “On”), all the search filters that were already entered in any of the Pipeline search column headers were still applied upon enabling Global Search. If the user then disabled the Global Search option (i.e., turned the feature “Off”), then all the filters were cleared. This issue has been resolved so that the pre-set search filters are now cleared when the Global Search option is enabled. This allows for a new global loan search using the predefined columns. In addition, the Advanced Search button is now disabled (grayed out) when the Global Search option is enabled. This prevents users from adding their own custom search filters when using Global Search.
NICE-30082
For loans using the new URLA input forms, all three options for the rent/own status checkboxes for the borrower and co-borrower Current Address now display on the Encompass Pipeline when the checkboxes (field IDs FR0115 and FR0125) are added to a Pipeline view. Previously a blank value was displaying in place of the No Primary Housing Expenses option. This issue occurred because the four-character length for this field was not increased when the No Primary Housing Expenses option was added in a previous release of Encompass. The field lengths have now been adjusted to 25-characters and all three values will display in the Encompass Pipeline.
If field FR0115 or FR0215 was added to your Encompass Reporting Database prior to this update, your Encompass administrator must adjust the character length for fields in the Encompass database, or remove the fields from the database and then re-add them.

For loans using the new URLA forms, an issue was resolved that resulted in incorrect mapping for the No Primary Housing Expense option for the borrower Current Address on the 1003 URLA Part 1 when importing a loan file form a FNMA 3.0 or 3.2 loan file. Previously, after the import, the loan file BorrowerResidencyBasisType was stored in the XML file as "LivingRentFree", and the No Primary Housing Expense checkbox (field ID FR0115) would not be selected on the 1003 URLA Part 1 or the Verification of Residence (VOR) entry. Now the loan file BorrowerResidencyBasisType is stored as "NoPrimaryHousingExpense" in the XML file and the No Primary Housing Expense checkbox (field ID FR0115) is selected on the 1003 URLA Part 1 and the VOR.
